Well my first ever first-time homebuyer classes are finished (for now) and I feel that they were successful at getting some valuable information out there for first-timers. This is such a great time to buy your first home. I've asked a number of Realtors who have been in the business for over 30 years and they believe this is the best opportunity since they've been in real estate. This is a time when I wish I could be buying my first home. I mean look at all the bonuses: - $8000 tax credit (see previous post) - Rural development loan (see previous post) - A large inventory of houses on the market - Nearing historic low interest ratesIf you missed the class but would still like more information on any of the above I'd love to sit down and discuss these with you. You can contact me at trf...

Does the thought of buying you're first home leave you feeling overwhelmed or confused?  Well, help is on the way.  On Wednesday March 25 & Monday March 30 from 6:30 - 8:00 at the Chestnut Village Center in Greenville, Ohio, Leis Realty and National City Mortgage will be offering a free class for anyone wanting more information on the home buying process.   The timing for buying that first home could not be better with a large number of homes on the market, low interest rates, lower home prices, and of course the $8000 tax credit offered to first-time homebuyers.  Home ownership offers many advantages over renting.  It is a strong investment (yes, even now), and it comes with many tax advantages.  You also have control over your environment, pride of ownership, and independence.  Since ...

Have you been waiting to buy that first home? Are you ready to move up because your family is growing but don't think you can sell your current home? Why?Some reasons I've been hearing are:"Interest rates aren't changing enough for us to afford a house.""I don't have much of a down payment.""The timing isn't right.""Not a good time to try and sell our house to be able to move up"Well.....Interest rates are falling, yesterday (Jan. 13, 2008) there were rates in the Dayton area for as low as 4.50% for a 30 year fixed and even lower for 15 year loans. www.interest.comFHA loans often require less of a down payment, as low as 3% of the loan amount. The federal government is offering first time home buyers up to a $7500 tax credit to be paid back over a period of 15 years, interest free! Selle...

A blog with a question for consumers.A thought crossed my mind the other day after writing a blog article for first time home-buyers, would it be beneficial to offer a clinic or classes to people seeking more information on buying a home for the first time?  The clinic would feature:1.  Loan Officer         To explain the many different types of financing available, process for preapproval,  steps                                 to secure a mortgage, etc.2.  Real Estate Agent  To help them understand the search process, making offers, negotiating, relationships,                                 contracts, and a host of other things we do.3.  Home Inspector      Give information on what they cover in a home inspection and how important this can be                                 for their...

I meet many people who have been renting and are wondering when is the best time to start their search for a new home.  Here are some guidelines and things to think about before you begin.1.  Down Payment   -   Some lenders don't require one but it is advisable to save up at least 20% of the purchase                                price so you aren't required to carry PMI (Purchase Mortgage Insurance) which only adds to                                to your monthly payment.  There are programs where you can get financing for this through                                other sources.2 .  Pre-Approval    -   This I strongly recommend before beginning any home searches because this will give you a                                good idea of what you can afford.  It does not make any sense...

Purchasing a home for the first time can be an anxious time for most people.  A home typically will be the single most expensive purchase anyone will make in their lifetime.  Besides the obvious house payment, including taxes and interest,  many don't factor in any other costs associated with home ownership.  In the rest of this post I will try to outline the ones that usually come when writing an offer and going to contract.  1.  Earnest Money  -   Although this sometimes is not required, it is a good idea to submit an offer that includes                                earnest money.  Why you may ask?  For one, this shows the seller of the property you                               are serious enough about purchasing their property that you will put up money that would                 ...

I've been told in 1 John 2:15-17 not to love the world or anything in the world and if I do,  the love of the Father is not in me.   Worldliness begins in my heart and is visible in what occupies my time, energy, and possessions.  If I'm in this business simply to afford a larger house, the latest and greatest toys, or to show people how powerful and important I am, then I'm of the world.    I really like the last verse and should read it everyday or at least when I feel the urge to become more "worldly":  "The world and its desires pass away, but the man who does the will of God lives forever."  I will live forever with my creator and not with all my things.  My focus therefore should be on eternal life with my savior/ creator and spreading that wonderful news to others.  In my busines...
