  This week, I decided I was going to find my favorite landscaping job (that I might like to copy lol) in Hunter Pointe and do a picture post dedicated to it.  Well, here it is.  I absolutely love the bricking and what they did with the front yard.  I have no clue what they did to the back, but it probably looks great, as well.  Congrats to 1813 Cougar Circle ~ Yard of the Week!

I love this time of year ~ and I love a good, bright display of Christmas lights.  These 2 homes took a lot of time and effort into making their displays colorful and fun, much the way that Clark did in "National Lampoon's Christmas Vacation" (one of my all time favorite movies)!  I am so glad to get to share them with my friends here at ActiveRain.   Beautiful lights taken early on 12/12/2011 This was taken in early evening on 12/12/2011   Is the spirit alive in your community?  Share your Christmas lights on here, too!  Let's show our Christmas spirit here on ActiveRain!

The construction is underway on 1812 Caribou Circle   I love to go for walks around my neighborhood, Hunter Pointe, here in Altus and take photographs.  I also enjoy driving around Altus and all of Southwest Oklahoma and taking pictures there, as well.  I've decided to start documenting these escapades here on my AR blog.  I think the beauty and growth of Altus should be shared with the past, present, and future residents alike!  I hope you'll all enjoy it! The 1st of the series is highlighting the new homes being built in the subdivision of Hunter Pointe, which is on the north side of east Tamarack Rd in Altus.  There is going to be continued growth in our community for quite a while to come! This is a completely localized blog, of course :) Halloween is a really fun and festive occasion here in the Altus community and the city really comes together for it! From 5-8 PM tonight, there will be city-wide trick-or-treating, where the kiddies can go from door to door.  There will also be "trunk-or-treating" at the Altus Community Center on Falcon Rd (along with a FREE hotdog dinner) and also at a few different churches around town.  There will also be trick-or-treating from 6-8 PM on Altus Air Force Base, where your kiddies can go house to house and fill their bags/baskets with candy. All in all, you're bound to get a year's worth of candy here in Altus, Oklahoma tonight!  Come by my house, if you dare =)  We will have candy bars and tootsie rolls being handed out by a little bal...

I'd love to take a few moments here on this blog and introduce you all to wonderful Hunter Pointe in Altus, OK.  Hunter Pointe is conveniently located just west of Altus Air Force Base off east Tamarack Rd.  It is still considered to be a small addition (sub-division), but it is changing and growing, even as I write this blog.  Ok, I might not go that far since it's a Sunday night, but they are really expanding over here.  With the way that interest rates are historically low for buyers, now is THE time to buy a home... and what better way, than to buy a new (or almost new) home in Hunter Pointe! I am juggling the idea of sending out "Just Sold" postcards to the entire neighborhood in which I just sold the home.  I feel this would be a way to get it out there that I "sell" that particular neighborhood, Hunter Pointe, in which I also live.  I think I'm really just stumped now on what to put on the postcards.  I know for sure that I want to get the ones that are already marked with postage.  I found that there are 6 streets over here with 75 homes that are currently constructed, plus more that are in the process of being built.  Seems super feasible and inexpensive for this marketing! This is only the 1st step in my prospecting... Stay tuned for many more of my ideas and updates on what I am doing!

So, I have begun thinking it would be a good idea to dedicate a section to first-time home buyers here on my blog.  I know there are so many of you in my area of the country and it continues to grow in leads and bounds because of the Military members moving into Altus AFB. Before I begin showing homes to a first-time home buyer, I like for them to get a pre-qualification letter from a reputable lender.  (I'll discuss how to go about finding a lender you can depend on in a bit.)  The pre-qual just requires you to give very basic information, usually over the phone, to the lender in order to get a ballpark price of the home that you will be able to buy.  This helps you keep from seeing homes that you wouldn't be able to qualify for and, by looking in your price range, gives you a realisti...

Today, let's talk BAH (Basic Allowance for Housing) pay and how it affects a mortgage payment for our Military families.  Many families (and even single people) find it a better deal for them to buy than for all their BAH to go toward living on base.  As a Realtor here in Altus, I am seeing more and more Air Force families moving here turn to buying instead of renting or living in base housing.       For example, an E-5 (SSgt) at Altus AFB will get $822/mo for BAH.  For about $800/mo, you can purchase a home that costs $120,000 on 30 year mortgage with a 4.25% interest rate (I know that mortgages have been coming in lower lately, but this is just an example).  In Altus, that can get you a pretty great home! 1904 Tyler in Altus $108,000 Another example would an O-3 (Capt) at Altus AFB. ...
