Question: Interested in Investment properties
Hi I recently moved to the GTA. I am looking into investing into sfh, duplexes, triplexes and fourplexes. Question: We are having a custom house built in Toronto. We haven't selected a builder yet, but have plans via an architect. We were asked by our architect whether we would be concerned if the builders bidding for the project wanted to opt out of the Tarion new home warranty program.
Is Tarion not mandatory for all builders/new homes?

Question: If im the seller's agent and Im asked by the seller IN WRITING and all the buyers IN WRITING to disclose the terms of all the offers to all the buyers, AM I ALLOWED based on the Code of Ethics in Ontario or no?
In the listing agreement it is mentioned that the agent shall not dislose the terms of the offers but this line is CROSSED OUT by the seller and I accepted it and my buyer has no issue with disclosing of the offers prices.

I have 3 questions, I appreciate if anyone can help me with those...
1. If any of the fine printed clauses in Agreement of Purchase & Sale Form 100 is missing such as UFFI (22) or Insurance (14) or ...., is this agreement still valid if both parties sign?
2. in Buyer agency agreement under Dual Agency you will see "The Broker shall not disclose to the buyer the terms of any other offer", if the buyer cross this line out and initial it and the sales person also initial it, do you see any concern here? If both parties agree, in this situation do you see any concern?
3. In Listing agreement you will see "The Listing Brokerage shall not disclose to the buyer the terms of any other offer", if the seller cross this line out and initial it and the sales person also initial it, do you see any concern here?
