Do we have a chance in getting this home? This morning woke up and had started the day as usual, when was met with horrible news that my buyers offer, even though accepted, has now been cancelled. How you ask? Well, apparently when I took the call from the selling realtor yesterday, I was informed that the financing has fallen through on the previous buyers offer and that the home was now up for sale again. Immediately I contacted my buyers as this was the home they wanted, and we wrote up an offer and immediately sent it over to the selling Windsor Realtor. Later that night I received a call that the offer had been accepted, with the official signed offer being emailed to me. Woo hoo! Called my buying clients right away to tell them the good news. Real estate in Windsor is selling like hot cakes this 2013 summer. I have buyers all over the Windsor and Essex County area, that are looking to become first time home buyers, or move, and any home that they like and want to see, ends up being sold within a day or two it seems. I have now been telling my Windsor buyers of real estate that we need to see the home they like ASAP, not 3-5 days from now, because if the home is priced right, it is in a good location, and the home is in good condition, it will sell. A day in the life of a Windsor Realtor, or for any realtor across the world, most likely can not be summed up in one day because every day brings something new. It has been over a year now since I began my career as a real estate agent, first as a Toronto Realtor, now currently as a Windsor Realtor. And what I did on a daily basis in Toronto, is still different on what I do on a daily basis in Windsor and Essex County. One nice thing is the driving with living in Windsor compared to Toronto. It now doesn't take me an hour to meet a potential client, and another 30 minutes to actually to get into the house or condo (due to the fact there is absolutely no where to park in Toronto). Working with home buyers in Windsor is a lot different then when working with home buyers in Toronto. For one, they are much more loyal, it seems so far, from my brief experience as well as from talking with other Windsor Realtors. Just other day when sold one my listings on Brimley, the realtor for the buyer had told me he never had his clients sign a Buyers Agency Agreement. This shocked me because this was the one document that you were told to have signed before even showing a home buyer a home. When your a Realtor, you are always working. It's Canada Day weekend here in Windsor and no matter how much you'd like to turn off your phone and leave the computer off, it just doesn't happen. The neighborhood that is the hottest in Windsor may in fact not be the hottest upon further analysis. This was one of the first things I did when I moved to Windsor after talking with my real estate coach, find out which area is the hottest and target that market. So I did the usual, gathered all the sales in the last year and the average price of homes sold and there days on market and was able to see which area had the most homes sold throughout Windsor. Being born and raised in Windsor, Ontario, I never paid much attention to the real estate market until a couple of years ago when I decided I myself was going to become a Realtor and help others buy and sell homes. After spending a year in Toronto selling real estate there, I moved back to Windsor and continued my career as a Realtor. I am quickly learning that Windsor's real estate market is much different then the real estate market in Toronto. So it seems that I have now officially settled into my new (new again, being that I moved back into my old home in Windsor) home. Everything is now unpacked, have let everyone know that I am now living back in Windsor, and that I am continuing my career in the real estate industry.
