Shout Out To La-Z-Boy Furniture Store In Tualatin! Back in September of 2013, a month after we moved to our new home we decided that it was time to get some new furniture that suited the room better. Off to many furniture stores to peruse what they had, but we finally ended up in La-Z-Boy in Tualatin where we met a wonderful sales person Pamela Andrews. We dislike when we walk in to a place and the salepeople are pushy and don't listen to what you're looking for, and we found Pamela to be knowledgeable, friendly and helpful without being pesky. She schedule a time for her and Interior designer Gretchen High to come out to our home to see where the furniture was going to go and what we already had going and measured the room up for them to work up a design consultation. We met at the sto...

The Victoria Woods neighborhood in Tualatin, Oregon (pronounced Tu-AAH-La-Tin) is considered to be one of the premiere places to live with it's homes typically priced $500,000 and up with most of the  homes being larger in scale with 3,000 square feet and above. Located Off of Boones Ferry Rd. it's proximity to highway's I-5 and I-205 make it a commuter's dream. Does Your Portland Metro Home Need To Go On A Furniture Diet? I've been in and out of lots of homes as a Portland Metro real estate agent, and some of them are so packed with furniture that not only is it visibally distracting, but can be hard to maneuver around...especially when there is a group of us walking through previewing your home. When selling your Tualatin and Portland Metro home, a good rule of thumb is to remove as much "visible distraction" as possible leaving enough furniture to showcase your home, but yet leaving enough room to walk around. This can sometimes be hard to know, but if you're not using it on  daily basis, my recommendation would be to remove it from the room. Having too much furniture in a room will make your rooms look smaller than they actually are. I was ...

Be A Prepared Tualatin-Portland Metro First Time Home Buyer In A Competitive Market The other day I was showing a wonderful young couple a home that falls in the "first time homebuyer" price range in our area. They are looking for a three bedroom, two bathroom home in Tualatin, Tigard, Beaverton and Aloha up to $200K and with our current inventory, this is actually not an easy find! Currently in all of those areas, there are only ten homes on the market that are detached or townhomes that meet their criteria, and most are bank owned or short sales (not including homes in the short sale pending status).  This particular home was in great condition for a bank owned property and vacant, so there was no surprise when I pulled up to wait for my clients to see that there was already a couple ...

What Does Short Sale Pending Mean When Buying A Home In Tualatin And The Portland Metro Area? I often get inquiries on property that is in short sale pending status on homes for sale in Tualatin and the Portland Metro area. Why? Well, even though it has the word "pending" in the status, it will still show up under the "active" homes for sale...because technically it is. Often times, unless it states that the home is a short sale in the public remarks, it's hard for a buyer to even see this info. Often times in these cases I'll give the listing agent a call to see if the seller is accepting any back-up offers or if they already have any in place. A short sale pending is a home that even though the seller has excepted an offer, the bank still needs to sign off on excepting a shorter amount...

Tualatin Real Estate|How Much Home Can You Buy Up To $300,000 In Tualatin, Oregon I love Tualatin, Oregon and since I've lived there for five or so years, I know it well. For those wanting to live in this wonderful city, you'll find that there just might not be that many homes to choose from right now with our inventory in this price range sitting at 2.8 months. With the average sales price of $321,643, buying a home under $300,000 in Tualatin might not be as easy a buyer would like. There are currently only 40 homes to choose from with 24 of them detached and only 16 condo and townhomes with 24 of these in short sale pending status (which will show up as active). What does this mean for buyers looking in the price range? You'll need to be pretty aggressive with your offer should you fi...

Tualatin Fox Hill Neighborhood Homes For Sale Tualatin, Oregon (pronounced Tu-aah-la-tin) has several sections and neighborhoods but this post highlights the Fox Hill neighborhood. I will admit that I am partial to it as I had the pleasure of living there for several years and got to know several very nice people. I loved that this was the type of neighborhood that people got to know you and your family..and vice versa.  Fox Hill is tucked behind the Legacy Meridian Park Hospital and is bordered between Borland Rd. and Nyberg Ave. This neighborhood is an established neighborhood with most of the homes having been built in the mid to late 80's.  Sitting in a fantastic location for easy access to both I-5 and I-205, this Tualatin Fox Hill neighborhood has it all. Within minutes you can v...

How Will You Sell Your Tualatin Home? If you're thinking of selling your Tualatin home, using a full service REALTOR® to list your home is great, but not all full service REALTORS® are alike. Today, over 88% of buyers are searching online for their home. Your home not only needs to be online in all the areas that buyers are looking, but it needs to present in the best possible way when a buyer previews your home. Just placing a sign on your lawn and putting the home on the RMLS (regional multiple listing service) is not what this full service agent does. Here is just a sampling of my listing packet and how I will market your home to get it SOLD! 1.    Finding the right price: One of the important aspects of selling your home is being at the right price point. I will pull the active, p...

Slim Pickings for One Level Homes In Tualatin, Oregon One level, single level, one story..if you're looking for homes that have no stairs in Tualatin, Oregon (pronounce Tu-AAH-la-tin) you'll find that there are slim pickings out there! We are seeing the lowest inventory level since 2007 and  one level homes are really hard to come by.  I wish builders would build more one levels today as I've been getting more and more requests for them, but here in the Portland Metro area we have what's called the urban growth boundary (UGB). This was put into place to keep the rural areas intact and not have that urban sprawl of homes creep into it. This means that most newer properties are built UP on smaller lots, so not as many one level homes. We are seeing homes with masters on the main, so this ...

Tualatin Fox Hill Neighborhood Weekly Real Estate Report 5/14/12-5/20/12       This report will only reflect changes from 5/14 to 5/20 2012, so the changes after this will be reflected in next weeks report.  The current inventory/absorption rate in Tualatin according to the RMLS Market Trend Report is still sitting at 4.8 months, a little higher than 4.5 in the last report, so we've held steady staying under 5 months for quite a while now. Tualatin, Oregon..Home Of The Largest Hanging Basket In The World! One of my favorite pastimes is strolling through the many winding cedar paths at The Garden Corner in Tualatin, Oregon. The sound of the many fountains and the scent of all the plants and flowers in the air makes this thoroughly relaxing for me. Every spring, hubby and I go and get our passion baskets for our home. These are the very baskets that line the streets of Tualatin and Lake Oswego in the summer. So here I am meandering through the many annuals, passing by the Espresso Stand (complimentary) when I came upon this HUGE hanging basket! Not only huge but is THE largest free standing hanging basket in the world! Yep...and we have it right here in Tualatin. This puppy has a structure that's 16 feet high and 10 feet wi...
