Last night we got to experience watching a classic Philadelphia movie under the stars behind Easttown Library in Berwyn. Sponsored by the Berwyn Devon Business Association, this is just one of the many community events the association sponsors, it was well attended on a cool Summer evening with many people wearing coats and sweaters to ward off the breeze blowing across the field. It also gave us all the chance to see three planets lining up in a row just below the rising moon, thankfully I heard about that on NPR ealier in the week so knew to look for it and the view was perfect.I walked up from home, carrying my chair, enjoyed some FREE popcorn, chatted with people on the way, speaking to one lady about her 1838 brick home and her dismay that a neighboring home had just been torn down...

We had the pleasure of helping another buyer complete the purchase of their Tredyffrin Easttown home last week.Located just a few steps away from the Upper Main Line YMCA it is in a glorious quiet location, surrounded by million dollar homes. The original home has had additions and extensions added over time and sits on a flat piece of land. Currently it has 3 beds, but one room had been converted from two and will be changed back to a four bed home. We worked with these clients through a period where there is little to no inventory and homes are receiving multiple offers as soon as they enter the market. Our client had this to say about working with us.Nick and Trudy helped us (wife and I) find our house in the TE school district in 2018. Since they have lived/raised a family in the sa...

After being on the lookout for about 18 months our Tredyffrin Easttown Real Estate buyer was ready when 444 Chandlee Drive, Berwyn PA 19312 in Waynesbrooke East had a recent price reduction. She was educated, prepared and understood what it might take to win a bidding war. Today we settled and 444 Chandlee Drive in Berwyn PA 19312 has a new owner. It was a delight to work with the listing agent Kathie Bushey, who I have known for a long time as we worked through several home owners association responsibilities that arose from the home inspection and she was wonderful. As a home owner in the development she knew just the people to talk with to get things done. The home had several lovely features which made it attractive, a somewhat open floor planThe family room had a lovely gas fireplace...

At the beginning of the year I decided to develop a niche. I entered the phrase cautiously into Google and hovered over the enter key then closed my eyes and hit ENTER!The result Nick & Trudy Vandekar #2, on page 1 behind Realtor.comPhew, all that work since the beginning of the year has paid off. So let me check Tredyffrin Easttown Real Estate, same result. I then searched by each township alone, same result although a little different page position for each search. How did I do it. Consistently linking to my website in blog posts, using those terms in my blog posts which then feed through to my website. Making sure I update and make changes to and on the site regularly, posting videos to the site with the Terms used as tags.Updating pages on the site and making sure I am using those te...

With all the storms I was looking through some photos yesterday and it reminded me that it is Spring, and in a few weeks it will look beautiful and we will have forgotten all the snow. Usually our azaleas flower just before Mother's Day.And of course this time of year is when the tulip fields are floweringWish this was my garden, but I fear the deer would have a banquet with that choice.

Snow storms can be viewed as a frustration, days lost, work not accomplished, time lost.Alternatively, you can view them as an enforced time of reflection, time to take a deep breath, meditate, consider goals and strategies, relax and actually enter back into life refreshed and energized. You can also use it as a time to get some work done that often gets held up because of the every day busyness of life. Decluttering your home office, or your closet, calling prospects, etc.I did a combination of getting some work done and enjoying the time to read some books I have been meaning to get dug into.Whatever you made of the "storm" it is pretty to see it with the sun on it. This morning I could see how much snow we had from the top of our trellis and on the patio. The wind reduced some on the...

As we ran around today we realized Spring is just a few days away officially. It is very hard to believe when we have both a winter advisory and a winter storm warning issued. Note those terms both have "winter" in them. We are expecting snow for Tuesday and then another round on Wednesday. These later winter storms can be dramatic and coming in waves one after another, nearly everyone you talk to, has had enough. I also consider our comments whining as the weather is always worse north and east of us as you move up into New England with much higher snow totals. When people post photos of flowering shrubs from Florida I just cannot believe it.Hopefully this storm will be all bark and no bite and not as bad as forecast. This is a photo from a previous year around this time but not as late i...

A few years ago we shot this video with TJ from Delaware Valley Septic about three reasons why you should inspect your septic system before you list your Main Line home for sale. Many Main Line homes are on public water and sewer, but in some places like Penn Valley and Chester County have septic systems. A functioning septic system is a requirement for a mortgage. So before you list you want to know as much as possible so as not to run into problems with a sale.Price quote in the video may be outdated but the points made are not. Whether your home has stucco, septic system or well water we know the right contractors and inspectors to help you prepare your home for sale. Thinking of listing your home for sale contact Nick Vandekar, Tredyffrin Easttown Realtor, Selling The Main Line with ...

The Tredyffrin Easttown real estate market has been very low on inventory at all price points. Every home coming on the market is being marketed to take advantage of this. Homes are going under contract in hours. We had one client we had an appointment for this Friday evening and late afternoon, the home had only been listed in the morning, the listing agent called to say they had received two offers and the seller had accepted one of them so the appointment was cancelled.Well, I was out with another client Friday evening, they had missed a couple of homes not understanding the pace of the market. Yes, it was dark but they liked the home and we submitted an offer Saturday. The listing agent said the seller would get back to us after the open house on Sunday. We were out Sunday looking a...

Today is Sunday and it is Sunny.  I picked these roses up when I was at Produce Junction in Exton yesterday.  They  have a wonderful variety of flowers, fruit and vegetables and are great value. With the sunlight coming in being reflected off the snow outside they help us believe that spring is not that far away now the clocks went forward last night. We are waiting to hear if a client has got a home they submitted an offer on yesterday. Fingers crossed. Trudy just called me at the office to say our power is back. Eureka! We saw a tree firm going through our neighborhood and several township trucks earlier and heard the growling of big trucks as well over the hill. Then a little later, light and power, so now we can have hot water again. Thank you PECO, one and a half days earlier than you estimated, really appreciate the effort you have put in getting these smaller outages cleared up.  Thank goodness. Normal operations are now being resumed! Will be grilling this evening to cook what was defrosting slowly in our freezer. Anyone want to come for dinner? Hopefully, other smaller outages will get cleared up before the snow event tomorrow evening so people can at least prepare and get themselves ready for that. Winter is going out with a b...

Power - we all want power! But we don't truly appreciate it till it gets turned off.A storm came through Friday, the weather forecasters completely underplayed it for our area. First the snow was much heavier, in all senses of the word, more of it and heavy wet snow turning to ice. Then we had very high winds, they got that right, but with the snow, lots of trees, light poles, electricity poles went down. The storm started in our area on Friday at about 11.00 am. At 2.00 pm we lost power. Luckily we have a wood stove, so we are able to keep the house warm. And we thought it would not take long to get our power back. I was out Saturday showing homes, luckily only one of them was without power. There was a beautiful sunset following the storm on Saturday night. We were wrong about getting ...

I have several showings set up today with two different clients. Or at least I thought I did.Late last night I got an email cancelling one of them, under contract. Properties are selling fast and buyers need to be aware that they cannot dawdle and wait till the weekend to see properties if they want to be successful in obtaining a home.Hopefully the other showings will hold up and these clients will see something they like that does not have lots of offers...my joke to myself before I leave. We love to help clients be successful and make sure they are educated on the market they are entering so they can acheive their goals. I sat down with my friend and interior designer Deb Bettcher recently to discuss Design Trends in 2018. We had a lively discussion and although the video is a little longer than our usual videos time flew and I did not want to lose the impact.Who knew you needed three levels of lighting, and not to have all your furniture at the same height especially in open plan rooms. I do admit something went wrong towards the end in the editing and voice and picture got out of sync, you may not watch it to that point but I hope you enjoy and find it useful. Don't be afraid to reach out to Deborah. As she mentions you can start with a small project, see if working together is an enjoyable experience and then move on to larger projects. I've seen her work and recommend her to clients who have bought ...

The past few weeks I have had issues with my back, and one of my hips. I have spent some time visiting my chiropractor. As we get things aligned, something else seems to slide out. This morning I was in a lot of pain as I went to work out and realized, using the elliptical was not going to happen, so stepped over to the treadmill and chose some low settings I thought I would be able to complete. Ironically I was listening to an interview with a practitioner of movement. I need to study that a little more.Well after a shower, I called my chiropractor who saw me promptly and now I am hoping that things are aligned and will settle down as we have snow forecast for tomorrow night. Here is an interview I did with my chiropractor some time back, we are scheduled to shoot a new video as he has m...

Remember Kim's Game, where you have to remember the items on a tray then say what they are after a period of time. The game was based on a novel by Rudyard Kipling written and released in 1901. Played in India, Kim was being trained to be a spy, they made a movie in 1950 with Errol Flynn you can see the trailer to the original movie here, it was remade in 1984 as a TV movie which I found out when doing research, but little is mentioned about it other than it was very slow compared to the original 1950 movie.Anyway, when you start playing the game it is hard to remember what is on the tray. Likewise, most people will be hard pushed to remember everything they own in the case of a disaster. Make your life easier and make a video of your possessions so you have a home inventory, store it i...
