Welcome Back Readers!  Thanks for stopping by again, this week we will be learning about what Home Inspectors look at when inspecting Heat Pumps.  Matt Steger, with WIN Home Inspection will be telling us some more after the jump, don't forget that Matt is the man I call when my clients need to make sure they are purchasing a problem free home, you should call him too, 717-361-9467.  See you on the other side! ************************************************ In the prior week, we've discussed what a heat pump is, how it works, and what SEER means.  OK, so how does the home inspector inspect a heat pump? Since 60~62 degs F is the rule of thumb cutoff for running a heat pump in cool or heat mode, the inspector will typically operate the system in either heat or cool mode, but not both.  W...

Musser Park Lancaster, PA The city of Lancaster is divided into 15 neighborhoods with unique characteristics and many wonderful qualities which make each a great place to live. This is the third in my series and is focused on the Musser Park neighborhood of Lancaster City, PA. Musser Park is located in the northeast quadrant of the city. The park itself is called the "the 'jewel' of East Chestnut Street" in a March 18, 2008 article from the Lancaster Intelligencer Journal on the Lancaster Living website. This is a popular area for residents of this neighborhood and its beauty is clearly evident even on a cloudy and rainy day. Currently within this neighborhood, there are approximately 16 properties for sale, suitable for single family resident's. There is a wide variaton of properties...

Welcome Back Readers!   I wrote this article a little over a year ago and thought it would be worthwhile to refresh it and repost.  Why?  Well, here in Lancaster Pennsylvania we are in much better shape than many other areas, we do not have, and should not expect, a flood of foreclosures.  That being said, foreclosure is the reality many homeowners are currently facing and the majority of them do not understand the process. First and foremost, this article is not in any way considered to be, or offered as, legal advice.  I am not an attorney and all  homeowners with specific questions about the foreclosure process should consult with an attorney.  With that being said, I am going to lay out in simple terms just what to expect in the process.  Let's get started! So, you are behind on the...

Penn Square Grille Lancaster PaRecently while attending an event at the Fulton Theater in Downtown Lancaster Pa, my wife and I had the opportunity to visit what has become an old friend. The Penn Square Grille is located right on the square in beautiful downtown Lancaster Pa. It is in the Lancaster Convention Center, that is attached to the new Marriott hotel. We have been members of the Fulton Theater for years now and stay overnight, have dinner and make a mini vacation out of the weekends. It has been a while since we dined at the Penn Square Grille and why we waited to go back is beyond me. Our dinner and hotel stay were absolutely awesome in every detail. Menu choices for our group included the rib eye steak, grilled perfectly, you could cut it with a fork, Ahi tuna, grilled just r...

Lancaster Home Flip - chapter 2 Earlier, I described my passion for taking a property in need of updating and renovations and turning it into a modern, wonderful home. The current flip project we have been working on is coming along nicely. We are about 10 days to 2 weeks from being completely finished. This Lancaster Home Flip will then be placed on the market and will be listed by Cal Yoder - Your Lancaster, PA preferred realtor of Keller Williams Homes and Land Realty. The kitchen needs to have some finishing touches on it. The cabinet doors need to be hung, the grout completed on the floor and backsplash. The backsplash also needs to have the installation completed. This picture to the right helps you see the progress, along with an idea of the finishing touches still to be complet...

I don't often publish the testimonials I receive from clients (perhaps I should) but felt this one was too good to file away...permit me the luxury of promoting myself on my own blog!  This is from Brandon in Lancaster City, a first-time buyer who purchased a home on the west end this month: 1)    How did you meet Jeff?  Quickly describe how Jeff helped you make your buy/sell decision.•    After telling a friend I was interested in buying a home in the city, he told me to begin following Jeff on Twitter.  I appreciated his blog and tweets so I emailed him to discuss of the idea of finding a home for me in the city.  Jeff and I met for coffee and were under an agreement for a home within a week.•    Jeff understood the type of home I was looking for and suggested areas of the city to loo...

Social networking sites such as Facebook, Activerain, RealTown, Trulia Voices, etc. provide a myriad of ways to connect consumers and colleagues alike with real estate info.  Blogs have proliferated in the last few years, people are writing them reading them and commenting all over the internet.  These formats allows for a free and open exchange of info, sometimes a little too free and open as commenter's/authors occasionally forget that we, as Realtors, have numerous regulations and a Code of Ethics to abide by that covers all forms of communication, including "electronic" communication.  Read this excerpt from the 2010 National Associations of Realtors Code of Ethics: Article 15 REALTORS® shall not knowingly or recklessly make false or misleading statements about competitors, their bu...

Last Thursday Square One Coffee in Lancaster City, PA was home to the first breakfast Tweetup of the new year as a group of the Twitter faithful descended on the corner of Chestnut & Duke to enjoy hot drinks on a cold morning - 7am, to be exact. Everyone was in high spirits despite the winter weather and looking forward to the renewal of events after the holiday season hiatus.  Athough my co-leader Brenda "@Crazywidow" Boitsen was unable to attend due to illness (isn't THAT going around this year too...) she's already lined up Grand Central Bagel in Centerville for the next event, slated for 1/28.  I've booked the Brick House in Manheim for the 2/11 get-together.  A new year, new venues! Here's a list of the attendee's Twitter names: @mivillephoto@photole@karlogesner@lancasterhomes (you...
