I am sure by now you all know what happened in our school district yesterday. I am blessed that my own children are younger, and while my son goes to Middle School his involvement was limited to a minor inconvenience. And so yesterday was a surreal experience of watching video of my neighborhood plastered across the national news. Talking to friends and acquaintances who had been directly affected, and today we are praying for the full recovery of the victims, and all our children to have a safe, uneventful day at school. You have now seen our community from the helicopters flying overhead. I thought I would share a very helpful post from my broker, Paul Culley from RE/MAX Select Realty about about some of the election year rhetoric that has been going on about a "sales tax" on homes. He did a great job of explaining the issue and included places you can go for more information so I wanted to share it. It must be election time. Every so often the question regarding a 3.8% sales tax on home sales starting in 2013 comes up. Is it true? The answer is yes and no. If you are a resident of Murrysville, PA, own an older home, and are looking to take advantage of the great rates currently available to refinance your home, be aware that the Municipality of Murrysville requires all residents who are connected to the public sewer to have a dye test and camera inspection of their sanitary sewer lateral for illegal storm or surface water connections to the public sewer system.  This inspection is performed by the Franklin Township Municipal Sanitary Authority (FTMSA) at a cost of $350. While dye tests have been common for the sale of homes, this ordinance passed in September 2010 also requires homeowners to have the test done prior to a refinance. Franklin Regional School District which serves the Murrysville, Export and Delmont areas of Westmoreland County recently placed in the second highest level of educational achievement return on educational investment. The study done by the Center for American Progress attempted to detail the value school districts were getting in terms of student achievement in return for money spent. As the year comes to an end I thought it would be interesting to look at how home sales in Murrysville did this year and how they compared to the year before. In Murrysville in 2009... 197 homes were sold The majority ranged in price from $100,000 to $399,999 The median price was $191,450 The average price was $240,558   In Murrysville in 2008... 209 homes were sold The majority ranged from $120,000 to Over $500,000 The median price was $232,900 The average price was $262,398 It is good to see that from a volume standpoint there were only 12 less sales.
