There are three active listings for sale in Delaire Landing Condo Community

There are two : 1 BR units for sale price $99,900 - $107,000

There is one  : 2 BR unit for sale priced $169,900

There are three pending sales .These sales we will discuss when they go to settlement . Those of you that read my blogs know I will not discuss pending sales as that is what they are pending sales . There are contingencies that must be met . Until these  are met they are not considered sales . We will discuss them at later dates.

There have not been any settled sales in the month of January 2014.The horrid weather could have been a cause but I doubt it as the settled sales for January would have been from the months of November & December 2013. Come back next month and we will see where the sales have gone.

Delaire Landing is a gated riverfront community. It has beautiful grounds and many amenities. There are two pools that overlook the Delaware River opening Memorial Day Weekend. There is also a Recreation Center that hosts many a card game.There are is also a gym and many planned activities . There is a Seniors club,a Leisure Timers Club,Sienna Club ,Line dancers and Yoga just to name a few . There are also tennis courts and yes a tennis club . You will always have something to do at Delaire Landing if you choose to .

Delaire Landing also has a private bus service to Septa trains They will take you in the morning and drop you off in the evening .What a wonderful convenience as it is not easy to park at the train station . These buses also have a schedule for food shopping & Mall shopping The days and times are posted in the Delaire Landing newsletter . I do believe the shopping must be signed up for

Delaire Landing is a wonderful gated condo community . Located in the Torresdale section of Philadelphia Pennsylvania . It is close to shopping and waterfront eating .  It is also close to transportation . If you are thinking of condo living . Delaire Landing Condominiums may be right for you .There are many styles to choose from.

There is one : 1 BR Unit for sale priced $114,000

There are three : 2BR units for sale priced $129,000 - $186,900

There are two pending sales .We will discuss these sales when they have gone to final settlement. For those of you who read my blogs you know there are many things that may go wrong.There are contingencies in the agreement of sale that must be met. Just to name a few . If there is a mortgage the property must appraise . There is also a home inspection clause in the agreement of sale .If the buyer finds items that he wants repaired it now becomes a negotiation. Hopefully the buyer and seller can agree on these repairs and the property does not go back on the market .There are many other factor involved until final settlement that we have discussed in other posts and will discuss again next month.

There were two: 2 BR units sold priced $95,000 - $98,000

There was one short sale sold : 3BR unit sold $118,750

Average Settled Price to Original Price Ratio: 86.25%
Average Settled Price to Last List Price Ratio: 93.7%

Median Settled Price to Original Price Ratio: 88.1%
Median Settled Price to Last List Price Ratio: 93.91%

It is my professional opinion we are starting to see a slight increase in pricing this year Banks are lending to owner occupants in Delaire Landing  but are not so willing to lend to investors. For an investor cash is king.There have been several Short Sales and Bank foreclosures in Delaire Landing Condo Market  in the last several months. These sales have had an impact on values. There have also been investors rehabbing condo units and reselling them increasing values. Then we have the owners who have made many improvements to their condos and been able to sell them at a good value .The market has improved at Delaire Landing in 2013

Delaire Landing has many amenities. It is a gated waterfront community located in the Torresdale section of Philadelphia Pa .In the 19114 zip code .

Delaire Landing Condo has a free bus service that takes residents to and from the Septa Train service each day except on weekends. They also have a schedule for shopping.

Delaire Landing has a Club House with many activities,a gym,pool room, TV , showers ,outdoor pool overlooking the Delaware River,tennis courts,and an observation deck.  WAWA is across the road for your convenience and Maggies on the Waterfront  if you are looking for a nice meal and brew .

There are currently six active condos listed in the Delaire Landing section of the Trend MLS

There are two : 1 BR units priced $98,500 - $114,900

There are three : 2 BR units Priced $123,000 - $189,900

There is one : 3 BR unit priced $123,000

Average Settled Price to Original Price Ratio: 92.81%
Average Settled Price to Last List Price Ratio: 95.1%

Median Settled Price to Original Price Ratio: 94.05%
Median Settled Price to Last List Price Ratio: 95.19%

There are three pending sales .These sales we will not discuss until they go to the settlement table,deed is signed and keys are exchanged.There are many things that could go wrong . Financing could fall through. Buyers may not agree to the "Rules and Regulations " of the condo association. Home inspection negotiations could go sour.These are just some of the problems that could arise . Then again everything could be perfect. So we will wait and discuss these pending sales at a later date .

There have been four settled sales reported by Trend MLS in the month of November

There were four : 2BR  2Bath units priced $98,000 - $171,000

It is my opinion that the property values are starting to increase slightly in Delaire Landing Condominium Community . Listing the unit at fair market value is crucial. We are seeing out of the area agents coming in and listing units $20,000 higher then market value because they do not know the difference in the condo sections and their values .This only causes drastic price reductions and the seller ends up taking much less when their unit sells.

There are still smart investors buying in Delaire Landing. It seems that without cash it may become more difficult to purchase in Delaire Landing .This is something we will discuss at another time .

It is my professional opinion that Delaire Landing Condo Market Report for October 2013 in Philadelphia Pa  is a good one. Sale prices are increasing slowly. Condos are not staying on the market as long as they were if priced right . Banks are loosening up lending to owner occupied properties ;but not investors .There have been several smart cash investors buying in the Delaire Landing Condo Market in the last year. There has also been several short sales and bank foreclosures in the  Delaire Landing Community .

Delaire Landing is a gated condo community with many amenities. It is also a waterfront community.It has a bus service to trains and shopping .There are many planned activities and trips. There are also two pools overlooking the Delaware river . Tennis anyone? If you enjoy tennis !There are also tennis courts and a tennis club. A Rec Center with a Gym . Enjoy playing cards ? There are many games to be played . Delaire Landing is a wonderful place to live . Just ask anyone who lives at Delaire Landing Condo Community and they will tell you how much they love living there . If you are looking for a gated condo community now is the time to buy .Prices have been rising Experts are predicting a "condo boom"

These two sold sales : 2 BR units priced $93,000- $151,000

It is my professional opinion that we are on the verge of a "Condo Boom". In the past few years there were not that many people looking to buy condominiums. The banks were also not so happy to lend money on condos .I am seeing a change in both buyers looking to buy again in the condo market place  and banks starting to loosen up in lending practices . Hopefully this is a sign of revival for the condo market which did take a giant hit in value in the last several years . The investors and buyers who purchased may be happy in the returns they may reap . This is of course just speculations and not fact but time will tell . There are three :1BR  units for sale priced  $99,995- $134,900

There are three : 2BR  units for sale priced $112,500 - $159,900

There have been two sold settled sales where the deeds have been signed .

Both were sold : 2BR 2Bath Units priced $101,500- $144,000

 It is my professional opinion we are seeing more buyers in Delaire Landing condo Community . Properties are not sitting on the market if they are priced within reason. There have been many smart investors purchasing in Delaire Landing .Some of these investors have fixed up these units and resold the units . Some of the investors have held onto these units and rented these units out .Holding onto these condo units for better days is a wise move for these smart investors. The condo market may be on the rise again . It may not happen over-night but there is an article in Realtor magazine this month that is very interesting reading. Is the condo market going to boom again ? Well keep reading and we shall see . I will keep writing and you keep reading . It seems to me smart investors think so .

Delaire Landing Condo Sold Happy Buyers and Sellers Phila Pa .  Another sold condo in Delaire Landing Condo community.  Condo unit  44304 Delaire Landing Rd  a beautiful 2BR 2 bath sold .

It was a rainy day but everyone had smiling faces . The sellers are staying in the Delaire Landing Community .They were moving to a first floor unit from a third floor unit .The buyers were happy to get this lovely unit .Settlement went smoothly & quickly Delaire Landing a wonderful place to live .  Please call me I would love to sell your unit too.
