There have been two settled sales in the Rivers Bend Condo Community in Phila Pa.

There has been a sale in both an A and a B unit  -

Average Settled Price to Original Price Ratio: 92.08%
Average Settled Price to Last List Price Ratio: 93.59%
 

It is my professional opinion we are continuing to see a slight rise in pricing. Hopefully this upswing in value will continue. The members of this community take great pride in their homes I see  neighbors out cleaning up and planting flowers. Rivers Bend is a pet friendly community You will see many varieties of dogs being walked by their owners in Rivers Bend Condo Community.The owners also do clean up after their dogs . Rivers Bend Condo's has a spacious contemporary floor plan with a garage that  attracts many buyers to this condo development.  Rivers Bend is close to trains &  shopping .What more could you ask for.. Ask anyone who lives here they will tell you

There are four active listings available : Priced $109,500- $179,000  all are 2 BR 2BA  B Units (second floors)

There is one pending sale that we will discus when it does settle . There are appraisals and mortgage issues that must be met .

There has been one settled sale in the last two months it sold for : $85,000 it was also a B unit It was an investor alert  poor condition

If I go back four months in sales I find another sale that sold for $137,000 it was an A unit (first floor )

Average Settled Price to Original Price Ratio: 97.65%
Average Settled Price to Last List Price Ratio: 100.17%

It is my professional opinion we are seeing a higher listing price in Rivers Bend Condo Market in Phila Pa  in March 2013 . Will they sell for these prices ? We are seeing a slight increase in values but we are also still seeing short sales and foreclosures . There are quite a few investors who have purchased in Rivers Bend and are fixing these homes up. I can not say if they are going to rent these units out or sell them . These condos are wonderful rentals. Some units rents as much as $1200 a month + utilities . Rivers Bend Condos are spacious with a contemporary design .They have their own laundry 2 full baths and a garage . The best part is Rivers Bend Condos are pet friendly .You may have a dog in these units . It is very difficult to find a condo in NE Phila that allows dogs . You can also walk to Torresdale train station which is a real plus if you use the train for work . Shopping is also close by but you really do need a car for the large malls and super markets. It is also a walk away from the Delaware River where you can relax and watch the boats or just listen to sounds of the river.

There are two active condo units up for sale in Rivers Bend Condo Community both of these units are B units

The units for sale are each 2 BR 2 Bath units with Lofts and garage Priced $154,944 -$184,900

There are 2 pending units for sale an A unit and a B unit one should have settled but must have been postponed. This is why we wait to discuss these sales until they settle.

There have not been any sales that have settled in the last month .

It is my opinion that prices are slightly on the rise in Rivers Bend Condo Community. There have been some very low pending sales but they have not settled yet .When they go to settlement we will discuss them .The prices are still much lower then last year at his time. Rivers Bend is a very desirable condo community to live in. It is one of the only condo communities in Torresdale that are pet friendly and allow dogs.

It is walking distance to the Septa trains that will take you to Center City ,University City ,Trenton and NYC. It is walking distance to Holy Family College. Rivers Bend Condos have a wonderful contemporary spacious floor plan . Rivers Bend is a wonderful place to live ask anyone who lives there .They will tell you .

There is one pending sale that will be discussed when it does settle . It does seem like it was a fixer upper that will be fixed up and sold for a higher price . We will see .

There are two settled and sold properties both are A units .

Priced from $113,000 -$137,000

These units are getting between 89% and 92% of list value

It is my professional opinion that the prices have depreciated greatly in the last year. There are some new listings coming on the market at high prices . Investors have purchased and fixed up these condos.The question is will the buyers pay these inflated prices for these improvements .Perhaps they will . These condos have the contemporary design that buyers like.The other question is will they appraise . Will we see a rise in prices here in Rivers Bend ? Time will tell.

In my opinion Rivers Bend Condo Community is fighting to hold on to it's value. As with all the condos in the Torresdale area values have fallen .They are not yet FHA approved but the association is working hard to change that which will help with values. The REO's (bank foreclosures) and short sales have not helped with the appraised values in  sales. Rivers Bend Condos are still very desirable  with their contemporary design ,garages, location,and most of all they are pet friendly.

Rivers Bend Condo Damages from Hurricane Sandy in Phila Pa . The damages here were not as bad as other areas .We were very fortunate not to lose power. There is a piece of metal hanging and banging against the window that I have reported to Robert Wise  the Rivers Bend Condo association's management company . It is also right above the entrance door to the condo which scares me when I enter and exit the condo. I was told that someone would be by to fix it three days ago. In my opinion it is very dangerous to leave it hanging there. It could fall and hit someone .Hopefully not me or someone passing by. It could also break the window which I am surprised it has not already done so. It could also fly into the street and cause an accident . The flashing under the glass sliding doors has also become loose and is flapping and cold air is blowing into the condo unit.

Rivers Bend Condo Damages from Hurricane Sandy in Phila Pa has left debris ,part of fencing, siding and roof shingles laying about. I have been told the property manager has walked the grounds  of Rivers Bend Condo Community and is aware of all the damage. Let's get the damage fixed before it gets worse .

There are two pending sales both bank owned properties and we will discuss these when they settle .

There has been one sale in Rivers Bend. This sale was a B unit which is a second floor with a loft $117,000   This was a bank short sale .

 In my opinion Rivers Bend Condo Market values are showing decreasing values in the last two months.There have been several foreclosures and short sales . Will this hurt future sales time will tell. Rivers Bend is still a very desirable condo community to live in . It is very well maintained community  The units are spacious and it is a pet friendly community . I get calls from buyers asking about units for sale . I have a list of buyers waiting for units to come available. Interest rates are at an all time low . Now is  the time to buy .
