Real Estate Q. Buying a house for getaways in the Poconos PA and the fireplace was originally a woodburning fireplace that the owner converted to gas (propane). It is not vented so the inspector advised just not to use it and fall asleep or leave on for long periods. We would like to just remove the gas insert and make it woodburning again. Should we ask for some type of credit for doing this because to be safe we would either have to vent it or turn it back into woodburning?

Real Estate Q. I recently attempted to sell my commercial/residential building (commercial w/2 rentals) and found some sizable issues thru the inspection process. The buyer has since backed out. Would it be better to relist the property at a substantially lower cost, disclosing these issues or would it be better to make the repairs and possibly recoup the cost with a higher sale value? I really do not have the money ($30k) readily available to make the repairs but if I had some advice on whether a buyer is more likely to buy at a higher price that needs no repairs or a lower price that needs repairs it would help greatly.

Real Estate Q. Am purchasing a foreclosed house through auction co. rep for BAC. They have a 2,500 deposit on it. The closing date was set, and cancelled, without notification to me. This closing date was set for 3 days after the contract expired, without any addendum to extend sent. Can I request return of deposit, and cancel the sale?

Real Estate Q. I am the full-time live in caregiver for my mother with Parkinson's and dementia. We don't have a POA, and need a Reverse Mortgage asap to stay in our house. I don't want to get a guardianship because of the restrictions. My mother understands how an RM works and wants do do it. If her doctor will sign a letter saying that he believes she understands this do you know of any lenders that will accept it and let me handle the paperwork and signing?

Real Estate Q. Hi. we are buying a house for $21,000 cash in PA. they are chargeing us 12 months of taxes and 14 months of insurance. $3400 for taxes and 700 for insurance. all together for everything is $29,000. this seems high to me for paying in cash. Does this sounds right???

Real Estate Q. I have tried selling and giving away property that was left to me by my mother. It is a rundown house sitting on a good size piece of property in Donora, PA. First I tried selling it through a realtor; then I tried selling it for the payment of this year's taxes ($700). Then I tried giving it to a local church; contacted the county to give it to someone needing a home and willing to fix it. No luck with any of these. I live in MD. It is too costly to keep. I honestly don't know how to get rid of it. Any suggestions?

Real Estate Q. Hi, I'm broker/owner of a small independent RE firm. Don't laugh but we still keep paper files. I am looking for back office software to store files electronically. Any suggesstions on less expensive software would be appreciated. We are an office of 5 currently using Top Producer and Docusign. Real Estate Q. My wife and I would like to purchase a home that is currently in very good condition, and vacant. It has been vacant for over a year. The owner lives several hours away, is quite open to a friend of ours that keeps an eye on the house that he intends to sell it, but has given little indication of when he'll list it.
