THE REAL ESTATE AGENT YOU CHOOSE MATTER NOT COMPANY IN SUMTER SC          Because very few buyers and sellers in Sumter South Carolina really understand how Sumter SC Real estate agents operate, Some consumers think that the company makes the difference to selling your home Nar Reports shows that when it comes to buying or selling only 3%  of consumers choose  Real estate agent based on company. Another huge question that comes up over and over is: "How many agents do I need when listing and buying at the same time?" Should one agent represent you in both transactions? Or should you hire a buying agent in Sumter SC to help you buy and a Sumter SC Listing Agent to help you sell in Sumter SC? Before you can adequately weigh the two scenarios, let's look at what each of those job descrip...

Shaw Air force Base Real Estate Agents WHY USE AN AGENT         Real estate transactions involve one of the biggest financial investments most people experience in their lifetime. Transactions today usually exceed $100,000. If you had a $100,000 income tax problem, would you attempt to deal with it without the help of a CPA? If you had a $100,000 legal question, would you deal with it without the help of an attorney? Considering the small upside cost and the large downside risk, it would be crazy to consider a deal in real estate without the professional assistance of a real estate agent in Shaw AFB, especially one that knows Sumter South Carolina like no other. But if you're still not convinced of the value of a real estate agent, here are some more reasons to use one. If you are buyin...

In the United States, individual states follow either a judicial or non-judicial foreclosure process, typically depending upon whether they are a mortgage state or deed of trust state. However, you may safely assume that all states allow some form of judicial foreclosure process. We have highlighted below some important points to remember about each type of foreclosure. This is a general overview and in no way represents each process in its entirety. Judicial Foreclosure: The lender seeks to foreclose by filing a civil lawsuit against the borrower and serving the borrower with a formal summons and foreclosure complaint. The foreclosure process is handled through the local court sys...

Sumter County, SC Real Estate Market update for October 11, 2013   The Sumter SC Real Estate Market saw a large decrease in the median and average home price of properties that sold in the second week of October.  This is a result of only 4 properties being sold and most being lower priced properties.  It is normal in the cooler months to see more investment properties being sold to investors.  The number of homes put under contract for the week ending October 11, 2013 was 25 and this was an increase over the prior week with only 12 placed under contract.  While normal to see the median and average home price decrease during the slower months, this week was quite different from the norm.  While the Sumter SC real estate market is cooling, there appears that we may continue to out perfo...

Sumter County, SC Real Estate Market update for October 3, 2013   The Sumter County SC real estate market slowed during September 2013 with the number of solds being higher than the number of properties put under contract consistently throughout the month.  This week is not exception to that trend.  New listings spiked at the end of September which is very unusual as we are moving away from the PCS season for the military.   There were 12 homes put under contract during the week with 10 in the month of October.  Sumter Real Estate is cyclical and we have started to see the fall/winter cycle hold true, but Sumter sales are still out pacing prior years.         Week Ending October 4, 2013 October 2013 Month To Date Solds 20 11 Days On Market 169 138 New Listings 47 32 Median $137,500 $15...

Sumter SC real estate When real estate markets transition in Sumter SC real estate from seller's to buyer's markets, agents tend to put a lot more money and work into selling listings. However, I believe that employing strong marketing techniques  in Sumter SC real estate is just smart business, regardless. In seller's markets, good marketing can bring higher prices and, in buyer's markets, it could mean the difference between sold or expired. Good marketing might not sell your house in Sumter SC real estate, but it will make the phone ring. Because if buyers don't call, you won't sell.We are a full service Real Estate company in Sumter SC

Being A Local Real Estate broker in Sumter Sc.   I think knocking on the doors is a great strategy. Some agents will not agree with this. If it is part of an overall focus on a specific neighborhood.  I would come to the door with more than your business card.  If you have the time, I think some Sumter SC residents are interested in a CMA on  home values(not just the neighborhood).  What you would provide is clearly more accurate that people will find through other info sources. If you don't have time just a CMA of the neighborhood is fine also, but not as impactful.   I would also provide a referred list of providers for services in the area (a mini Angie's list) and maybe specials they are offering (eg 15% off).   I would not have it be in ad format - just a list with a note on the s...

How do you get your credit score up in Sumter SC? I would talk with a mortgage consultant in Sumter SC that can take a look at your specific situation and can advise on the weak spots.  Debt in my opinion, with an exception of mortgage debt, is bad.  Financial Peace University from Dave Ramsey is a great tool For Local Sumter Sc Residents.  It takes you through step by step what you should do financially, where ever you are on your financial walk.  Basic advice would be to make sure you are not late on payments, pay off debt systematically, and save for the rainy days.  Do not acquire new debt such as credit cards if you already have a few.  We really need more information about your situation to give good advice.  Is it that you have no credit, and just starting out?

I actually started out investigating how much energy can be saved by hanging out clothes on a clothes line.  And as I was digging, I wanted to look up the cost of a kWH of electricity from Black River Electric Cooperative.  The locally owned, power Cooperative that provide service to my Sumter, SC home.    While visiting their website, I saw a link for a service called “My Usage”.  I had seen this before, but had an issue signing up and forgot to return.  Well, I decided I would try again today.  With a prior bill in hand, I entered my account number and my meter number and set up a password.  Then boom, it was there right in front of me.  I could clearly tell when we had shut off the central air conditioning and opted to open the windows.  I could see the spikes in power when we are...

The Sumter, SC market has seen 65 homes sold in September 2013 and 52 homes put under contract.  The solds are still outpacing the pendings (or under contract) homes so I expect to see fewer closing in October 2013.  This is normal for the Sumter SC real estate market cycle.  Numbers may be lower until after the holidays, but every year things change up slightly to keep us on our toes.       Week Ending September 27, 2013 September 2013 Month To Date Solds 15 65 Days On Market 136 166 New Listings 47 128 Median $100,000 $140,000 Average $105,003 $141,666 Under Contract 17 52
