Well, what do YOU expect on a walk-through? I did a walk-through with one of my clients today on a new construction home.  Since I am NOT allowed to be present during the walk through with the builder, I scheduled a walk-through with my client today, the day before the walk-through with the builder.  This is clearly provided for in the contract, so I made the appointment and my client and I met at the sales office.  The builder's agent was there and sent us up to the house while he showed houses to a prospect. When we entered the house, it was clearly not ready for walk-through.  It still had not been cleaned and no power was on.  We pressed on, anyway, determined to get as much done as we could.  We looked closely at nicks and scratches, slight imperfections in the paint, and some oth...

A Lexington, SC, Neighborhood that Feels Like Home:  Fox Crossing My husband and I used to jog regularly around Lexington and West Columbia, and there is a neighborhood we used to jog frequently where we would always comment on the lovely homes, the diversity of architecture, the mature trees, the meticulous landscaping, the children playing, and the established community.  "We could live here someday," we would say as we jogged through. Well...someday arrived sooner than we expected, as a great deal came on the market in that neighborhood and my husband snapped it up quickly.  We love a bargain, and now we love calling Fox Crossing home. As far as convenience, Fox Crossing really can't be beat.  Located just on the way to Columbia from Lexington, you have your choice of I-20 or I-26 wi...

Top Ten Things You Need to Know When Buying a Foreclosure     Have financing in order. For Sale By Owner Makes Sense - Your West Columbia SC Real Estate Specialist There are many different reasons why property owners choose to go it alone when it comes to selling their home (FSBO). The most obvious reason is commission. The owner may not have enough equity in the property to pay a commission, especially in a down market. Some sellers would rather control who is entering their property, and some sellers feel that they know the property best and will be able to point out the assets better to prospective purchasers. Realtors have always looked at for sale by owner (FSBO) properties as possible future listings. How can one person possibly compete with thousands of realtors and the consolidated multiple listing services? There is no question that the system of having a central...
