During the month of May 2012 there were 38 new residential listings in and around the Black Hawk area. The total number of homes for sale was 117 compared to 106 last month.  13 homes have sold compared to 16 in April.

Rapid City, SD During the month of May 2012 there were 116 new residential listings in Rapid City. The total number of homes for sale was 362 as compared to 338 last month.  85 homes have sold compared to 71 in April.

Rapid City & Surrounding Area The average price of a single family home sold in the Rapid City area is $194,976 which is up from $168,215, with an average of 70 days on the market, down from 107 days this time last year. Sellers have been receiving 97.48% of current listing price which is down from 97.59% in May 2011.

Rapid City & Surrounding Area The average price of a single family home sold in the Rapid City area is $181,478 which is down from $189,758, with an average of 59 days on the market, down from 86 days this time last year. Sellers have been receiving 97.18% of current listing price which is up from 94.93% in April 2011.

Ah the lovely Spring real estate market!  With beautiful and uncommon warm temperatures in the Rapid City area, buyers have jumped off the fence (investors, even!) and have made for a busy first few months. In the single family department, we are about 100 homes down from the same time last year - but have sold just as many as last year.  We are really needing some ready to move into Rapid City homes that are priced right.  And they will sell.   Prices remain stable and have even inched upward! Sellers are enjoying a bit more of the driver's seat as mulitiple offers are getting thrown about and prices inch closer to asking price. Rapid City real estate market holding its own in January 2012. Usually, everyone is indoors.  It's cold outside.  January seems to me to be the coldest month of the year.  But this year, with unusually moderate temperatures, I think brought a great start to real estate in Rapid City! With the average single family home price up from $154,505 in January of 2011 to $195,903 in January this year, you can't complain about too much.  (Unless you are a buyer looking for a steal...) Except the inventory.  More good stuff is needed...especially in the $130,000 to $200,000 sweet spot.
