Raintree Forest Third Quarter 2013 Market Report Raintree Forest is finally seeing the same prices homeowners were used to seeing in the market's peak years of 2007 and 2008. Prices increased on average 11% compared to the same time in 2012. The number of transactions has not returned to the all time high in 2006 but then that was the year that Nissan moved their corporate headquarters to Franklin TN.     # Sales List Price Sales Price DOM 2012 14 $452,010 $445,958 77 2013 19 $501,692 $493,489 50 % Change 35% 11% 11% -35%   Days on the market are down from 77 days in 2012 to just 50 this year. Raintree Forest First Quarter 2013 Market Report Raintree Forest is showing remarkable activity this spring. The First Quarter was a little slow with only 1 Closing compared to 4 closings in the first quarter of 2012. But that was just the start of the 2013 market! At the time of this research, there were 3 pending sales and 5 Active Listings. Of the 5, 4 already had contingencies on them. That left only ONE listing available for purchase! Raintree Forest 3rd Quarter Market Report 2012 Raintree Forest  saw a nice increase in the number of homes sold AND their average sales price.   2011 2012 Percent Change # of Homes Sold 5 6 20% Average list Price $445,900 $480,783 8% Average Sales Price $431,700 $470,541 9% Days on the Market 91 45 -49% The increases in the sales price is slightly exaggerated because there were 2 larger sales in 2012 that accounted for part of the average price increase. By looking at the price sold per square foot ($/sqft) the numbers still went up by 3%. Much better than the falling prices we have experienced over the past few years.
