Raintree Forest First Quarter 2013 Market Report

Raintree Forest is showing remarkable activity this spring. The First Quarter was a little slow with only 1 Closing compared to 4 closings in the first quarter of 2012. But that was just the start of the 2013 market!

At the time of this research, there were 3 pending sales and 5 Active Listings. Of the 5, 4 already had contingencies on them. That left only ONE listing available for purchase!

The most current activity update shows 5 closings since April 1st, 2 Pendings and 2 Active Lisitngs. One of these has a contingency so there is still only One listing available for sale.

The Homes in Raintree Forest are not sitting on the market long. The 2012 Averages Days on the Market was 166. It is now closer to 30. With almost no inventory, that is sure to change too.

Raintree Forest is in the southern part of Brentwood and just minutes to Cool Springs. Ravenswood High School is at the end of Raintree Blvd and is easy walked to on the neighborhood trail system.

With Inventory at an all time low, homeowners considering a move in 2013 should be scurrying to get their homes ready for sale!

Raintree Forest presents the perfect picture of the 2012 Williamson County Real Estate market. Steady, or increasing sales, prices headed up and unusually low inventory.

There are currently 4 active listings with an average asking price of $532,448. With 17 sales in 2012, 4 listings is less than a 3 month supply of inventory.

Buyers stayed very active throughout the holidays this year and are still looking now. Those homeowners in the Raintree neighborhood who are thinking of selling should consider getting their home ready for market sooner, rather than later.

Raintree Forest is easily walking distance to Kenrose Elementary and Ravenwood High School. Granted it's a very cardio walk getting over the hill on the Walk/Bike trails.

3rd Quarter Market Report 2012

Raintree Forest  saw a nice increase in the number of homes sold AND their average sales price.

The increases in the sales price is slightly exaggerated because there were 2 larger sales in 2012 that accounted for part of the average price increase. By looking at the price sold per square foot ($/sqft) the numbers still went up by 3%. Much better than the falling prices we have experienced over the past few years.

Days on the market are down and the number of active listings is very low.

Raintree Forest currently has 5 homes coming up as Active Listings, but 2 of these have inspection contingencies on them. Leaving 3, or less than a 2 month supply of inventory.

If you are thinking of Selling your Raintree Forest home, now would be a good time to prepare it for market.

Spring 2012 Market News for Raintree Forest

Though the number of homes sold in Raintree Forest was down somewhat, the prices are returning to the increases that sellers have been accustomed to seeing. That's not surprising since this is a favorite neighborhood will its tree-lined streets, walking paths and swim complex.

The 6 Raintree Forest homes that sold in the first half of 2012 included a home with 5592 square feet that sold for over $500,000. We removed this sale to get a truer look at where the average houses were selling. There are currently 5 homes on the market and one Pending.

Thirteen homes sold in Raintree Forest in the past 12 months. That's just over 1/month. With those numbers, that means there is a 5 month supply of inventory. Anything under a 6 month supply of homes is considered a Seller's market.

It looks to us that Raintree Forest is turning the corner in the local Real Estate Market.

Raintree Forest 2011 Market Report

Raintree Forest sales were very consistent in 2011 compared to those of 2012. Prices were down, but no more than that of the area.

There was one Short Sale that pulled the average sales price down a little. Overall, the sales stayed strong in Raintree Forest.

There is one house pending and there are 5 homes listed as Active. Of the 5, 2 of the active listings have Financing Contingencies on them.

Raintree Forrest is a popular neighborhood for those relocating to Middle Tennessee. It has wonderful walk/bike trails throughout and a lovely Pool Playground complex. It's almost walking distance to the popular Ravenwood High and Kenrose Elementary Schools.
