Clarksville, TN Real Estate News

Can our children survive another move? Yes...   I am a military spouse; my husband retired in 1995...now with grown children. Our two girls were moved all over the United States, Germany & Korea. I was raised in a small community just outside Dayton, OH... where no one moved. I heard from friends & family that I would doom my children to failure if I continued to move them year after year. But to me I had no other choice; you see I married Steve who made the Army his career. To me keeping my family as normal & whole as possible was my only goal in life.  Worrried at times if my family was right... I did my best and I always keep each move with a positive thought: You can be who ever you want in the new school You will meet lots of new friends You will experience a different culture, si...

I read this book in a day and a half. I realized half way through it became my shack. To see God, to see Jesus, to see the Holy Spirit in this light made so much sense. To see the views of church, religion, how we burden ourselves with religious rules, the views of criminals, the views of those who hurt you and you hurting yourself by unforgiveness, seeing God with a sense of humor and joy. This book opens the heart and mind of the reader to a healing, even when you think you are just fine, like I did. It opened a flood of tears that were collected and changed my heart. People have been talking to me for over 4 months about getting the book. I just couldn't read the words of a man in pain due to the loss of his daughter. I wasn't ready to imagine it being my child. I do that when I rea...

The average cost of rehabilitating a seal after the Exxon Valdez Oil spill in Alaska was $80,000.00.  At a special ceremony, two of the most expensively saved animals were being released back into the wild amid cheers and applause from onlookers.  A minute later, in full view, a killer whale ate them both.  Still think you are having a Bad Day???? A woman came home to find her husband in the kitchen shaking frantically, almost in a dancing frenzy, with some kind of wire running from his waist towards the electric kettle.  Intending to jolt him away from the deadly current, she whacked him with a handy plank of wood, breaking his arm in two places.  Up to that moment, he had been happily listening to his Walkman. Are Ya OK Now? - No? Two animal rights defenders were protesting the cruel...

Working with Soldiers and their families is always a pleasure.  To recieve such kind words from them certainly humbles Pam and I.  That is what it is all about!  Thank you Roger and Jen in having the confidence and trust in Pam and I.  It was an honor and pleasure to serve your family.   Working with Tim and Pam was great.  They found exactly what we were looking for and stuck within our price range.  We chose a few houses we wanted to see and they added a few along the way that they thought we might like and within days of beginning to house hunt, we were able to make an offer.  We were pressed for time to close and Tim and Pam made it possible by getting things done.  They were genuinely focused on helping us 100% of the way.  It was great working with them and we couldn't have asked ...

They are men and women who, for many reasons, donned the uniform of our country to stand between freedom and tyranny; to take up the sword of justice in defense of the liberties we hold dear; to preserve peace and to calm the winds of war. Your mothers and fathers, your grandparents, your aunts and uncles, your neighbors, the shop owners in your community, your teachers, your favorite athlete, a Hollywood star, and your political leaders... each one could be a veteran. But as much as they may differ by gender, race, age, national origin, or profession, they share a common love for our great nation; a love great enough to put their very lives on the line, if need be, to guarantee the way of life we enjoy today, and to secure that way of life for tomorrow's generations. The title "veteran...

It has been a long year for lots of our military and their families and it is finally coming to an end. Many soldiers returned to Fort Campbell in the last week and many more continue to fly in every day. A lot of spouses had moved out of town to be with their extended families and they're returning to Clarksville and Ft. Campbell to reunite with their spouses returning from deployment. You can feel it in the streets, lots more traffic, lots more people, lots more excitement. We are happy to have our Guys back home! The local economy has picked up and the local housing market surely is feeling the speed increase. I took my girls to a birthday party today and it was wonderful: someone's father had returned a week ago, another one's spouse got back last night, another one is due to fly in...

Insure the vents on the outside of your house are all covered during the winter. Cut pieces of plywood or cardboard and place over open areas if necessary. Some newer homes have louvers which can be opened or closed. 2. Open cabinets doors under the sink in the kitchen and bathrooms to allow warm air to circulate to the pipes. 3. If you should leave on vacation or holiday, do not have your utilities disconnected or turned off. Leafe your thermostat set at least 55 degrees. 4. If you are scheduled to vacate the property during winter months, it is the tenant's responsibility to notify the rental office at least 24 hours before they are shut off. 5. Watch or listen to television weather forecasts. They will tell you when the temperatures are supposed to drop below freezing. Let your water...

Lets face it, change is scary! We like our systems, we try to set them up "just right" and follow them off a cliff. OK, nothing wrong with having certain systems in place to keep track of things, follow up on clients, remember what needs done and when, but on the other hand if all of us follow exactly the same systems, what sets us apart? I thing some things are better done outside of the systems. A little hand-written note, a personalized birthday card, actually listening to the client and taking little notes to remember what is important to them as you work together... offering connections and guidance to other related businesses like appraisals, inspections, re-financing, investing... If you will approach a seller or buyer, what will you be offering to them that will set you apart  f...

You get by giving. If you believe that, you must live it as well. I certainly do! It's my phylosophy, it's the main principle of my life! ... and I try to communicate it in everything I do! After all the business we're in is a customer service business - You give, before you receive! If we want our clients to return to us, to refer their friends and relatives to us, to remain loyal to us forever... we must give before getting anything in return. As great as the technology development has been in automating and making things easier to access, as a side effect it has reduced human contact and interaction. It is great to send out e-mails, mailouts, IM, voice mail... but there is nothing like the face to face contact. So, whenever you can, knock on a door, make a personal phone call, make a...

With the housing market in the tank, we've seen an increase of demand for rental units. At the same time we've seen an increase in the supply of the rental units. Because the sales have been slow, many homeowners have chosen the path of least resistance: Rent their homes. Their reasoning: at least, they will be able to collect some money to cover the mortgage payment, or most of it rather than wait for the sale, collect nothing, continue to make mortgage payments, and watch the price of their most valuable posession go down every week. However, this increase in the rental units points to another problem in the real estate market - hidden inventory. All these houses will come back in the market at the first sign of market condition improvements. As the market starts to hopefylly creep up...

The City of Clarksville will offer a yard debris pick-up October 20-December 1, 2008. Citizens are asked to put the items that they would like to have picked-up close to the road.  We all have clients / customers or they have neighbors that might be happy to have this information.  If there is anything that you or someone you know needs to get rid of please take advantage of this opportunity.  Free of charge, no questions asked.  They will pick up anything.  Many times we are trying our best to sell a house and the one next door has a front and back yard filled with debris.  Those owners probably don't want the junk anymore, but they just don't know how to get rid of all of it.  Simply walk over and tell them about this opportunity.  Send them a post card or put a flyer in their mailbox...

Clarksville, TN's Land Between The Lakes, in partnership with the "Friends of LBL," are thrilled to offer a presentation about bats.  Some good information to pass on to your clients/customers as well! Batty about Bats will be held Monday, November 10, at 6:30 p.m. in the Golden Pond Planetarium located inside the Golden Pond Visitor Center at Land Between The Lakes (LBL) National Recreation Area. Participants will learn amazing facts about bats and clear up myths surrounding bats. Did you know we would not have bananas, peaches, cashews, or even chocolate if it weren't for bat pollinators? We would have a lot more mosquitoes. Bats may be the least appreciated animals occurring in the Eastern United States, although as consumers of enormous numbers of insects, they rank among the most b...

Just heard over the wire that on top of the additional $300 billion that our esteemed leaders in congress are batting around right now, the Home Builders Association of America is lobbying hard for a separate $286 billion dollar stimulus package for the housing market (that is 586 Billion combined folks). In their plan they are asking for a 10% credit for homebuyers PLUS a government backed LOW FIXED RATE to help spur the market.  Now, anyone who has read my blog knows that I suggested a way to fix this mess would be to reduce the 30 Year Fixed rate to between 3 - 4.5% (depending on credit score) for a period of 180 days to stir the market.  As I stated then and will say again now, I am by no means an economist.  That said, I had to chuckle that this was mentioned on a National Broadcas...

CLARKSVILLE, TN REAL ESTATE The goal The goal of a home inspection is to give the client a much better understanding of the physical condition of the structure than would otherwise be known. To achieve this an inspector conducts a visual inspection of the home and its systems. Preliminaries  Typical homes take 2-3 hours to inspect. When the client arrives the inspector often presents a pre-inspection agreement to be signed followed by payment. A good inspector then gives the client an overview of the inspection process and invites the client to accompany him. Items covered Though the order may vary the inspector should at least visually inspect the following: interior (non-cosmetic) foundation / basement framing / structure roof / attic chimney kitchen / appliances / laundry bathrooms p...
