For the last several weeks, real estate sales(in Dyersburg area) have been going up in numbers of pending and closings. The sales numbers for Carousel Realty agents is up substantially from this time last year.  Last year our total sales numbers were $7,165,209 and currently our numbers stand at $4,020,890. If my projections hold, Carousel should sell about $9,000,000 this year. What is driving this numbers? Just over half the sales currently are either REO owned property or bank foreclosures. Also, rental property is starting to sell. Usually rental property is the last to recover after a slowdown. I have also noticed a high number of foreclosures and rental properties being sold to real estate agents. Many of these real estate agents are remodeling these "houses" and putting them back...

I have been extremely blessed.  I grew up in a wonderful home with two great parents and three wonderful sisters.  My father was a minister of a small church and also built houses and additions as a second job.  My dad had a ton of patience with me and always encouraged me to never say I couldn't do something, but to figure it out.  As a teenager, my father bought me all the woodworking tools I needed and a big stack of lumber and told me to build solid oak cabinets for the houses he was building.  This was great training.  This has been extremely valuable to me as an adult.  I am a much better husband, father, employee, and citizen because of this work ethic.  Thank you mom and dad.I have also had several mentors as an adult that have encouraged me to work in real estate.  My great fri...

I just completed a new post on my blogger platform about a new industry coming to Blytheville,Arkansas.This information was provided mainly by an article written by Mark Friedman in ArkansasBusiness.com. This new company will be locating at the old Blytheville Air Force Base. The company name is Aviation Repair Technologies and it will be a $20,000,000 air frame and engine repair facility. Just had to share this with all of you. God has been so good!Tonight we observed the Lord's Supper at church. It was done in a special way however. Our pastor asked all family members to sit together, and then he called us up one family at a time to observe. Before we took the bread and the fruit of the vine he let each one of us know how much he appreciated us. I was sad because my husband, our son and myself were standing up there but our 18 yr. old daughter chose to stay home so I just felt a little emptiness there. We sit back down in our pew and my 9 year old tells me he is ready to be saved. A few months ago, I wrote an article discussing the possibility of Tiptonville,Tn landing a new steel mill. Tiptonville is located about 18 miles north of Dyersburg,Tn. The Cates Landing site was one of four different locations being considered for this new steel mill. Unfortunately for Tiptonville, their site was not selected. The new steel mill will be built near Blytheville,Arkansas. Blytheville is about 45 miles west of Dyersburg(across the Mississippi River). There are several steel mills and related industries already in operation in that area. Many of the workers there choose to live in Dyersburg or just outside Dyersburg. A few days ago, I did a blog post about two fantastic deals on Dyersburg foreclosures. That post can be reviewed here. In that article I mentioned that one or both would sell fast. The house at 1598 Fort Hudson listed came out last Friday at a price of $129,000. I had done an earlier BPO on that house and that came in at $150,000.The listing agent and I discussed the full price offer that came in on Monday which was accepted. I suspect that an agent told their client what this house was worth and this client listened. This morning I was reading the local newspaper  and saw that Dyersburg was listed as one of the top cities to retire to. Several other news sources picked up this information and reported it. Among them were Fox Business News,Forbes.com and the senior Web Site Grand Times.This story was based on information derived from The Council for Community and Economic Research. They did a study across the country and selected Dyersburg as one of (6) best cities in the southeast to retire to if on a fixed income. I have been writing about the affordablity of homes and property here in the Dyersburg area. It seems that here lately the number of calls coming into my office for rental properties has skyrocketed! Normally we get anywhere from 6-8 rental calls a day. For the last few weeks the calls have at least tripled.What gives? Also, the number of walk-ins for rentals has really increased. There has been three (now 4) in my office today looking for rentals. Normally we might get 1 a week.One thing that disturbed me this morning was a guy came in looking for an apartment and told me one of my agents has his house listed. I told him to just stay there until his house sold and he told me he is moving out and letting the bank have it back. In my last post I pulled some data from my MLS concerning the Dyersburg real estate market and did a market report for the period from Jan 1, 2008-Feb 12, 2008. One of the last things I reported was on the "solds" sales price to list price ratio.In that report, I pulled out the "solds" that were foreclosures and just looked at the "normal solds". I was very surprised at the results. We had a couple of the properties sell at list price and a couple sell way under list price so those balance each other out. However, the average sales price to list price ratio(for entire group) came out to 93.5%.In my opinion that is indeed pretty good. Every 4-6 weeks, I pull data from the Dyersburg/Dyer County Board of Realtors MLS system and bring you my breakdown of activity for the Dyersburg real estate market area.•1.)    From January 1-February 12th, 2008 there were 31 single family homes that sold within our MLS! Boy it sure has been a great Saturday! I got up this morning and reviewed a few blog posts here on activerain. Then my family and I went to the park to walk and enjoy the sunshine. I just got off the phone with a client in Maryland who is considering a move to our area. She currently owns 3 rental homes here(that I sold her over the last 2 years). When she started buying here her plans were to move here.Jackie called today to tell me she has almost decided to move to Jackson,Tn instead. Dyersburg TN,38024The real estate market in Dyersburg is improving according to the latest numbers provided by the Dyersburg MLS. These numbers reflect the data for the city of Dyersburg only. In January of this year (08) there were 11 new sales verses new listings of 21 for a percentage sold of 52.38%.For the same period last year there were 15 new sales with new listings of 36 for a percentage sold of 41.67%. That reflects an improvement in sales with a decline in new listings(signs of improving market)Other improvements noted in our MLS data is(days on market). In January 2007 the DOM was 136 and for the same period in 2008 was 134.Still another improvement is the sales price/list price ratio.
