The other day I found the perfect house for some clients so we went to see it.  We could hardly believe that the pictures were even of the same house.  The seller's agent had a professional photographer come and take pictures.  What a great photographer!  The house looked nothing like the pictures. Beautiful, huh?  Not.  We were shocked. On the other hand, I have had a seller say to me that the pictures I took were awful.  I didn't say anything about the house was awful. You, as seller, play a big role in the answer to this question as well.  As a Realtor, I can give you the best information available and together we can try to figure out what the buyer will do.   That is often a puzzle.    A strong indicator is Days On The Market (DOM).  Different price ranges has different DOMs.  For instance, if your house is $10,000 it will probably sell the first day.  But if your house is over 1,000,000 then it might sit for a year or two.   For instance, let's say your house is in the $250,000-$300,000 range.  According to today's numbers there are 2.7 months worth of inventory on the market in that price...
