Homes for sale in 78704 zip code in South Austin had a fairly easy time finding buyers in 2012.  The number of homes sold was up 16%, and the length of time it took to sell dropped by a couple of weeks on average.  In fact, 64% of listings in neighborhoods like Bouldin, Travis Heights, South Lamar, Zilker and Barton Hills sold in less than 17 days.

  78704 is one of the hottest areas for Austin real estate.  There is a shortage of homes for sale and the median sales price of a 78704 home increased by 20% in 2012.  Updated vintage homes fly off the market and new construction is sprinkled throughout the neighborhoods, much of it being of modern architectural design. 

I was able to sell a Travis Heights pocket listing by word of mouth, without the benefit of MLS, in a matter of days.  The buyers are out there in force!

South Congress shops and restaurants buzz on the weekends along with food trailers and artisan markets on the sidewalks.  South Lamar is filling up with new apartment, condo and retail developments too, as Austin's urban core proves it's desirability. 

The median price of single family homes in South Austin 78704 was $398,000 in 2012 vs. $338,000 in 2011.  Homes sell for an average of 97% of list price, though 32% of South Austin homes sold at or above asking price in 2012.

With all the talk about an improved housing market, especially in Central Austin neighborhoods, I decided to take a look at the stats for always popular 78704--the neighborhoods of Travis Heights, Bouldin, Zilker and others farther south.  Even though I have witnessed first hand how quickly things are moving, I was a little surprised to find that out of 163 home sales in 78704 year to date through June 15, half sold in less than 17 days on the market.  I'm not sure I have ever seen such short marketing times.  Compared to West Austin, where 177 homes sold, half sold in less than 36 days.  That's pretty quick too but not as fast as South Austin.

As for prices, half of the South Austin 78704 homes sold for greater than $403,500. The average price per square foot of all South Austin homes was $247/ square foot. 98% of S. Austin home sales were over $200,000. Compare that to 99% of W. Austin home sales being over $300,000. 

Interestingly, 30% of home sales in 78704 were at or above full price, and another 20% sold within 2% of asking price.  That's amazing pricing power in South Austin neighborhoods.

"Foodie" Fridays in Austin

Well, Easter weekend has come and gone.  After all the entertaining and eating out plus preparing those large spreads for family and friends it’s time to kick back and try eating lighter!

My suggestions this week are low key.  Maybe a run...okay go ahead and walk around Town Lake and then make a stop at one of the many trailer parks where food is served!  Yes, you heard me right...one of the trailers serving up their specialties in South Austin.
