A new ordinance in Austin will require that homeowners have an energy efficiency audit performed prior to selling their homes (homes that are 10 years old or older).   Homeowners will be required to provide this report to any potential buyers for their property.     This is in additional to any currently provided Seller's Disclosure statements and any Building Inspection that a buyer might perform once under contract.    This audit will focus on the central heat/airconditioning systems, insulation, leakage thru doors & windows, the need for solar screens on windows, particularly west facing and other simple energy "wasters".   Basically, this new requirement is geared towards improving energy efficiency in homes in our area and thus helping to reduce utility needs and costs.  Specially ...

In case you don't normally read my blog, Ken Cook and I have been hosting a one-hour show called Twitter Tuesday every week since November at 11am Central (noon Eastern, 10am Mountain, 9am Pacific) on BlogTalkRadio.  We have a guest or two each time, and we talk about various social media topics and using them to grow your business.   Sometimes, we just riff on each other and use funny sound effects and music to make each other laugh.  It pretty much depends on our mood. I have four current clients who are going to be receiving the entire $8,000 tax credit offered to first-time homebuyers.  Surprisingly, I meet people every week who haven't even HEARD of this gift.  Yes, I consider it a gift, because it doesn't have to be paid back at all!  I decided to look for a comprehensive video to explain the ins and outs of this program, which is valid through the end of November 2009.  I found this one from the National Association of Home Builders which seems to cover all of the bases:   Coupled with exceptionally low interest rates and plenty of inventory to choose from, this tax credit is just one more reason to buy in the upcoming months.  Why not take advantage of this free money?

Last night we went to see Monty Python's Spamalot and had the best time. It was hilarious! I'm not a Monty Python follower and wasn't expecting it to be so good but it was. Here are some quick, easy and inexpensive ways to make your home greener. 1. Look for the Energy Star. The federal government has a program that rates the energy efficiency of products. Choosing these products may lead to a significant savings in energy and expenses. 2. Switch to CFL. Compact florescent light bulbs (CFL) use up to 75% less energy than incandescent bulbs. Replacing incandescent bulbs with CFL wherever possible will make a huge difference. Yes, I know they cost more but we replaced all of our bulbs and our electric bill went down $50 a month. It was well worth it. 3. Reduce the flow. Switching to low-flow or adjustable flow showerheads and low flow toilets will reduce the amount of water you use plus the cost of heating the water. Put fresh or silk flowers in principal rooms for a touch of color. Add a new shower curtain, fresh towels, and new guest soaps to every bath. Set out potpourri or fresh baked goods for a homey smell. Set the table with pretty dishes and candles. Buy a fresh doormat with a clever saying. Take one or two major pieces of furniture out of every room to create a sense of spaciousness. Put away kitchen appliances and personal bathroom items to give the illusion of more counter space. Lay a fire in the fireplace. Or put a basket of flowers there if it's not in use. Hold a yard sale to reduce the clutter in your home and get rid of items you don't want to move. Check with your city government to see if you need a permit or license. See if neighbors want to participate and have a "block" sale to attract more visitors. Advertise. Put an ad in free classified papers, and put up signs and balloons at major intersections and in stores near your home. Price items ahead and attach prices with removable stickers. "I will do it BEFORE I go back to school", my son promised as we looked at the once glittering tree lying forlornly in the yard. That conversation took place last December when (almost) everyone else in Austin was in the process of taking their tree to the Zilker Park recycling point under the Mopac Bridge and other places set up by the Parks Department to grind the trees into mulch. The conversation was repeated a couple of days before our son was scheduled to leave on January 9th and again I was told, "Don't worry about it, I have plenty of time and will take the tree to Zilker before I leave"! You already know where this is going and yes...our son made it back to school but the tree never made it to Zilker Park... I mention this only because I am constantly asked by all of my sellers...
