Market Timing -- Don't Follow the Herd!

Has there ever been a better time to buy in Central Texas?

It is quite ironic that people tend to purchase at the height of the market.  However, when market conditions turn and opportunities begin to favor the buyer more, people tend to hold back rather than buy when markets are more favorable.

Central Texas has been somewhat immune from the National housing market. After all, we did not have the crazy double digit increases in prices that have made other markets crash.  However, there is no doubt that the national situation has affected our local market.  Because of this, and several other factors, we are experiencing one of the best times in history to buy a new home.

So why is it such a great time to buy now?

First, interest rates are unbelievable.  This often equates into saving tens of thousands of dollars on a new home.  Why is this?  If you took out a $400,000 loan at 6%, (as was common a few months ago) your payments would be $2,398.  By lowering that rate to 5% (which is common now), you could buy $46,000 more home for the same payment.  In essence, you are saving $46,000 by capitalizing on the market before you now.

Secondly, 2007 was a great year for Central Texas sellers.  We now know where the height of the market was.  With this in our rear view mirror, buyers can look forward to a more competitive market by purchasing a home for less and taking advantage of builders incentives.  Couple this with the interest rate savings and the savings really pile up.

Lastly, the sky is not falling in Central Texas.  The local housing market continues to shine above most other markets.  Recently, Housing Predictor, which provides housing forecasts for 250 markets, ranked the Austin area sixth among the 10 Most Promising Housing Markets.  Factors considered include healthy regional economies and strong potential for increasing prosperity.

So why do people often follow the herd and purchase when the market is in full swing and interest rates are higher?  One reason is that people within the same market want to wait until it is a better time to sell their current home.  Well, shocking news here, it is never a great time to buy and sell in the same market.  However, there is one exception -- when interest rates are low.  Regardless of the market, the interest rate savings are there.  In my example above, you are still saving $46,000.  If you wait to sell your house for more, inevitably, the house you are purchasing will cost more.  If you are moving up, most likely the house you are purchasing will cost you more than the additional money you received for your current house.  If you are downsizing or moving down (and not paying cash), the interest rate savings might not be there for you.
