Today, my sellers and I closed on their beautiful Cypress home located on 1.18 acres. The first "offer" we received on it was more of an argument than an offer. The buyers agent (in a nice way--I should add)insisted we would NEVER get anywhere close to the list price. I had to laugh as I look back on that email "Cypress is not my area of expertise," she said, " so I may be missing the boat here. Frankly when I did the CMA, I could not come up with a value more than about (40K less than the list price)." Well, this agent did miss the boat. This home wasn't meant to be for her clients. In this diverse, acreage subdivision, you really cannot compare a home built in 1970, and another one built in 1988 with one built in 2000 (and built to last --extra foot on the slab, brick all sides, ...
