Located directly east of White Rock Lake, the community of Forest Hills in Dallas is well known for its large lots and stately homes. Tucked under a high canopy of trees on the crest of a ridge, Forest Hills is aptly named. Their voluntary HOA (Forest Hills Neighborhood Association) provides walking tours of homes. The Forest Hills Children's Network schedules play dates for preschool children and maintains a helpful list of respected babysitters in the area.

A search of NTREIS (North Texas Real Estate Information Systems) showed that there are currently 12 active properties for sale in Forest Hills. They've been on the market for an average of 128 days so far. The median listing price is $846,766 for a 4 bed/3 bath 4006 square foot home.

One Forest Hills property is currently pending sale. It was on the market for 153 days before it went under contract. This 3 bed/2 bath 2813 square foot home was listed at $599,900.

The report also showed a total of 14 Forest Hills homes were sold over the last three months. The average property was a 3 bed/2 bath 2425 square foot home that sold for $422,296 after 115 days on market. That was 97.2% of the original asking price of $434,421. However, it is interesting to note that a 2 bed/1 bath 1440 square foot property sold for 2.2% more than its listing price after just one day on the market. That shows how competitive the area is!
