I contemplated long and hard about this blog - if I really want to post it and ultimately show my vulnerability. But like all my blogs show, I am not afraid to admit that I'm a student and ardent learner of better real estate. Upon my blessings from my dear friends, they feel that this blog is honest. So, here it is: My dear friend, Jessica Bigger of Eureka, CA posted this question on another real estate forum, Sell with Soul: A Referral Agent Judged My Real Estate Ability By The Number of Listings I Have. I cannot help but to add to my two cents. Most of all, TO JESSICA: You are NOT alone. Openly to admit, if you study and track my record, I (just like Jessica) too, may not have sold as many homes as I would like. BUT this is certainly no evidence that I/ we do not know how to get the...

Are you thinking about selling your home? Does this housing market sends you chills just thinking about your intentions? Selling your home is a very huge decision that affects your entire family. During this time, you and your family will definitely be inconvenienced and you probably have to put your life on hold for a while - if you are serious in selling. So what should your next few steps be? You could interview one or two real estate experts in your area. Discuss your intentions and see what each person has to offer. Each of them will bring ideas and creativity to the table. For the most parts of America and in this economy, a carefully orchestrated strategy is needed in order to produce the outcome that you want: a sale. A well-organized, systematized real estate professional has ...

and looks like I needed it.  You see, I hate to wear socks, so any time I see shoes that might help me achive this goal, I buy.  My latest pair were some nice black sandals from Nordstrom's.  Can't wear socks with sandals and dressy enough for church so I was good to go.  On the way to the car, my 4, almost 5 year old states- "Daddy, why are you wearing mommy's shoes?" So, if you are in need of some lightly used, size 9 black sandals, connect with me and they are yours.

The Frisco Chamber of Commerce owns a beautiful building in downtown Frisco, built in 1922.  And that building could be yours.  It is listed by local agent great and City Councilman, Jeff Cheney.  This could be the perfect home for a business you want to open as Downtown Frisco really come alive. Hard to belive that Frisco, TX is now over 100 years old.  Wonder what the next 100 or 200 will bring us- what will our small City be like then?

Staff writer Ann Marie Shambaugh of the Frisco Enterprise wrote an article titled, Cyclist Thankful for City's Hike and Bike Trail Efforts.  Her article was a discussion of the 2002 Hike and Bicycle Master Plan that was just re-worked with input from us at the FCC. The Plan has been approved by the Parks and Recreation Board.  Next it goes to Planning and Zoning and then on to the Frisco City Council for a vote.  Boy, remember that School House Rock song, I'm just  Bill, I'm only a Bill and I'm sitting here on Capitol Hill.  This Hike and Bike plan is not one to stand at the top step and shout, WE DID IT!  But it is a start in the right direction.  This plan will mainly help us with our sidewalks and our greenbelt trails, and signs saying Share the Road on a section of City streets.  Do...

Important New FHA Guideline on Converting your Existing Home to Rental Buyers cannot purchase a home going FHA if they are going to rent out their current property and use the lease income to offset the mortgage payment- except for the following exceptions below.  I have enclosed information from the actual mortgage letter and have highlighted the most important parts: Recently, FHA and others in the mortgage industry have observed an increasing number of homeowners who have chosen to vacate their existing principal residence and purchase a new residence.  This has been occurring as some homeowners, given the rising price of fuel, are relocating to homes nearer their employment, or are taking advantage of other home buying opportunities arising in the marketplace.  Due to FHA's concern ...

Before I start my blog, I'd like to share a word of caution here. The advice that I am about to share is not conventional. I know that. However, it is tried and true based on my experience as a real estate agent who have served many newly weds and their real estate needs. If I were a newly wed and thinking about purchasing my first home, I would purchase a house based on one person's income. I would create a budget and live on that person's income. I would pay off debts or save the other person's income as much and as fast as I could. Again, I understand that this advice may work in a lower standard of living such as Texas and the mid-west. Perhaps if you are in Manhattan or California, this advice may not apply to you. I know that. Why My Unconventional Advice? When starting a new lif...
