Question: Hi we purchased a 2791 sf home in a sought after suburban neighborhood last year. We paid 225,000 for it - it was built in 97. My question we are in the process of replacing the roof (didnt have Ike damage - just replacing it). We are also putting in handscraped hardwoods in dining room and one of the family areas(den). We are also putting in tile in entranceway, laundry room, kitchen and breakfast area, new sink, and 2 months ago put in a new double oven. Oh and the back fence is being replaced. My question - in today's market what could we "expect" to ask for it. We are contemplating moving closer to my husband's work - (long commute). I know it would need to be appraised individually but with these improvements I was curious.

Question: I have a question that I may already know the answer to but would like to hear from others who are familiar with FHA loans so that I can truly consider the situation. Background information: I am in Houston and looking to buy an as-is home costing 69,900. My credit is not the best but will be well above 600 once my credit report catches up to the items that have been recently paid off ( in a month or so) and not to mention all the items that I'm paying off that will be on there once completed. In addition, I am working to pay off my car in the next six months and will have that reported so that the only real debt I would have will not be more 500 a month obviously not counting the mortgage. I have a job making 2440 monthly and I have already estimated taxes, repairs, etc. I have enough for a small deposit as well and was told about the 8000 credit which will come in handy. Question: The house that I want hasn't been on the market very long. It's in the location that I want, nice sized corner lot. I would like to start the process of getting into this house. Is it really imperative that I wait for these credit items to clear up to get the FHA loan assistance or is it enough that they are paid? They are the only two items on my credit at the moment that make my score as low as it is. The rest of what I am paying I will ask them to put on there to make it better, pad it a little bit. I read that it only has to be paid off before closing so can that be the case for my car? It will be paid off before the closing freeing up the extra money and the other items will be off too. I want to be in the house by November (long story but basically if not I'll have to move and stay with family further from work) and this is the house that I am most interested in. I think I may already know the answer but please let me know how FHA loans work (I've read a little but still need the help) so that I can have my house. Thank you.

Question: Help! In the purchase contract I am working on now, my buyer asked the seller to help him with $4000. The seller agreed and the contract was excecuted. After performing inspections my buyer asked the seller to reduce to sales price and an Amendment was excecuted. That was the only thing the Amendment addresses. Does this have any effect on anything else on the contract, specificaly the $4000. in assistance? Should I have written into the Amendment that the $4000. was still in effect? Question: I have been experiencing in texas that the listing agents on the property on the foreclosures are not submitting the contracts from the buyer agents. For example, I put in an over full price offer on a house and the agents said that they chose another contract. The home still said active on the internet so I called anonymously to inquire and they agent said the house was still available. I got someone in my family to go look at the house and make an offer and they agent said that the mortgage company said no. They offered the full list price as a cash offer and the listing agent came back and said no. My parents never filled out a contract therefore we do not think that they are even submitting the contract. Is this legal?

Question: Guys- I'm interested in investig. I would like to start by wholesaling. What is the best and most ethical way to address the issue of buyer/seller representation. When I meet with a seller and I inform them that I represent myself and cannot represent them, where does that leave them? Should I advise them to seek repressentation? Any one out there who can advise me would be greatly appriciated.
