Here is a foreclosure house that was purchased to flip. It was originally listed at $354,900, it was for sale 223 days, the price was slowly reduced and eventually it sold for $225,000. This had some of the key things to look for when purchasing to re-sale a home. No expenses were spared on this complete remodel. #1 Location! #2 Unique feature, such as the highly sought after Antique Chicago Brick     #3 The bare bones of the kitchen were fabulous with the Antique Chicago Brick alcove.  New appliances, countertops, backsplash, cabinets repainted, hardware, lighting and floors were all added.   #4 A great open floor plan with the kitchen and den together   Breakfast Room:      Dining Room: Formal Living Room: #5 His and Hers Master Bathrooms      #6 Large Bedrooms with lots of closet spa...

I love hearing about Fun Green things to do in Houston and was so excited when Elizabeth Cencini emailed a while back about a New Art Gallery opening up in town.  It's called Green House Gallery.  Her email was so amazing and I heard true passion and dedication in the words. Elizabeth mentioned that the artists wanted to have a place to showcase paintings and art that revolve around a diverse group of Green Topics as well as it being a place that is welcome to everyone and anyone that would like to learn more about how to help the enviroment, have a place to go visit and hang out as well as have a place that could be used for get togethers and fund raisers that is Green. " The Green House Gallery is a dynamic new artists’ collective, offering beautifully diverse paintings, hand made cer...

I'm a young agent in Houston, and being young may have a few disadvantages, but I think my technological savyness is an absolute advantage. However, are all of my gadgets and new age ideas too much for the average consumer?? I would never sacrifice "old-fashioned service" Nothing beats a hand written note over an email, even in 2008. Yet, is making myself that available at all times to whomever finds me on a search engine, taking away from my services that could be called Personable??I claim to be a New Age Agent... but with this comes the territory of New Age Clients. I want to be able to show my clients new technology and how it can improve our relationship and make things run smoother, But I don't want to push away people who just want good ole me and nothing else. I guess the point ...

I'm all for unique marketing & not much else. Be different. Be unusual, interesting & drive interest to your listings. Give a buyer a compelling reason to dig deeper. Be descriptive and use more effort!  I was cruising through our local mls today to find myself another investment property and I noticed some of the same boring phrases.... Soaring Ceilings Great Floor Plan Shows Like a Model Stunning Light & Bright Look, Soaring ceilings are thirteen, fourteen feet or higher. 10 foot ceilings Are VERY normal in newer homes. Great Floor Plan  Really? That's what every single listing in the neighborhood says! All bedrooms up with no formal is not a "Great" floor plan. Shows Like a Model. I doubt it. Models have furniture. Please don't use this ph...

Today's Texas home buyers are beginning their search online more than 90% of the time. Our local MLS, www.Har.com hosts more than 95% of all the area listings, almost 45,000 as of August 17, 2008. The MLS certainly has lots of resourceful goodies to help you navigate your way through the area listings, that's for sure. Have you wondered what all the different letters mean for status? A - Active, on the market. OP- Option Pending. A listing that is "under contract" and the buyer & seller have agreed to use the "Termination Option." During this time, (usually 10 days) the buyer will conduct inspections, check for termites and attempt to negotiate all repairs. The buyer also makes the decision whether or not to exercise their right to terminate which would allow the earnest money to be re...

Texas is known for having the biggest of the big. In Houston, that includes the airports and their acreage, which can bring in extra revenue. When you think of an airport, you think of airplanes, flight attendants, security lines, maybe some unique shopping opportunities - but, hay? These days big round bales and neatly stacked squares of hay can be seen from the roads at both George Bush Intercontinental Airport (IAH) and Ellington Field (EFD).   It started as part of an employee suggestion program with an idea to use the open land around IAH and EFD to grow and sell hay in order to generate revenue for the Houston Airport System (HAS). The employee who suggested the program is the airport system’s director, Richard Vacar, who also owns horses and knows quite a bit about buying and sel...

Austin based Whole Foods Market Inc. has announced it will trim the number of new stores it will open next year but says Houston plans won't be affected. The Austin-based health foods supermarket chain is planning to develop a 78,000-square-foot store at the southwest corner of Post Oak and San Felipe planned to open in 2010. Citing how its earnings were hampered by the costs associated with its $565 million acquisition of Wild Oats Markets, the slumping economy's effect on sales, the company says it will limit the number of new stores it opens next year to 15 and is suspending its dividend. However this announcement will not impact any of the company's plans in Houston.

Home prices in Houston Texas have held steady while the rest of the nation is seeing an over 7 percent decrease in home prices. In the 1st quarter of the year Houston Texas saw an increase in home prices of approximately 0.8 percent. The median home price is now 148,400. This is good news if you live in Houston.Although there is good news if you are a home owner in Houston, 0.8 percent is not much of an increase and if you purchased your house at the peak of the real estate market you can be sure that this slight increase has not had much affect in your home value. In fact even with the slight increase in home appreciation there are still many home owners who can not afford their mortgage and are falling into foreclosure. If you are from Houston Texas than you know the hard situation you...
