Top Five Homeowners Water Pollution SourcesThere are several areas where homeowners are creating a significant amount of water pollution. If we all pay attention to these specific sources and do what we can to minimize or eliminate these sources of water pollution this will go a long way towards improving the quality of neighborhood water and assist with conservation.  Here is the top five sources of homeowner water pollution in Katy TX and across the country: Storm Drain garbage/clutter - Any type of paper, garbage, plastic bags,clutter dumped into the street ends up in the neighborhood storm drains. This stuff also clogs the drain and puts pollutants into the water supply. Another byproduct of this stuff is as the drain becomes clogged a flood area could be created when a flash rain storm arrives. . Household Hazardous Waste products - Any product with terms on its label such as poison, warning, corrosive, caution is definitely a household hazardous waste product. Some people dump this stuff in the water supply by not thinking. Proper disposal is the key. Yard Debris - Fertilizers, pesticides, grass clippings and leaves are part of yard debris. These pollutant sources should not be put into the street where they end up flowing into the storm drains and eventually into the water supply. A homeowner can take preventive measures such not over watering their yards, using the correct amount of fertilizer and by bagging all lawn waste. Septic Systems which are not properly maintained - Homes not connected to any type of municipal sewer system treat their sewage on site via septic system.  There are some simple steps which can be taken to keep a septic system running properly including pumping it out on  a regular basis, avoid using the septic system as a garbage disposal alternative and regularly checking for system problems. Following a scheduled maintenance program by employing a professional will keep the system running without major issues. Motor Oil and Cooking Oil - Motor oil and any other auto fluid which leaks on to your driveway ends up eventually in the water system. After entering the water system these fluids can seriously damage fish and other wildlife. Proper disposal is critical with these fluids. Flushing grease , cooking oil or fat down the kitchen drain is a major factor in creating plumbing blockages in your home and in the street. Consider putting these oils into containers and and placing this sealed packed into the garbage. Water is a very scarce and valuable resource and all of us should be cognizant of things we all can do to conserve water and protect our local water systems. Thinking about all of the above listed items and taking positive actions can go a long way towards doing our own part to protect this very valuable resource. What is a Pocket Listing I keep Hearing about Mr. Katy TX Realtor This is an excellent and timely question for consumers to ask these days. The Pocket listing or Off-Mls listing is a situation which seems to have occurred with higher frequency the last couple of years in Katy and the whole Houston market place. This phenomenon is the result of lower levels of inventory of available homes being the norm across many neighborhoods throughout the whole Houston market place. Bidding wars sometimes break out due to these low inventory levels and high home buyer demand.  A Pocket Listing or Off-Mls listing is a situation where a Realtor or agent represents the actual property or home but does not enter it into the local or Houston Association of Realtors (HAR) MLS system. The Realtor  should have the agreement of the homeowner before this Pocket listing is established. Hopefully this is the case. This situation might not be a big deal in many parts of this country but in Katy and Houston area it is a huge deal in any area where low levels of inventory of homes exists. .  It is my understanding HAR or HAR.com has over 3 million visitors in any given month. This is a huge number of visits. A Realtor is the only individual who can list a home in the HAR MLS system. If a home is not listed on the MLS system then this home is missing the opportunity to potentially be viewed by a large number of buyers.  All good Realtors want to have their own listing be viewed by the largest possible audience of buyers. A Pocket Listing does not accomplish this at all. I believe Realtors who do these types of listings are marketing the home to their circle of clients, friends, other Realtors in their Brokerage firm, etc. I really do not understand the reasoning behind doing this type of deal and I question whether the Realtor is following their fiduciary responsibility to their client in a proper fashion when engaging in this type of deal.  A much smaller universe of potential buyers are seeing the marketing efforts than a home listed in HAR MLS system.   I personally do not believe this concept is a good idea for the home owners. Houston Texas Summer Boat Show | NRG Center | June 2015  The Annual Summer Boat Show is being held at NRG Center beginning on June Wednesday June 3 and going through Sunday June 7, 2015. If you live in Katy getting to NRG Center (formerly Reliant Park) on weekends is not that difficult.  Tickets are being sold at a very reasonable price with Kids aged 6-12 only $4 per ticket and Adults $10. Kids 5 years and younger are FREE. Parking at Reliant will cost at least $12 cash per car with no in / out privileges. Cash only will be accepted at the ticket windows at NRG Center. As in prior years, onsite ticket windows will open 30 minutes prior to show opening and close 30 minutes prior to show closing. The show promoters state that thousands of deals on all types of recreational vessels from Kayaks to fishing boats and to ski/wakeboarding will be available at this show. This show will feature hundreds of powerboats, fishing gear galore, personal watercraft, wake and ski accessories and numerous fun activities to do. This might be  a great time to purchase the boat of your dreams at a reasonable price. There will also be over 100 exhibits that offer the latest in dockage, electronics, jewelry, marine  clothing and numerous other accessories.  Professional angler Chuck Devereaux will be on hand at the Bass Tub. he will be demonstrating casting and retrieval. The bass Tub aquarium is 5,000 gallons and offers views from both sides and stands about 9 feet tall. The tank is fully stocked with with rocks, stumps and dozens of live fish from thirty to forty different species.     Fish-O-Rama and Bubble Runners will return to the show once again. The Fish-O-Rama has become a show Tradition and is geared towards children. Kids of all ages can catch fish and take them home if they want to do that. Children can flip, roll and spin on water without getting wet in one of these giant human balls.   Summer Boat Show in Houston TX and easy drive from Katy TX is a show to see if you are interested in boats and water actives. Texas as well as Katy and all surrounding areas are loaded with folks who  have a large interest in water based activities.  I really wish I knew how to fish but I grew up in major Midwest city. Fishing was not a pastime where I lived. My grandfather was an excellent fishermen in his own right but I never got the opportunity to learn from him. Firethorne | Market Report | May 2015| 77494  Firethorne Katy TX is another master planned community in far west Katy where the entrances are off of FM 1463 north of FM 1093. Similar to both Churchill Farms, Cross Creek Ranch and Cardiff Ranch, as Firethorne has what some call the small town charm or appeal of Katy/Fulshear but major advantage of being close to a huge US city being Houston. My guess is Firethorne depending on where you start and stop is probably about 28 -32 miles almost due west of downtown Houston. Firethorne is built on approximately 1,400 acre with 150 areas devoted to parks and other recreational facilities. One of many key highlights of this neighborhood is the 12 acre lake which is surrounded by greenbelts, hike and bike trails, parks, and playgrounds for the kids, wildlife observation section and is a natural bird habitat. The Katy Rotary club holds its annual Katy Triathlon at Firethorne.   There are several new homes still being built in Firethorne. The applicable builders include Ashton Woods, Coventry, Highland Homes, MI Homes, Perry, Plantation and Ravena. Prices of new construction range from the $300,000 up to $950,000. Families will love all the amenities available including resort-style multi-level  swim center, sports fields, neighborhood community center with a meeting room, fitness center which is fully equipped and a fairly new competitive swimming pool with six 25 yard length lap lanes.Current Market Conditions are: Four months 2015 VS Four Months 2014  Firethorne Homes Sold Information : (2014 is second statistic unless noted otherwise) Total Home Sales -  88  vs 69  : Home unit sales are obviously higher in 2015 and have increased by 27.5 % from last year .  Median Days on Market - 82 days vs 73 days. This is still a seller’s market condition. Median Price -$341,998, VS $340,000 which is a small increase of $ 1,998 or .6%. Prices are still increasing in Firethorne but base prices here are typically lower than other comparable neighborhoods. Highest priced home sold for $603,775 in 2015 and $560,000 in 2014.  Lowest priced home was $220,000 in  2015 for a 3 bedroom 2 bath home while 2014 was $214,900. Prices continue to move upwards as with most neighborhoods in Katy but at a lower rate than in the past 2 years.    Current Available Homes in Churchill Farms: 80 Active Listing - ranging from $225,700 for a four bedroom 2 bath home  to $ 950,000 for a 5 bedroom 4.5 bath home 6,142 square foot home.   Median Days on Market - 54 days which is a low figure.   Homes under Contract - 37 ranging from $232,500 to $695,990 Median Days on Market - approximately 59 days Right now there is 3.6 months of available supply . There are  new homes available for sale from the builders in Firethorne but if you want one you better take action now. Some homes are sold very quickly and others are now staying on the market for a longer period of time than in recent prior years. 30 th Annual Folk Life Festival | Katy ISD | Katy TX Katy Independent School District (KISD) is hosting the 30th annual Folk Life Festival on Saturday March 28, 2015 from 9 AM to 5 PM. The Festival is being held as usual at the District’s Outdoor Learning Center (OLC). The OLC is located in Old or Historic Katy with its address being 6301 Stadium Dr. Katy TX. Katy ISD Outdoor Learning Center is situated on 35 acres of land which is kept in its natural state. All the building blend into the natural setting. The festival concept is for students to experience life as it was for early Texan’s. The buildings include history and science classrooms mixed in with a barn and a blacksmith shop. Attendees will get to experience the OLC being transformed into a 1800’s Village complete with numerous time period activities and demonstrations such as hand quilting, Blacksmith demo, ragdoll creation, honey bee keeping, woodworking, farm animals, pioneer games, archery, cheese making and several others. All visitors will have the option to walk nature trails, visit several of exhibits at the science and history classrooms and visit the nature pond. If you want more information go to this web site. I wish I had the time this coming Saturday to attend as this sounds like a wonderful learning experience. If anyone attends please let me know what you thought of the Festival. Admission is free and parking is $3. The parking charge at Reliant is normally a lot higher. This event will begin 10 AM and last until 3 PM. The fair is being held at Reliant Center and it is located at the address shown above. Exhibitors will include a wide range of companies including firms looking for engineering, professional, healthcare applicants. All engineering candidates need to have previous work or other related experience. Career Advancement seminars include Communication & Leadership, Job Search Strategies, and career counseling covering resumes and other topics will be available to attendees. If you need a job or want to make a change in your job this has got to be event you want to attend. Reliant Center is an easy drive from Katy in non-rush traffic and certainly is doable if you need a job! My advice is to show up dressed appropriately, have an excellent positive attitude, copies of resumes available and be ready to interview. Katy Prairie Conservancy (KPC) January 2015 offers “Realm of the Eagle” Katy Prairie Conservancy (KPC) will hold  program titled “Realm of the Eagle” Saturday January 17, 2015 at the Matt Cook Memorial Wildlife Viewing Platform on Warren Lake. The program starts at 10 AM and lasts until 11:30AM. Each winter season finds bald eagles soaring high above the Katy prairie. The Katy prairie is an ideal location for bird watching of all types due to the wetlands, prairie and creeks in this whole area. The cost is inexpensive at $3.00 per person Registration is obviously necessary and can be done here. A map to indicate direction to the Wildlife Viewing Platform is on the same page as the registration. This is a program I really want to attend and I will see if I can fit it into my Saturday schedule. I would enjoy seeing and taking pictures of an eagle(s). I had no idea Katy had eagles to view.
