First Quarter 2013 Market Report for Wildhorse Subdivision

Yes, the markets in San Antonio are definitely heating up, and Wildhorse Subdivision in Northwest San Antonio finished strong for the last quarter, January to March 2013.  This Master Planned Community in Wildhorse Subdivision had 26 sold homes ranging in prices from $107,660 to $239,020. The average sold price was $173,663, and the average days on market was 78. The average price per square foot came in at $80.87, and the sellers did very well on selling their homes with a List to Sold Price ratio of 98.9%. Wildhorse Subdivision appears to be one of the communities that have already shifted to a Seller’s Market.

Presently, there are 16 homes showing a pended status in Wildhorse Subdivision, and the average listed price is $185,251. The average days on market for pended sales was 74, while the average price per square foot remains around $81.87. This is a strong indication that April will be a strong month for home sales in Wildhorse Subdivision.

Wildhorse Subdivision in Northwest San Antonio is one of DR Horton’s Master Planned communities with some great neighborhood amenities, and schools in the Northside Independent School District.  Presently there are 50 Active Homes For Sale in Wildhorse Subdivision, San Antonio, TX 78254. The  prices in this community range from 123,000 to $260,000. The average listed price is around $185,000, while the average price per square foot is $80.35.

The neighborhood amenities include a swimming pool, club house, sports court, and children’s playground. The schools are Krueger Elementary, Jefferson Jr High, and O’connor High School.  

During the month of October 2012, there were 15 closed homes with an average sold price of $172,500, and the average price per square foot was $77.27.  The average days on market for these sold homes were 94 days.  The median list to sold price percentage was 94.19%. Both buyers and sellers fared well in this striving community. Presently, there are 9 homes pending with an average price of $165,000. All of these pended sales are expected to close in November 2012.

Rainbows are created when certain variables are in place and it's no real mystery for us as adults now. There is a scientific cause and effect. If certain conditions occur, then a rainbow will be created. But imagine what it must have been like when people first walked the earth and observed these mysterious colors in the sky.

Then later shamen, wise men, and con artists put their spin on what rainbows meant and probably some tried to profit off the gullibility of the masses.

I saw this rainbow last week after a brief shower. This was on near Wildhorse on Loop1604 near Braun Road. Pot of Gold just beyond the Comfort Inn, I guess.

As kids, we heard there was a pot of gold at the end of the rainbow, guarded by some leprechauns. I'm not sure where that myth came from, but it was fun to think of what one could do with that pot of gold.

Market Report First Quarter for Wildhorse Subdivision in San Antonio, TX
Wildhorse Subdivision in Northwest San Antonio is one of DR Horton’s Master Planned communities with some great neighborhood amenities, and schools in the Northside Independent School District.  Presently there are 63 Active Homes for Sale in this community with prices ranging from 122,000 to $260,000. The average listed price is around $182,000, and average days on market is 97 days.

The neighborhood amenities include a swimmingWildhorse Pool pool, club house, sports court, and children’s playground. The schools are Krueger Elementary, Jefferson Jr High, and Oconnor High School.

Wildhorse Subdivision showed a total of 19 homes sold during the first quarter 2012. Eleven homes were in the price range of $100,000 to $150,000, and the other 8 were in the $150,000 to $200,000 price range.  Average days on market for $100k to $150K was 235, and the average days on market for $150K to $200K was 135 days. The good news for the sellers were these homes sold for 96% of the asking price, and the good news for the home buyers was these homes were priced lower this year than last year’s homes. Good pricing in a nice location and in a well maintained neighborhood makes Wildhorse Subdivision a very sought after subdivision.
