The San Antonio River runs right through down town and it's a great place to visit and relax. On November 28th, 2008, the Christmas season officially begins on the river walk. At 7:00 pm. all 122,000 lights will go on! There will be a parade on the river with colorful and beautiful boats. The San Antonio Express News (www.mysa.com) reports that 150 Lowe's stores nationwide are now selling crown, chair, casing, and base moldings that are patterned after six National Trust for Historic Preservation landmark homes. One of the homes is Villa Finale, built in 1876 and located here in San Antonio, the first National Trust property in Texas.  (Villa Finale will be open to the public next year.)  The moldings can be purchased in the store or special ordered. This morning the annual "Platinum Top 50" (PT 50) awards ceremony was held in downtown San Antonio.  What starts out with over 2,000 entries of successful Realtors is narrowed down to around 200 who are invited to breakfast and then the final 50 is announced at the awards ceremony.  What everyone waits for all year!   Good Dog - Bad Dog   Everyone who attended the event was reminded of what a tough year 2008 has been and how honored we should be to be sitting in that room, it meant we didn't give up and we didn't give in.  If we were to listen to the bad dog within us that likes to repeat negativity to us like "It can't be done", "I give up", "This is too hard" we would be out of the business and onto something else.  Just like that.  But we don't because we have choices, we have choice...

Recent articles in our local newspaper have seemed a little optimistic to me.  I certainly don't want to discourage people from buying or selling real estate, but it's important to tell the truth about the market in San Antonio and the surrounding areas: we may be doing better than many other places around the country, but our sales are down.  If you've been thinking about buying, now's the time to look; sellers are ready to sell.   All the data was obtained from connectMLS on 12/03/2008.

A 12,000 square foot community center built for the use of families of wounded soldiers, at the cost of $5 million, is finally finished.  What started as a simple room in the post's guest house became a great gift to these soldiers families as builders, contractors, and donors gave time and money to complete the project.  The center first opened in 2003 at 1,200 square feet, but as the war grew in scope (and sadly, injury to soldiers) and the families of wounded soldiers began to pour in the cramped space was too small to handle it and volunteers and staff were overworked and understaffed.  The Bob Woodruff Family Foundation generously donated $100,000 and have ann...

Yndo's recent report states there will be as many as 1,813 new residential units by 2011 in downtown San Antonio and areas just north of the city.  With a recent rise in number of urban-dwellers, San Antonio's downtown areas, could see some changes coming.  With many projects already in the works; including the old Pearl Brewery, St. B's (located at the site of the former St. Benedict's Hospital), Judson Candy, Altexa, Vistana, and Vidorra.  Several more projects are being started next year and 2010. Recently, while out on the deck with my wife feeding the strange cat that lives in our backyard, my wife and I noticed two very bright lights in the sky near the crescent moon.  We began to wonder what the lights were (aliens spacecraft was my first thought, but she shot that theory down) and couldn't stop thinking and wondering about them.  She offered the theory of the North Star, but they were out of place and there's only one North Star.  I thought perhaps they were planets, but I have never seen the planets quite that bright.  A little research later, and we discovered that they were the planets Jupiter and Venus.  The brighter one is Venus and apparently if you look close enough ...

Where did you (Kingwood TX) spend your Thanksgiving holiday?  I left last Wednesday for the Hill Country Hyatt in San Antonio.  If you are looking for a quiet, family friendly, escape, the Hill Country Hyatt in San Antonio TX may be the place you need to visit.  It is also located only 5 minutes from San Antonio Sea World and about 15 minutes from the San Antonio River Walk.  One of my favorite restraunts I had to visit while in the area was La Fogota.  For authentic Mexican food, this needs to be at the top of your list when you visit San Antonio.  Make sure you call ahead for seating as it can get crowded.  The great thing about San Antonio is only about a 3.5 hour car ride for me.  It is one of my top destinations when traveling in Texas.  Did you have an interesting place you travel...

A very interesting article was published in San Antonio's Real Estate section of the San Antonio Express-Newspaper.  The article titled "A good time to Rent" discusses the rental rate being up (4.9% by the end of September) and homeowners deciding to rent their homes out when the challenge of selling it becomes too much.     A big draw to the rental scene has to do with military folks being transferred to Fort Sam.  Rentals have always been popular in the Alamo city around the northeast section of San Antonio as well as surrounding cities, Schertz, Cibolo, Converse and New Braunfels. An easy commute for military folks to Randolph Air Force Base and Fort Sam is ideally what they look for when faced with change of station papers.     Interestingly enough, in August and September of this y...

For the month of October, the San Antonio Board of Realtors shows a 6% increase in the price of homes as compared to one year ago, evidence of the fact that our local market has held strong in relation to other areas of the country.  Homes have stayed on the market longer by an average of 13 days.  And we had a lower volume of sales compared to one year ago, but only by 149 sales.  Below is a partial MLS Report for October 2008 for single family residential homes: Sales                Sales Year Ago 1,413               1,662 Average Price     Avg. KB Home decided to build some new floorplans in their community at Sundance Trails and Sundance Ridge recently and it has been causing a bit of a stir.  The communities, located off Potranco outside the 1604, started with brick front homes and two or three car garages ranging from $125,000 and went up into the $200,000s.  Now KB Home is moving in with floorplans starting at $93,995 that are smaller and may be built with siding instead of brick.  KB Home says they are reacting to the marketplace and the economy, but residents feel their getting the short end of the stick.  By building these new homes, the current residents fear that their home values will ...

I had taken some extra photos last week while at KB Home's Woods Of Alon that I wanted to share with everyone. These aren't quite as exciting as the photos of the house, because most of what they show are the empty lots, but I actually find this a bit exciting. Its an empty canvas, waiting for a homeowner to build their dreams and their lives in the most exciting community in San Antonio. A community designed around the theory that you should be able to walk to the shops, restaurants, and parks. A community that saves native trees on every lot, instead of clear cutting and rebuilding/replanting. A community with gorgeous homes and green areas.   If the economy is faltering, the shoppers lined up at Kohl's certainly don't show it. I'm not trying to be an economist here, I was just making a bit of a joke really.  Sure the economy is having its problems right now, but as my wife and I went to do a bit of shopping today, I snapped this photo while waiting in line at Kohl's at Bandera Pointe.  The line continues forward, then around the corner and well down another aisle.  It was pretty long.  (I apologize for the quality, but I hadn't eaten all day and was feeling a bit shaky, plus I didn't want anyone to think I was some weirdo snapping photos of them.)  This is the line at the back of the store (where customer service is).  I should have snapped a few of the lines at the front of the store, but by the time we were done, I just...

San Antonio is full of wildlife, but I never expected to see a coyote, even though I was sure we had them.  Ok, so there probably were coyotes long before I ever settled in San Antonio and probably ten times as many before anyone really settled here at all.  Nonetheless, I was impressed as I caught this picture a few days ago.  I spotted this one as I was leaving my office, just by the side of the road.  My office is over on Paesanos Parkway (right inside the 1604 between Bitters and NW Military) and as I was driving out to the access road, I saw something move out of the corner of my eye.  As I turned to look, I had no choice, but to stop the car and put it in park.  No less than 25 feet away from me was this coyote.  At least I think its a coyote (could be a wolf I guess?).  I pulled...

Yesterday marked the 29th year the annual Raul Jimenez Thanksgiving dinner took place at the San Antonio convention center.  Roughly 25,000 plates of turkey with all the trimmings were served up to needy families and senior citizens of San Antonio.  My sister and I used to volunteer at this event when we were younger and we always walked out so humbled by the kindness Mr. Jimenez created and the spirit of love and Thanks that San Antonio gives to it's people.  4,000 Volunteers come from all over to help serve food, pour drinks and clean up.  After dinner pumpkin pie is served and then the dancing begins!   Raul Jimenez has not been with us for ten years but his memory lives on in the annual Thanksgiving event he created 29 years ago.  Raul's children help continue the event in his honor.
