There's No Place Like Home in Ogden Valley (Eden) Utah Learn more about the Ogden Valley (Eden, Huntsville, Liberty) Utah [lots of pictures & videos on this site] We moved to our current home about 2 years ago.  We chose it because it is close to World Class Skiing and we figured if we lived closer to the resorts, we could ski more than 2 weeks a year.  That did come true and along the way we also unintentionally found ourselves buying our dream home – a log home.   We love the rustic, natural feel of the log home.  Even the exposed wood boards in the ceiling are beautiful.  We really enjoy the Great Room with its vaulted ceilings and windows 180 degrees around.  Right after we moved in, we immediately put a gas burning stove in this room.  Now we can sit in the great room watching the ...

Why You Should Move To (Including Homes For Sale) Ogden Valley Utah What's all the excitement about living in Ogden Valley?  Well, I'm just a little biased because I live here, LOVE it, and moved from 1/2 way across the county to be here and enjoy this incredible mountain lifestyle.  Where to start, and how do I try to describe what it's like to live in the prettiest place on the planet (yes, I told you I was a little biased)?  If you like skiing or riding at Snowbasin or Powder Moutain, this is the place for you (and only an hour from the SLC Airport). If you've never heard of our valley, featuring the towns of Eden, Liberty and Huntsville Utah, don't feel bad - it really is Utah's best kept secret (and still a buyer's market if you're thinking of calling our little paradise home). The...

By Ann Zieve (Google) Wow, what a difference a month has made in Weber and Davis counties.  Cities like Ogden, Layton, Farr West, West Point and Kaysville Utah have seen quite an improvement.  I create these weekly video market updates  and show you the trends from week to week, but when you look at all four and see the changes, it’s pretty obvious the changes we’re seeing to more of a seller’s market.  Especially in the Ogden Valley (towns of Eden, Liberty and Huntsville Utah). Here are the four links to these market updates.  I also list the other things that I cover in these videos (besides the market updates): 12/28/12Is the holiday slow down fact or fiction? How to find the number of active listings on the MLS. 1/4/13Proof of market shifting to “balanced”Pictures of a just listed re...

I had the pleasure of representing some awesome, patient buyers who recently closed on a short sale transaction in Utah "only" five months after their original offer was written.  I have represented only buyers in short sale transactions, and after many attempts, I can finally say that short sale trasnactions CAN actually close. Having closed only one of 10 short sales transactions, my personal recommendation to buyers looking to purchase a short sale property is to avoid them unless they enjoy waiting for inept, non-responsive mortgage companies to respond (if at all). Now to the shocking figure in the subject line of this blog entry:  As of 2/26/2011, 3427 of the 15,057 homes (22.8%) actively listed on Utah's largest MLS system are short sales.  Many buyers and most agents are now wel...

Below is an update to my periodic posts on the Ogden Valley single family home market.   In a previous blog post from mid-2009, I called the bottom of the Ogden Valley real estate market, when home sales averaged $93/FT2 for the 2nd and 3rd quarter of 2009.  The data below provide monthly single family home sales data from our local MLS system for 2000 through 11/26/2010. During the five year 2000-2004 period, sales volume doubled between 2000 (50) and 2004 (100), as Utah and the Ogden Valley were discovered by out of state buyers, helped by the 2002 Olympics.  Even with this volume increase, pricing remained stable, and a baseline was established, with an annual range of $80 to $90/FT2.Volume peaked in 2005 at 115 homes sold.  Between demand and reduced inventory, prices really start...

Wolf Creek Properties recently filed for Chapter 11 bankruptcy protection.  According to information released, Wolf Creek Properties has filed several motions allowing it to continue day to day operations. Wolf Creek Properties owns Wolf Creek Utah Ski Resort, formerly known as Wolf Mountain and Nordic Valley Ski Area. Wolf Creek is exploring restructuring options while talking with potential purchasers of what it considers "non-strategic portions of its operations" in an effort to attract new ownership.  The press release did not indicate which assets Wolf Creek may be interested in divesting. Wolf Creek Properties has at least 100 creditors, and larger debts include approximately $450,000 owed to Randy Marriott Construction.

Following a three hour, standing room only public hearing I attended last night (June 1st), Powder Mountain owner/developer representatives (Western America Holdings management company, Pronaia Capital Partners) Joseph Pierce and Steve Nielsen and 40 primarily Ogden Valley residents voiced their respective opinions, the Weber County commission unanimously approved a ten-point BINDING Memorandum of Understanding (MOU).  The MOU gives the green light for the development agreement (DA) process to move forward for Powder Mountain. Bottom line: 1477 units are allowed before a traffic safety/impact study of any type is conducted.  As defined in the MOU, a single family home represents one unit, while a 100 unit hotel would count as 33 units.  The developer stated over 80% of the total acreage...

Following is a high level summary of a proposed Memorandum of Understanding between Weber County and Powder Mountain ownership (Western America Holding, LLC).  This MOA will be open to public comment on June 1st, 2010. Phase 1: 1477 units.  This assumes the following: each single family home is counted as "1" while each hotel room is counted as "1/3.  In other words, a 30 room hotel would be counted as 10 units.  Commercial development is NOT included in the density number. Recreational and commercial uses will be developed as needed to support the resort.  Phase 1 will move forward as long as the development complies "substantially" with the approved plan. TRAFFIC STUDY IS NOT REQUIRED UNTIL START OF PHASE 2... Phase 2: 1323 units. Upon the completion of Phase 1, County will issue scop...

Within the Ogden Valley (Eden, Huntsville and Liberty) housing market area, condominium complexes are used primarily for vacation, second home and short term rental purposes, most of this to support the local ski industry.   HOA fees for Moose Hollow, The Cascades, Wolf Lodge, Wolf Star and Lakeside condominium complexes are generally in the $240 - $300/month range.  Condo HOA fees went up significantly over the past several years because of huge increases in water, sewer, snow removal, insurance and maintenance expenses.  Assuming $250/month HOA fees and an interest rate of 6%, consider this: That $250/month spent on HOA fees is worth $41,667 in lost purchasing and investment power. My recommendation to all clients looking to purchase a vacation property in the Ogden Valley is to compa...

Periodically I post an update on the state of the Ogden Valley real estate market.  Since my last post in the fall of 2009, results continue to support what appears to be the start of a new baseline for single family home prices going forward. Cost per Square Foot is not a perfect measure, but this metric provides a good snapshot of how the market is behaving overall.  Listed below is annual data providing a historical view of the Ogden Valley market.  I use the 2002-2004 period to define the baseline, when home prices were very stable.  The 2002-2004 period reflected an average of $85 per square foot for all homes sold.  Conversely, 2006-2008 represented the peak in home prices (mirrored the rest of the county) reflecting an average of $151 per square foot, or 77% above the 2002-2004 ...

Although $/FT2 is not a perfect measure, this metric provides a good view of the market overall, and helps to identify trends.  Listed below is annual data providing a historical snapshot of the Ogden Valley condominium real estate market.  A large percentage of recent sales in 2009 are distressed, meaning many are short sales, REO or bank-owned properties. Year     AVG $/FT2 2000    $104/FT2 2001    $106/FT2 2002    $114/FT2 2003    $102/FT2 2004    $145FT2 2005    $173/FT2 2006    $232/FT2 2007    $245/FT2 2008    $198/FT2 * January - March 2009     $137/FT2  * April - June 2009           $154FT2 * July - September 2009   $171/FT2 * October 2009 (5 Condos sold to date)   $177/FT2 Please don't hesitate to contact me if I can answer any questions or provide additional information. I wanted to provide an update to the information I posted back in July regarding the status of the Ogden Valley real estate market.  The results of the last few months continue to support what I feel represents a bottoming, and new baseline for the Ogden Valley real estate market. Although $/FT2 is not a perfect measure, this metric provides a good view of the market overall, and helps to identify trends.  Listed below is annual data providing a historical snapshot of the Ogden Valley real estate market.  As you can see, the period 2002-2004 serves as a good baseline, when SFH home sales prices were very stable.  A large percentage of recent sales in 2009 are distressed, meaning many are short sales, REO or bank-owned properties.  This is a good test for any real estate market. Just my opinion, but I believe the Ogden Valley (Eden, Liberty, Huntsville) single family home market has finally reached the bottom.  I base this on several months of what appears to be support on a $/FT2 basis. I typically use 2004 as the baseline year, and recent home sales (since April of 2009) have been running very close to that baseline. Following is a rundown since 2000.  Figures below represent home sales on a $/FT2 basis for the full calendar year: Year     $/FT2 2000    $90.16 2001    $78.22 2002    $85.21 2003    $83.99 2004    $88.82 2005    $109.72 2006    $150.25 2007    $150.32 2008    $154.06 *2009  $91.64 * April 1, 2009 through July 19, 2009 I have monthly sales statistics and graphs to back this up if anyone is interested. Thanks, John Allaire Prudential Utah Real Es...

Although the excellent video segments from "UTAH LIVING WITH FIRE" and "Firewise Landscaping For Utah" (links below) were produced and designed for Utah, these are an excellent source of information for anyone living in what is referred to as the "wildland-urban interface", especially those of us who live in the western U.S.  The video segments total over an hour of worthwhile information to help all of us better understand what each of us living "in nature" should be doing to minimize the risk of losing our homes (and our neighbors' homes) to wildfire.  Most important... this is something all of us should be doing to help the firefighters, police, and other professionals who devote their careers and lives to keeping us all safe! Welcome to Eden, Utah settled in 1859 and aptly named by hired government surveyor, Washington Jenkins, for being one of the most beautiful sites he had ever seen thus suggested the biblical Eden.  Situated in Ogden Valley (including the towns of Liberty and Huntsville) it is surrounded on all sides by mountains with the sparkling Pineview Reservoir's north shores in its boundary.  This small mountain community sits at an elevation of approximately 5000 feet and is surrounded with world class outdoor adventures.  With only 3500 residents, it remains quaint and quiet with Ogden only 15 minutes away and Salt Lake City is less than an hour drive.  Home to some of the world's best powder skiing, Powder Mountain Resort sits 8 minutes north of "downtown" Eden.  With a unique layout, skiing ac...
