Kingsbrooke Townhouse Report: May 2015

Kingsbrooke Single Family Home Report: February 2015

Kingsbrooke Single Family Home Report:  February 2015 Single family home buyers in Bristow are out and about.  They didn't even wait for the weather to warm up.  I was house hunting with buyers during some of the snow storms.  So let's take a look back and see what happened in the Kingsbrooke single family home market in February and compare it to last month (January 2015) and last year (February 2014.) HOMES FOR SALE IN KINGSBROOKE 2 Listings were Active:  Both Regular Sales There were two Kingsbrooke single family homes available to buyers when February came to an end.  That's two more than we had for sale at the end of January.  As such, we will only take a look at the average list year to year.  The average list price for a Kingsbrooke single family home was down over 12% since last year.  These numbers for listings include larger and smaller single family homes.  It appears the majority of homes sold this time last year were all larger single family homes.  In other words, I wouldn't get upset that values are falling.  When it comes time to sell, we'll compare your home to others like it. HOMES UNDER CONTRACT IN KINGSBROOKE 2 Listings were Under Contract:  Both Regular Sales There were two Kingsbrooke single family homes under contract at the end of February, same number as there were in January.  The high list price at time of contract was down 22% since last month and high marketing time was unchanged.  The low list price at time of contract was unchanged since last month, but low marketing time was 99% faster.  The average list price at time of contract was down nearly 13% since last month and down 18% since last year.  The average marketing time was 32% faster since last month, but now 600% longer since last year.  Again, it's important to remember that sometimes the homes in Kingsbrooke that sell are the smaller single families.  When it's time to sell your Kingsbrooke home, we'll look at like homes. HOMES SOLD IN KINGSBROOKE 1 Listing Sold:  A Regular Sale Only one Kingsbrooke home made it settlement in February.  That's better than none in January, but that also means we only have comparisons to last year.  The average sold price was up nearly 23% since last year and the average marketing time was 4% shorter.  It seems that the beginning of the year is a slower time frame for Kingsbrooke home sales, but it is not due to buyer demand.  Buyer demand has been high.  Kingsbrooke sellers would be wise to look at off peak market times to sell. Kingsbrooke Single Family Home Report:  January 2015 It's hard to believe we are two months in to 2015.  Yet, here we are on the last day of February looking back at the Kingsbrooke single family home market for January.  As usual, we'll make our comparisons to last month (December 2014) and last year (Janaury 2014.) HOMES FOR SALE IN KINGSBROOKE No Listings were Active With no listings active for Kingsbrooke single family homes, there is really not much to report.  I can tell you from my personal experience as a full-time Bristow real estate broker, buyer demand is high.  If you want to sell, get your home on the market NOW. HOMES UNDER CONTRACT IN KINGSBROOKE 2 Listings were Under Contract:  Both Regular Sales There were two Kingsbrooke single family homes under contract as January ended.  There were none in December, so let's look at this month's average compared to last year.  The average list price at time of contract was down nearly 3% compared to the same time last year.  The average marketing time was 123% longer since last year. HOMES SOLD IN KINGSBROOKE No Listings Sold With no Kingsbrooke single family homes making it ot settlement in January, there's really nothing to report.  Again, I'll reiterate from my experience as a full time Bristow real estate broker, we need homes to sell. Kingsbrooke Townhouse Report:  November 2014 Looks like Mother Nature decided to give Bristow, VA a late Christmas gift.  The unseasonably warm temperatures and sunshine this Saturday afternoon have been delightful.  Of course, I'm sure it won't be long before Kingsbrooke and the rest of Bristow is reminded it is winter. Before we end the year, let's take a look back at the Kingsbrooke townhouse market for November.  We will make comparisons to last month (October 2014) and last year (November 2013.) TOWNHOUSES FOR SALE IN KINGSBROOKE 6 Listings were Active:  5 Regular Sales, 1 Short Sale There was one less Kingsbrooke townhouse available to Bristow buyers when November came to a close, than had been available in October.  The high list price was unchanged, but the low list price was down over 3% since last month.  The average list price was down over 1.5% since last month, but up 8% since last year.  As always, the best idea of market value comes from the sold column, as list prices are suggestions. TOWNHOUSES UNDER CONTRACT IN KINGSBROOKE 3 Listings were Under Contract:  2 Regular Sales, 1 Short Sale There were half the number of Kingsbrooke townhouses that were under contract in November than there had been in October.  The high list price at time of contract was up over 5% since last month, but high marketing time was unchanged.  The low list price at time of contract was an astounding 24% since last month and low marketing time was over 800% longer, which equates to eight more days on market.  The average list price at time of contract was up over 8% since last month and up 5% since last year.  The average marketing time was 20% shorter (3 days) compared to last month and 81% shorter than it had been last year. TOWNHOUSES SOLD IN KINGSBROOKE 5 Listings Sold:  3 Regular Sales, 2 Short Sales Three more Kingsbrooke townhouses made it to settlement in November, than did in October.  The high sold price was down 1% since last month, but the high marketing time was 42% shorter.  The low sold price was down over 9.5% since last, but the low marketing time was down from 37 days to zero.  The average sold price was down 3% since last month and the average marketing time was 65% shorter.  There were no sales of Kingsbrooke townhouses in November 2013, so there are no year to year comparisons. While values are slightly down since last month, marketing time is shorter.  Townhouses in Kingsbrooke are in demand. Another Bristow, VA Short Sale---SOLD!

Another Bristow, VA Short Sale---SOLD! On September 12th (2014) I had the pleasure of listing this end unit townhouse in Bristow, VA.  Because it had been well maintained, when the Seller and I went over comparable sales in the neighborhood I advised the Seller that he needed to price as if he were a regular sale.  The first thing a bank being asked to approve a short payoff of a mortgage does is a BPO.  That BPO doesn't compare the home to just other Short Sales in the market, but other properties and compares them based on condition.  So we came to a list price of $288,000. Within a matter of days we had an offer for $250,000.  What buyers don't seem to understand is that there is more to a Short Sale than whether or not the bank will accept it.  The sellers are issued 1099's for the mortgage debt not forgiven.  And until the Mortgage Debt Relief Act is extended, this means that money is taxable income to principal residence owners.  In the case of investor owners, there is no instant tax protection from this taxable income.  So when faced with low offers, the Seller countered.  We lost a buyer or two, but on September 28th, just 13 days after being on the market, this Kingbrooke townhouse was under contract with a Buyer who understood and made a good offer. During Short Sale negotiations, the banks upped the agreed sales price, which had been $285,000 in the contract to the full list price of $288,000.  They also took the 3% closing cost help requested by the Buyer and countered to a little less that 1% of the sales price.  The Buyer was able to make this change and proceed.  A little over one month from submitting for Short Sale Approval with two mortgages, the first trust approved the sale.  With that in hand, we were able to get second trust approval. On November 28th, the sale was approved and went quickly through inspections on the buyer side.  It settled on December 12th for $288,000.  The Buyer received $2,672.50 in closing cost help.  This sales price, according to the most recent Kingsbrooke Townhouse Report, is higher than the average sales price by $6,000. For sellers, the takeaway is that Short Sales don't need to be a painful process that takes six months or longer.  For buyers, don't expect to get every penny of closing costs paid or super low prices, thinking the banks just want to get rid of the home.  The banks want every penny the market will bear, just like a seller with equity in their home.
