Kingsbrooke Townhouse Report: October 2013
As I type this, I dread heading out into the bitter cold Bristow evening to take my trash and recycle to the curb for Monday pickup. I just hope that tonight is not as windy. It never seems to fail that trash nights are among the windiest we experience. I've got something better than trash for Kingsbrooke townhouse owners tonight though. Information on what happened in the Kingsbrooke townhouse market in October. When we look at these figures, we'll compare to last month (September 2013) and last year (October 2012.)
TOWNHOUSES FOR SALE IN KINGSBROOKE

There was only one less Kingsbrooke townhouse for sale in October, than there had been in September. Lately, inventory has been a consistent problem with Kingsbrooke townhouses. It's not that no one is buying them. It's that there aren't many listed. The high list price was over 3.5% higher, and the low list price was 3/10th of 1% higher, than last month. The average list price, however was down month to month by over 1.5%, but up nearly 10% since last year.

With only one Kingsbrooke townhouse under contract in October, it is easy to beat none that were under contract in September. But again, inventory is an issue. This time last year, there were eight Kingsbrooke townhouses under contract. So with only one, let's look how that value as an average stacks up to last year. The average list price at time of contract was over 15.5% higher than it had been last year, while marketing time had increased 307%.

When there is very little on the market for Bristow buyers that would love Kingsbrooke townhouses, it isn't surprising that none made it to settlement in October. With inventory as low as it currently is, and the serious buyers still looking throughout the fall and winter, now might be a great time to take advantage of your lack of competition.
