The following information will help you keep track of current home sales activity as well as sales trends over the last 6 months.

The Northern Virginia real estate market has had a strong price recovery with the  lowest point being 1st quarter 2009. Local sellers have been regaining lost equity since then.

Since Fairfax County inventory of available homes for sale is close to the 5 year lows, sellers are able to gather attention right now from buyers frustrated with the lack of inventory and who have to have a place to live. There are 80% fewer homes for sale in Northern Virginia this month than there were 5 years ago. That is why homes are selling much faster and at higher prices. Good for sellers. Tough for buyers.

Steve: Check out the totality of the choices before you, analyze your needs and wants, separate the two, visit as many properties as you need to until you can connect with just the right home for you.

It will be almost a spiritual sensation....in 1970’s terminology…you should feel the right “vibe”. 

   The right real estate agent will understand this and enjoy the hunt as much as you will…do not work with anyone with whom YOU don't also have that “vibe”..... there is no point in that. 

....And try to be at peace about the whole process.
