The listing company, through their agent, charges a commission, usually a percentage of the sales price to the SELLER.  When that property is listed in the MLS for sale, they offer a percentage of that fee to buyer's agents who bring the buyer to the transaction. 

WHERE DOES THE MONEY COME FROM?  In a Standard Sale, the fee(s) is paid from the SELLER'S proceeds of sale by the title company at closing.  In fact the Contract of Sale directs the title attorney to pay our fee.  The amount is determined by the commission offered by the listing company and accepted by the buyer's broker or agent.

"NEVER A FEE TO A BUYER"  Never in over 2 decades of Buyer's Agency, has a buyer paid any part of my fee.

There aren't many of us (Buyers Brokers/Agents) around.  Most licensed real estate agents work for real estate brokers who who represent buyers AND sellers.  Indeed, agents with the same company may represent you, the buyer, AND an agent in the same company may represent the seller. 

How can that be, you ask??  I've asked myself that same question 24 years since BUYER'S AGENTS became a part of the real estate laws of Maryland and Virginia.  Yes, I work on commission, meaning I am not paid a dime until THE JOB IS DONE.
