Some “Interesting” Magnolia Scenes While Previewing For Upcoming Magnolia View Home Listing (Checking out the competition is what I like to do before bringing a new listing on):I like to go out and pound the pavement as if I am a buyer to see what is available at certain price points before bringing on listings at certain prices.  It is easy to come up with a market value, but in order to account for views and upgrades, I like to really look closely at what a buyer has for choices at any given point.  During these tours, it is interesting to see some of the oddities that show up at listings. Magnolia is one of the largest Seattle neighborhoods and filled with beautiful and historical homes as well as surprisingly many newer or new construction homes. The neighborhood has miles and miles of beautiful beaches and waterfront and a large volume of public park land including Discovery Park. The neighborhood of Magnolia is centered around "The Village" and the Magnolia homes surrounding this hub tend to be on the "A" Hill or the "B" Hill. Currently, there are 15 Magnolia homes for sale in the more Magnolia luxury market. These Magnolia estates range in price from $1,575,000 to $4,850,000 and include a certain ex Seattle Mariner Mansion. The median price is $1,730,000 with an average days on market of 165 days. The Bellagio Condominiums In Magnolia The Magnolia Bellagio Condos were built in 2003 and finished in 2004 with 3 levels of condominium  homes. They are located at the corner of 33rd West and Smith Streets in the very heart of the Magnolia Village and offer many great upscale amenities like jetted tubs, underground secure parking and storage. Magnolia Real Estate Market:  The $500,000 to $1Million Range of Magnolia Homes For Sale, Pendings, and Sold Magnolia homes Looking at the NWMLS stats for this AM in Magnolia - Magnolia Bluff, Magnolia proper, Southeast Magnolia, Lawton Park, Briarcliff - no condos.  Just single family residential. Magnolia homes for sale in this range:  27  They range in price form $525,000 to $999,000 with a median price of $788,000 and an average days on market of 87 days.  Pending Inspection:  6 Magnolia properties price range form $525,000 to $900,000 with a median price of $689,750 and average days on market of 13 days.  The 13 days is closer to what I am seeing. Ella Bailey Park in Magnolia is actually one of Seattle's newest parks, although it seems like we have been enjoying it already for a long time!  Ela Bailey was a school teacher and in the 1920's she gifted the land to the city to be used as a park.
