A Fountain of Salmacis?- Leaking from weep hole on frost free hose bibb (silcock/hydrant). "As he rushed to quench his thirst,  A fountain spring appeared before him  And as his heated breath brushed through the cool mist,  A liquid voice called, "Son of gods, drink from my spring"." Fountain of Salmacis - Genesis The Nymph Salmacis from Ovid's Book IV poem MetamorphosesDo you have a fountain from your hose bibb? Some areas call these bubblers. This is a condition I have come across several times during a home inspections, where we had water spraying out of the weep hole on the stem of a frost free hose bib, or as some call a sillcock or hydrant.Leaking Weep Hole This cause of this condition is typically from a failed check assembly or o-ring on that assembly. This will require repair ...

You can not land neutrals on your auxiliary grounding busbar.East Wenatchee Home InspectionsOften in panels, especially older panels you will have a crowded condition on the Ground/Neutral Busbar where you land all the grounds and neutrals. In some cases I will recommend (especially of double lugging of neutrals are present) that to ease the crowding of wires on ground/neutral bus  that an auxiliary grounding bar could be installed to land all of the grounding conductors. Auxiliary Grounding BusbarOne thing that must not be done is now land any neutrals (grounded conductors) on the auxiliary grounding busbar.  Neutrals on Aux. Grounding BusbarBy landing the neutrals (grounded conductor) may create an improper current path back to the service grounded conductor (Neutral). So in essence t...

The confluence- a flowing together of ducts                     East Wenatchee Home InspectionLets start with some definitions and concepts- Confluence: a coming or flowing together, meeting, or gathering at one point the flowing together of two or more streams  Fluid: a substance, as a liquid or gas, that is capable of flowing and that changes its shape at a steady rate when acted upon by a force tending to change its shape.First, most people do not think of air in this way but air is a fluid. Liquids are fluids, but liquids are not the only fluids. Fluids are a subset of the phases of matter which include liquids, gases, and plasmas. Now what we have here is the confluence of the dryer duct and the bathroom exhaust.  (We also have separation of the duct) These duct systems should neve...

It is hard to change old habits- Garage Receptacles Outlets         East Wenatchee Home Inspections Well now that I am seeing more and more post 2014 NEC new construction, there are many changes that have come to be.  Washington State was in a code freeze so we jumped from the 2008 NEC to the 2014 NEC and with that we skipped a code cycle, the 2011 NEC (code cycles are every 3 years). In that time the electrical code had some significant changes in regards to GFCI’s and AFCI’s. As a home inspector I try to keep abreast of these changes to provide my client the highest level of care possible, it can be a daunting task at times. Washington State Home Inspectors are required to report on GFCI’s and AFCI’s. Receptacle protected by a garage receptacle So on a recent home inspection of a newl...

I have a swamp cooler… except it is not a swamp cooler.     East Wenatchee Home InspectionsThis is a Swamp CoolerWell the cooling season is now upon us on the Eastern Flanks of the Cascade mountains. With that I have to get back into my Air Conditioner/Heat Pump testing mode. So on this recent home inspection I get inside the home and go to the thermostat and switch into cooling mode so I can run the AC for a while as I perform other aspects of the home inspection.HVAC ComponentsAfter a good 1-½ or more of testing the AC I go check some registers to see what temperatures I am getting to prepare to take a cooling split reading. This is a temperature difference between the return air and the closest register to the air handler. Then I go open the Air Handler to see what is going on in the...

This is for the Women… Size Matters. A little history on Baluster spacing. East Wenatchee Home Inspections Now I say this because of the Woman's maternal instinct and child safety  concerns, now I know many males have this instinct also but it is more dominant in females.  Baluster spacing requirements as we have it now is designed for child safety and per Washington State HI SOP’s we are required to report baluster spacing more than 4 inches. Washington State Home Inspectors standards of practice reporting requirements:(Bold and underline is mine) The inspector will:(a) VerifyThat steps, handrails, guardrails, stairways and landings are installed wherever necessary and report when they are missing or in need of repair and report when baluster spacing exceeds four inches. Now as a home i...

SO, SO, SO…. SO Cables East Wenatchee Home Inspections   When it comes to electrical installations most of the materials used have a rating, marking and purpose.  Since electricity has an innate ability to kill and catch things on fire there are quite a bit of rules involved to keep it as safe as possible.   With that said I can use many various other materials and make a electrical circuit and have it work just fine, but how safe is it? If I am not using materials that are specifically designed for that purpose we have an increased risk in either durability or safety. Pipe Dream   For instance I could take two copper plumbing pipes and connect them to the electrical system and make them my conductors and bingo I have circuit and I could light a bulb at the other end. The copper pipes a...

Bonding of other systems, stop the shock. East Wenatchee Home Inspection Services Bonding of other systems, Intersystem bonding what you need to know.   Proper bonding is one of the most crucial mechanisms when it come to safer electrical installations.  By bonding all systems together this will help reduce potential induced electrical ( knows as voltage ) differences between the homes power and communication equipment, such as phone, cable and satellite. These differences can come from lightning, accidental energizing and even static energy.   Another issue with more and more sensitive electronic equipment proper bonding  (and grounding) is even more important. So proper bonding is not only a safety issue, but also helps protect that electrical equipment from negative electrical effe...

Rub a dub dub... about them dishes in the tub! Douglas County Home Inspections   Okay here another thought for all of us out in Home Inspection land and Real Estate professional.   With the new version of the Electrical Code the outlet for the dishwasher will have to be GFCI protected, this does not mean just a receptacle, and outlet from Article 100 is, "A point on the wiring system at which current is taken to supply utilization equipment." Which means receptacle outlet, lighting outlet, or hardwired. Per NEC 210.8 Ground-Fault Circuit-Interrupter Protection for Personnel   Subsection (D)  Kitchen Dishwasher Branch Circuit. GFCI protection shall be provided for outlets that supply dishwashers installed in dwelling unit locations.   So for most this mean just putting in a GFCI receptac...

Creativity will not go unnoticed- Chimney repairs East Wenatchee Home Inspection Services It is one of the items that is so common… it is a Chimney without a rain cap. Chimneys should have a proper rain cap to protect the flue from moisture and animal entry. Chimneys are exposed to the element 24/7, and like many items need maintenance and protection from the ravages of Mother Nature.   So it was not wasted on this home inspector that sometimes creativity will not go unnoticed. Here we have a homeowner who obviously saw the need for proper protection of their chimney. So what does anyone do when you have a need and possess some “out of the box thinking skills”? You find a creative solution to the problem at hand. So imagine this homeowner, he/she looks up see what is happening to their ...

East Wenatchee Home Inspector finds Termites!   While performing a home and pest inspection in East Wenatchee home I came upon a colony of subterranean termites. As a pest inspector I always enjoy the finding of causes of an issue I notice during the home inspection. This is not always the case. During the inspection while evaluating the front room of the home I was aware of some sponginess in part of the floor. I suspected some type of structural damage but was unsure of the cause.  You have to make notes of areas of concern to make sure to evaluate that area thoroughly from all possible sides.   It is now time to enter crawlspace. I snake my way through the cobwebs and debris in a sweeping manner I always use to inspect all locations that I can safely get to. I sound the wood as I go ...

I was informed last week that I won a pricing contest.Late last summer my business partner and I were out on our weekly (new listings) tour when we came across an old farmhouse in East Wenatchee built in 1909.  It was kind of a cool old house with 4 bedrooms, 2 baths, and 2432 square feet of living space and sat on a decent sized lot (.34 acres).  It had been updated, but not overly so.  It was comfortable but not fancy. The listing agent was having a pricing contest.  It was listed at $289,900 and she wanted us to put our business card in a bowl, with our guess at what the home would ultimately "close" at.  The winner would get a gift certificate to the local restaurant of their choice.I don't know what the other agents were guessing but I put $245,000 on my card and entered the contest...

I last reported on the homes for sale and sold activity in the Briarwood subdivision in East Wenatchee in early August of last year.  Briarwood is one of the most popular neighborhoods in East Wenatchee and homes sell fairly quickly there.  Last year homes sold within 30 - 150 days from the listing date.  Generally speaking, the higher the price the longer the days-on-market period.  Just as a point of interest, for the homes listed with "Briarwood" street addresses, the higher the number, the higher the elevation and the better the view.  Briarwood runs from west to east up the hill.  The other streets (Holly, Hannah, Huntwood, Harrington and Clarissa) mostly run north and south and views are not as prominent. Here is a list of the 3 current active listings of homes for sale in Briarwoo...
