The South Capitol Neighborhood in Olympia is immediately south of the State Capitol campus - so when legislature is in town, many people notice the blocks of beautiful vintage homes.  These homes range in size from very small to quite large; and also vary in how much, if any, restoration/renovation work has been completed.  So when they are on the market for sale, the prices vary considerably as well.   Right now there are 11 homes listed for sale in our MLS.  The starting point, pricewise, is a one bedroom, one bath home of 672 square feet listed at a price of $167,700.  At the other end of the spectrum, there is a 6 bedroom, 3.5 bath home with 3288 square feet and it's list price is $519,900.  The median list price right now is $349,000 and the median square footage is 2483. Olympia's South Capitol Neighborhood consists of over 400 well preserved homes, varying in styles from the English cottage look, Spanish style, to Victorian and Craftsman. In 1991 the entire South Capitol Neighborhood was listed on the National Register of Historic places.   The decline in home prices throughout Thurston County and in Olympia has not spared the South Capitol Neighborhood, but due to the uniqueness of this neighborhood, the pricing pressure is not as extreme as in other communities.
