Port Orchard Attic Bedrooms and the Mattress Solution

I live in a 1941 Cape Cod Cottage style home.  I fell in love with its charm and old world character.  It was a “flip” back in 2006.  The home had only 2 owners, the family that built it and then the woman that lived in it from 1944 until 2006 when it was updated and sold.  The home is small looking from the outside but boasts a huge 2340 square feet on 3 different levels.   There is also a one car garage with shop area that isn’t included in the sq ft.

The main level was most likely the only finished level when the home was built.  Luckily this home didn’t go through any remodels so the original home was just brought back to shiny with the flip.  The main level still boasts the original floors, hand-plastered walls, and window spaces (windows were upgraded).  We converted the original fireplace to a wood stove type insert.  Keeps the fireplace character but becomes more practical.  There are still archways and all of the molding and doors are original.

The attic area was finished off in 2006.  There is carpet and new moldings and doors.  There are two bedrooms, an office area and a sitting area up there.  I fell in love with the over-sized bedroom, but not so much with the small closet so I converted the other smaller  bedroom into a walk-in closet.  When we moved in the queen size bed barely fit and the queen box spring had to be cut in half and then re-assembled once up stairs.  The triple dresser with mirror wasn’t going to fit so it had to stay in a bedroom on the main level.  I knew I would need to purchase a new bedroom set if I ever wanted to make the master feel like a master suite.

Lots of older homes with that awesome attic space usually have a very awkward type staircase leading to it.  I am lucky in that the stairs are of normal size and the ceiling after the landing is full sized.

I found a bedroom set that was more sleek than what I had and I knew not to purchase the triple dresser only the chest of drawers, because I knew they would fit up the stairs.  So I purchased several.  I decided to purchase a King sized headboard and knew that it would fit up the stairs, the issue would be the King-sized mattress and box springs.  I decided to do some research and figure out how to get a King bed up to my favorite room in the house.

King-sized box springs are really two over-sized single size so that worked, and there are of course several other types of platforms you can purchase that are easy to move.  But what was I going to do for a mattress.  I thought about a foam mattress but I just don’t like those.  Then while doing some price checking I went to the Mattress Ranches‘ website.  I was really only looking to price check and see what types of mattresses they sold when I saw a photo for a video about a “Roll pack Mattress”.  I clicked and watched and thought – WOW! that would work!!

A couple of days passed and then we went into the store in Port Orchard/Gorst.  I thought I would have to sacrifice quality for this product but we were able to choose a mattress that we really liked.  Watch this video!  You can take these mattresses home in your car!!  Well, we used a pickup.  I knew this mattress would fit up the stairs!! It DID!

So now my master bedroom is actually just like the vision I had in 2006!  There is a King-sized bed up there!!  Everyone said it couldn’t be done, but I did it!

Thank you Mattress Ranch!!

Not a bad time to purchase a home in Port Orchard, Washington. Prices are down, interest rates are at an all time low you might want to look at what it means to you.

What do these numbers mean? Is it a good time to buy? Is it a good time to sell. It all depends on your individual situation. I would rather buy in a buyers market and I would rather sell in a buyers market if I have to buy another home with the proceeds. I am a fan of the NORMAL market – everyone can feel more comfortable and real estate transactions are not as stressful.

Sellers: How to Price Your Home (its not rocket science, but you need some data)
Jo Soss | Designated Broker West and South Puget Sound (Homefront Realty)

Have you ever sold a car before? You wanted to make sure that you received the best possible price along with a quick sale, right? What did you do to find that information out? You did some research. I bet you went to the Kelly Blue Book site and entered in your cars information and bam you had a figure based on the information you entered.

Home sellers

Of course you can do that today with internet sites such as Zillow and Trulia, but how accurate are these sites? They are only as accurate as the information that has been plugged into them. At their best they are still "guesstimates". Do you want to "guess" at the selling price of your home? NO! You must contact a local real estate broker who is familiar in the market your home is located in.

Remember that all markets are local and the best way to get that dialed in data to set your price is to contact a local real estate broker for the current market stats. You need to ask the real estate broker to discuss the following items with you:

  1. Current median sales prices.
  2. Days on market for the homes in your neighborhood, to include active, pending and sold.
  3. What is the recent list to sales price ratio.
  4. How many homes have sold in your neighborhood in the last 90 days, 120 day, 180 days.
  5. Are there any homes that are pending in your area.

Remember the local real estate broker can provide you with the most accurate market data and counsel you on the best price for your home's market condition. You want to price your home to sell for the highest price in the quickest amount of time. Let the real estate experts provide you with your data and make your research easy.

Port Orchard Best Buy Home of the Week
Anthony Sideris

Best Buy Home for Sale Port Orchard

Port Orchard Best Buy Home of the Week

This week’s Best Buy Home for Sale is in the Manchester community of Port Orchard, WA.  Actually, this week’s best buy as well as last week’s best buy was supposed to be in Silverdale, WA, however I was not able to identify real estate in Silverdale which I feel is a screaming good deal. I try to rotate the best buy selection between Gig Harbor, Key Peninsula, Port Orchard, Bremeton and Silverdale (along with the price range), but I decided not to pick a home in Silverdale just for the sake of having a Silverdale home in the mix if it was not warranted. Last week’s best buy home was in Gig Harbor and this week’s best buy home is in Port Orchard, located at 2544 Alaska Avenue E, Port Orchard, WA 98366, which is actually in the community of Manchester.  This Manchester home has 3 bedrooms, 2.75 baths, 3,382 square feet and was built in 1998.  The home is situated on .19 acres and has fantastic views of Mount Rainier, the Puget Sound, Seattle, Blake and Vashon Islands.  This home was first listed last July at $479,900, was later reduced to $439,000 and reduced again last month to its current list price of $385,000.  The home’s assessed value is $464,230.  Some of this home’s features include hardwood floors, vaulted ceilings, a large great room, central air, gas fireplace, jetted tub in the master bath, and plenty of deck to enjoy the view on during the summer.  What earns this Port Orchard home a Best Buy Home of the Week rating is its price value for waterview property in Manchester.  This Port Orchard home, as well as previous Best Buy Homes in Gig Harbor, Port Orchard, Bremerton, Silverdale and Key Peninsula, can be seen on our Healthcarehomebuyer.com website at the following link Gig Harbor Best Buy Home and on my personal real estate website gigharbor-realestate.com at the following link Best Buy Home Gig Harbor.
