Question:
My husband and I have a condo in Redmond WA. We are under a lot of financial pressure and like to explore a possibility to have my sister - she is not an American citizen and do not leave in USA, but she is interested in investing in USA – to take over our mortgaged and have as renters. What will be the must financially and legally effective way of doing this?
Can we add her on the mortgage and then do a quit clime. Is the lender (Country wide) would agree on having her to take on the mortgage? Is this is going to be a wraparound mortgage or it is going to be new mortgage? If it is new is it considered a sell and taxes needs to be played and how she can calcify for it and what interest?

As an update to a previous post, details are now in on the First Time Home Buyer Credit in the Economic Stimulus Bill (formally called The American Recovery and Reinvestment Act of 2009). The bill was signed into law on Tuesday, February 17th.
