The latest statistics from the U.S. Census Bureau show a
significant increase in new home construction starts by home
builders. 2009 was the low point in the real estate industry
for new construction starts, and the market has been slowly gaining
steam every year since.
This past month we saw a 2.3 percent increase in starts for new
homes across the country. Compared to the same month in 2011,
total new starts for residential real estate nationwide are up 24.5
percent, a huge jump for a single year.
From the Inman News Report:
Builders started construction on new homes
and apartment units during August at a seasonally adjusted annual
rate of 750,000, up from 733,000 in June and 581,000 a year ago,
the Census Bureau said.
Single-family housing starts were up 5.5
percent from July to August, to a seasonally adjusted rate of
535,000, representing a 26.8 percent increase from last August and
52 percent above the tally's March 2009 bottom of
353,000.
Housing starts have been rising on an annual
basis since September 2011 and are now 57 percent above their
trough in April 2009 -- 478,000 -- according to census records
dating back to January 1959.
Builder confidence ticked up for the fifth
month in a row in September, reaching its highest level since 2006,
the National Association of Home Builders reported this
week.

Selling a home in the winter? Most homeowners list their home in
the Spring, as the majority of sales happen in Spring and Summer.
If the home hasn't sold by the end of November, it's yanked off the
market for 3 months and relisted in March.
So, why list a home for sale in the winter? There are some
unique advantages to being one of the few homes available during
the winter months.
1. Less Competition
There are far fewer homes on the market in the winter, so a buyer
who is looking in your neighborhood is far more likely to visit
your home. The majority of sales may happen in the warmer months,
but the low winter inventory may make your home just as likely to
sell.
2. Only Serious Buyers
People are busy during the holidays. They don't go for long weekend
walks to open houses or frivolous all-day pleasure showings with
their agents. If a buyer is in the market during the winter, they
are serious about buying in the short term.
3. Homes Show Better During the Holidays
This is purely opinion, but many people find a holiday-decorated
home to feel more inviting and warm. Home owners pay more attention
to their home's interior condition when they are decorating. Don't
overdo it, of course.
4. January is the Biggest Transfer Month
More corporate moves/relocations happen in January than any other
month of the year. Relocating buyers are looking for a home that's
available immediately.
5. Timing
Getting a home under contract during the winter allows you to start
searching for your next home as the new Spring listings are coming
online.
6. More Attention
Real Estate agents have fewer listings during the winter, and
therefore more time to devote to your listing. Marketing, web site
syndication, and general exposure should improve with the
additional focus on your home.
7. The Current Market
Interest rates continue to reach historical lows. There's no
guarantee of when they will begin to rise, but the current state
makes your home more affordable than ever to buyers.

Sales of luxury real estate in Seattle have been strong all
summer long, and continue to outpace 2009's sales of luxury homes
in a big way. July had 31 sales of homes over $1 million and 5 home
sales over $2 million. This is in comparison to last July's sales
of 23 and 2 homes, respectively. Sales in the summer of 2010 have
repeatedly outperformed 2009 by 30%-50% in the $1 million-and-up
range.

Sales in the $2 million and up range are up 200% vs. last year,
with 18 home sales reported in this range between April and July.
While prices have taken a hit on many high-end homes, many sellers
of luxury real estate have made realistic price adjustments on
their listings and have gotten this market moving back in the right
direction.
With the expiration of the tax credit, we've seen a large dip in
total sales nationwide, but that affects the luxury real estate
market much less than other market segments, as the tax credits are
very small inducements at these prices. The greater economy and
employment markets will continue to weigh on the luxury market, but
it seems that luxury bargain hunters are starting to come out of
the woodwork.
