The four new high-performance City Cabin homes in Seattle’s Columbia City detached garages are wired for electric charging stations.  The single car garages are large enough to house the new 196 inch Tesla S.

The median list price this week in the Columbia City neighborhood  is $275,000  is unchanged from last week’s $275,000.   Inventory and days-on-market are both trending higher recently.  However, the improving  Market Action Index (MAI see below chart)  implies some increased demand will temper the negative trend.

Supply and Demand

Home sales in the Columbia City area have been exceeding new inventory for several weeks.  Since this is a Buyer’s market prices are not yet moving higher as excess inventory is consumed.  However, as the supply and demand trends continue, the market moves into the Seller’s zone, and we are likely to see upward pressure on pricing.

The median list price this week in the Columbia City neighborhood  is $275,000  is down from last week’s $296,500.   Demand measured by the Market Action Index (MAI see below chart)  is increasing and days-on-market is holding steady. With more properties coming available, conditions are mildly positive. 

Supply and Demand

Home sales in the Columbia City area have been exceeding new inventory for several weeks.  However prices have not yet stopped falling.  Since the market is already in the Seller’s zone, expect prices to level off very soon.  Should the sales trend continue expect that prices could climb from these levels.
