The new high-performance City Cabins have a Tesla sized garage

The four new high-performance City Cabin homes in Seattle’s Columbia City detached garages are wired for electric charging stations.  The single car garages are large enough to house the new 196 inch Tesla S.

 Excess housing inventory being consumed in Columbia City

The median list price this week in the Columbia City neighborhood  is $275,000  is unchanged from last week’s $275,000.   Inventory and days-on-market are both trending higher recently.  However, the improving  Market Action Index (MAI see below chart)  implies some increased demand will temper the negative trend.

Supply and Demand

Home sales in the Columbia City area have been exceeding new inventory for several weeks.  Since this is a Buyer’s market prices are not yet moving higher as excess inventory is consumed.  However, as the supply and demand trends continue, the market moves into the Seller’s zone, and we are likely to see upward pressure on pricing.

Living in Columbia City

 Seatle’s Columbia City home sales exceeding new inventory, prices falling

The median list price this week in the Columbia City neighborhood  is $275,000  is down from last week’s $296,500.   Demand measured by the Market Action Index (MAI see below chart)  is increasing and days-on-market is holding steady. With more properties coming available, conditions are mildly positive.

Home sales in the Columbia City area have been exceeding new inventory for several weeks.  However prices have not yet stopped falling.  Since the market is already in the Seller’s zone, expect prices to level off very soon.  Should the sales trend continue expect that prices could climb from these levels.

Median List Prices in Columbia City Inch Up

The median list price this week in the Columbia City neighborhood  is $290,950  up slightly from last week’s $285,950.   Inventory is up and the Market Action Index (MAI  see chart below) is trending down recently.  While days-on-market  appears to be trending lower, the overall conditions are weakening a bit.

The market  Market Action Index (MAI) has been trending lower for several weeks while prices have remained relatively stable. If inventory continues to grow relative to demand  however it is likely that we will see downward pressure on pricing.
