The latest stats on the Seattle area's
real estate market show some big shifts in home sellers'
confidence. As the market continues to recede in terms of the
number of homes available for sale, sellers are raising prices in
anticipation of more buyer competition.
Asking prices for homes in the Seattle market increased 13.1
percent year-over-year in February, according to a recent report by
Trulia. That's a significant shift, and goes along with the
increase in closed sales prices which is hovering around 10 percent
right now.
At the same time, there has been a 38 percent reduction in
inventory. This constriction on the market is causing some of
the unanticipated velocity in home price appreciation. From
Inman News:
Asking prices of homes listed for sale on
real estate portal Trulia.com in February were up from a year ago
in 90 of the 100 largest U.S. metros, according to a monthly report
from Trulia released today.
The
report, which covers roughly 4.5 million for-sale and for-rent
properties listed on Trulia through Feb. 28, showed asking prices
up 7 percent from a year ago, and growing by a seasonally adjusted
1.4 percent from January to February -- the biggest
month-over-month gain since the housing recession began.
Despite these asking price increases,
inventory will remain tight throughout 2013, said Trulia's chief
economist, Jed Kolko.
"The
inventory turnaround depends not only on how fast prices are rising
today, but also whether prices have been rising long enough to
encourage homeowners to sell and builders to build," Kolko said in
a statement.

The lights of Downtown
Seattle are fabulous at night and the streets are fairly safe in
most places. Normal common sense should be observed just as when
you are anywhere, but overall, I have never had cause to be overly
concerned. I do tighten my grip on my purse from time to time, but
Seattle enjoys a relatively low crime rate when compared to other
urban areas of the country. It is one of the reasons why the
Downtown Seattle is so livable!

The number of homes for sale in the Seattle area has been dwindling
for the past year. We've reported month after month that
there were more homes being sold than those coming on the market.
It seemed that sellers would soon come out of the woodwork,
realizing that there was little competition from other sellers and
that buyers were eager to purchase.
That simply hasn't happened yet. The number of homes for sale
continues to drop, and the masses of frustrated buyers continue to
increase. This past month, the NWMLS reported just 1.39
months of housing supply in King County. Real estate analysts
usually point to a number around 5-6 months of supply as a
"balanced" market, or one that is fairly even for buyers and
sellers. It points to a healthy number of available homes but
no oversupply.
I can't remember ever hearing of shortage of homes for sale this
severe, and certainly not when there are so many eager buyers in
the market. The number of competitive, multiple-offer
situations has become so large that we expect it on almost any
transaction. If a home near the major metros in the Puget
Sound region is priced correctly and prepared for the market, it is
now a better than 50/50 chance that it will
sell in less than one month.
I'll repeat that for effect. 60 percent of homes being listed in the
major job centers of the greater Seattle area are selling in one
month or less.
It's true that some home sellers may be underwater, or have other
financial issues that are holding them back, but that's a fraction
of the market. Some sellers think that they might just "wait
it out until the market comes back."

market is back.

There’s a spot on Interstate 5 when you’re heading
northbound into downtown Seattle. The Space Needle shows up next to
the Smith Tower and appears as if it’s right downtown amongst all
the other buildings.
I discovered this view one day when I was stuck in traffic
on the morning commute and became obsessed with getting a good
photo of it. So many things had to be synchronized just right, the
morning light, traffic had to be backed up at just that point with
no trucks blocking the view, and there’s only a second to click off
a couple of shots.
This took me about a year and a half and several hundred
shots to finally capture the view and get an image I could work
with.

I love taking digital photos and playing with them in some
graphic tools on my PC to render it into a manipulated drawing.
Then I go in and free hand it to add or erase. When it looks the
way I want I print it out and use colored pencils or markers or
paint it using watercolors. Then I take a photo of the painting or
scan it depending on the image size and turn it back into a digital
format so I can do the final touch up one the colors, contrast,
shadows, and saturation etc.
Needle and Towers was done with a little bit of all of the
above techniques. I’m going to have it printed on canvas so I can
hang it on a wall in my dining area. Can't wait to see how it turns
out.

The Smith
Tower...
I have been in love
with the Smith Tower for quite sometime.
Built in 1914, It was
the first and biggest skyscraper on the West Coast for the longest
time. It is Art Deco and iconic and just wonderful. Death Cab For
Cutie's frontman Benjamin Gibbard reminded me again and rekindled
my love with his release of "Teardrop Windows" off his latest solo
release. I had to go visit this beautiful building
again...
Going to visit this
iconic Seattle landmark
Did you know that there
is an observation deck
at the Smith Tower? Cheaper than the Space Needle and complete
with the only remaining manually operated elevator on the West
Coast, it is an incredible view over Pioneer Square with sweeping
views of the Sound and Downtown Seattle.
The
Smith Tower is truly a Seattle landmark. It should be on the must
do list for everyone who lives here and also for visitors from out
of the area. If you invite your out of town guests to do the
Underground Tour (which I recommend), then you should definitely
take them to the top of the Smith Tower as well.
Other
misc... The elevator will let you out in the Chinese Room which is
adorned with beautiful wood carvings and furniture that was a gift
from the Chinese Empress of the day. It is a great venue for
weddings and other events.
There
is office space available in the Smith Tower, but contrary to what
is circulating out there, there are no current plans in place for
upscale condos. The Smith Tower has recently gone through change of
ownership because the former owners defaulted on the loan, but all
tenants have been able to stay there and there are some pretty
amazing spaces available right now from what I could see. I will
have to look up some of the specifics, but was told as a curious
"tourist" $30/square foot which is pretty reasonable for the area.
I think I might look into that as a very cool place to put a
Downtown Seattle branch - yes?
