Condos for sale in Green Lake in Seattle, WA have always been a consistently popular market.  From early 2011 to early 2012 the number of sales was up about 5% while the inventory has continued to remain relatively low for the amount of buyers wishing to relocate to the area, creating a positive environment for sellers.  However, if you are looking to buy, you will find that quality condos for sale in Green Lake can sell quickly and often with multiple offers pending, driving prices upward.  So even with median prices dropping over the last year, the market is still competitive for buyers and sellers.

 

When I did a search for condos for sale in Green Lake below $250K forty-six properties came up, 21 of which are currently in foreclosure or short sale status.  Obviously this market holds a lot of opportunity for prospective buyers; it’s actually possible to procure a condo for sale in Green Lake right now for under $140/square foot!

 

Green Lake is a very popular neighborhood in north-central Seattle, surrounding the lake and park it is named after.  Along with 2.8 miles of pedestrian paths surrounding the lake, it was also home to a fun piece of history: the Green Lake Aqua Theater. It was built in 1950 for the first Seafair in order to house an attraction called the Aqua Follies and their "swimusicals," a combination of aqua ballet, stage dancing, and comedy. The stage was also host to a jazz festival, popular performers such as Bob Hope, two plays, and a special presentation of the Aqua Follies with 100 performers.  A 1969 concert by the Grateful Dead revealed that the grandstand was crumbling and dangerous however, and in 1970 the theater was dismantled.

 

Real estate in Green Lake has remained popular because of the local attractions surrounding the lake, ease of access to parks, and quality and local infrastructure there.  In the summer, Green Lake itself is very popular and attracts people from all over for swimming and boating.  Today many forms of motor-less boats, including sailboarding, pedal boats, rowboats, skiffs, and canoes, are commonly seen on the lake.  Because of all these solicitous options for activities, beautiful surroundings and even through minor ups and downs in real estate, there will always remain consistency and popularity in the market of condos for sale in Green Lake.

If you are looking to buy a house in Seattle (and thinking about completing the pre approval process) and you do not have extenuating circumstances when it comes to the variables that make up a mortgage application (e.g. credit, employment, assets, etc) that could be a real reason to delay moving forward with a complete pre approval process (e.g. credit pull, financial documentation gathering, etc)… then it is in your best interest to complete the pre approval process.

Of course, you will want to complete the pre approval process, preferably, with someone you trust and want to work with. But, as a Seattle home buyer, keep in mind that you are not bound to work with a lender just because you completed a pre approval with them. Sometimes, working through the pre approval process will give you more insight into what working with the individual (lender) will be like; this understanding can help reaffirm your desire to work with this lender, or dissuade your decision to work with a lender consequently.

You want to complete a pre approval with someone that is going to explain your different options when it comes to mortgage products, programs available to your unique scenario (i.e. MCC program through WA State, etc), and someone you can speak candidly with about your scenario, expectations, etc. With that being said, I know the pre approval is a bit of a step to take when thinking through the home buying process in Seattle, but if you are serious about buying in the next six months to one year, completing a pre approval is a step I strongly encourage you to take.

When you have completed the pre approval process, you will have a foundation of what you are looking to achieve form the financing side of the transaction and will allow you to move forward confidently into the home searching/buying process. Also, only after a loan officer completes a pre approval for you, can they truly then send you (the buyer/homeowner) a set of expectations that can be counted on when it comes to closing costs, eligibility, terms, etc. Call me anytime with questions.

Dealing with an appraisal that comes in below what the sales price is on the PSA or what was expected for a refinance transaction to work is so incredibly frustrating.  We can put all the blame we want on the new HVCC system and there is no question is can be brutal at times.  I understand the concept and function of the appraisal management company and have made sure to have my agents pull comps for me, or in extreme cases get an appraiser’s opinion of value that is not on our preferred lender list that is enlisted with our HVCC appraisal management company to set some sort of expectation on value before costs are incurred, etc.  One of the biggest issues now (which was part of the reason for set up the HVCC system to begin with) is our lack of communication with the appraiser.  This is a major issue, mainly on refinances, when we need only $5,000-$7,000 more in value to make a refinance transaction able to be completed that will save the homeowner a significant amount of money (from the monthly cash flow payment perspective, and throughout the short, medium and long term breakeven perspective). 

A deal closing that betters the mortgage position of a home owner and saves them significant money, versus a deal not closing (and costing the homeowner’s the cost of the appraisal that is not useful to them, or requiring them to bring in more money to meet LTV requirement thus reducing their liquidity reserves) because of a value that is only ~$5,000 less than what was needed, is ridiculous – especially, when this “specific” appraised value that the appraiser came up with is solely based on their educated opinion, and this opinion of value can easily swing slightly, or significantly (as we all have seen) in either direction depending on who (the individual appraiser) appraises the property. 

There is just no way that an appraiser can give a specific value for a property, because it is only their opinion - why have we not figured out a Range based on a Significance Level that is a part of each appraisal.  For example, a possible scenario would be if the appraiser appraises the property at $230,000, but the appraisal carries a variable significance level of +/- 2% (or more; maybe this percentage would be based on the specific market area: county, city, etc).  

So, in this scenario you would have a range of $225,400-$234,600 that you could use when calculating your LTV for financing, etc.  However the appraisal range scenario would work out, it baffles me on how we have not subscribed to this type of valuation system yet, because there can be too much riding on a specific value that is based on one persons opinion.
