3rd quarter sales in the  Innis Arden, Richmond Highlands  and Richmond Beach remains strong

2012’s 3rd quarters closed real estate combined sales in Innis Arden, Richmond Highlands and Richmond Beach are the second best within the last 5 years.  This year’s 3 quarter total 30 sales is just one behind 2009 total of 31 closed sales.

The year-to-date total (YTD) of 77 closed sales for Innis Arden, Richland Highlands and Richmond Beach are the highest YTD within the last 5 yrs with the next closed being 31 in 2007 & 2011.

Housing inventory for Innis Arden, Richmond Highlands and Richmond Beach has proven to someone cyclical within the last 5 years, with inventory levels shrinking beginning in early Fall  followed by an upward trend starting in January.

There are so many things to consider if you want to buy your first Shoreline Washington home with somebody else. What if one party no longer wants to own the house, wants to sell and the other one isn’t ready yet? What if there is a sudden emergency and one party can no longer work or is unexpectedly let go from his place of employment for one reason or another? These situations can easily arise from time to time and the best way to handle them is by implementing some basic principles and rules before any official signing takes place.

 

When one party wants out

 

What would happen if one person no longer wants to have a part ownership in the property? Can they sell their percentage of the property to another person?

 

Yes they can unless it is specifically mentioned in the paperwork. One thing that can be done is to allow the co-owner that will be remaining on the property a chance to buy out the other co-owner's part of the Shoreline home. There may be other provisions that may be allowed depending on what part of the country you live in. It is best to contact a real estate agent to find out more details.

Moving can be a very stressful time, to say the least, but there is one thing that you can do to really take a lot of the frustration out of your Shoreline move. You can de-clutter well before moving time to reduce the load being moved and to make things a lot easier on yourself.

Moving is the action of packing up your valuables and possessions and then moving them to your new place. A lot of people confuse this action with organizing. They are, in fact, two completely different cycles that need to get done before the move takes place. Trying to do them both at the same time is a major cause of moving stress.

 

Organize beforehand

Most Shoreline waterfront homes are on high bluffs over the Puget Sound, as was the most recent sale. 

A 3,180 square foot home on the high bank waterfront of Innis Arden was sold on the last day of June for $1,317,000.  It's a significant sale for the area, with a strong sales price for most of Shoreline outside of The Highlands or Llandover by the Sound.

This home is a mid-century modern home with walls of West-facing glass to capture the sunsets.  It was on the market for a few months in 2010, and then came back on the market this spring and sold after just 51 days.  The final sale was at 94% of the final list price.
