Question: Hello. My question is somewhat similar to one asked on 1/12/09 regarding assurances that my offer was actually submitted to the bank owning the REO property by listing agent. I made a very reasonable cash offer through my "buyer's agent" on a REO that was rejected the following morning. Property is in the Midwest, bank owning it is in CA. Same day that cash offer was rejected I made another offer, this time with financing and over the asking price. It's has been 10 days now and no answer. I am OK with the wait but it made me wonder if my cash offer actually was submitted considering the difference in response time. I do know that there are several offers now (according to the listing agent). I am also wondering now what is really the advantage of working with my own agent (only when it comes to REO properties, aware of the work and repairs needed, etc). Let's say REO asking price is 100K.
Someone makes an offer on it using the listing agent at full price (100K). Commission to listing agent: 6K. I make an offer with my
agent for 120K. Commission to listing agent: 3.6K. So what incentives does listing agent have on really pushing my offer through if he is bound to make almost half as less on it? And assurance are there that my offer was really submitted. Very confusing to me that such a thing is not in place. Thank you.
