After more than two decades of researching, writing and speaking that I hope that I am accepted as one of the leading visionaries on change and business trends in the real estate industry. 

I have penned 15 Books, Whitepapers and Reports including the 1998 Amazon.com bestseller, Real Estate confronts Reality (1997), the sequel Real Estate confronts the Future (2004) and since 2005 the annual Swanepoel TRENDS Report.  The 2009 edition (160 pages) was published on February 5, 2009. My academic accomplishments include a bachelor's in science, a master's in business economics and diplomas in arbitration, mergers and acquisitions, real estate, computer science and marketing.

Definition of a Trend
A generic term used to describe any consistent pattern or change in the general direction of a stock, a market or an industry that over the course of time causes a statistically noticeable change.

Fad or Trend
It is sometimes hard to distinguish between a "Fad" and a "Trend, " between those events that will have longevity and substance compared to those that will fizzle out and fade away. Identifying a trend is not an exact science but rather an art based on facts, patterns, change and time.

What Constitutes a Trend?
Trends are generally not products and services nor are they the companies that deliver them. They are instead the concepts, beliefs or philosophies - the fundamental reasons that often cause a market to change direction. Trends are more often than not interwoven with one another and one trend often encapsulates part of another.  Trends are frequently born as a result of other events that have changed or shifted a paradigm, allowing the evolution of a new trend.

Trends in Real Estate
Some trends in the real estate industry evolve internally to meet a specific need while others develop when new products or solutions are created to solve problems that may or may not exist. Many times a successful trend in another industry spills over into the real estate industry and after trial and error it is adopted.

Many new trends do not make it to the Top 10 Trend list. The following factors are taken into consideration when evaluating trends:

•      Origin of the concept or trend
•      The driving force behind it
•      Its lifecycle and maturity
•      The industry demand or need for the result
•      Its growth pattern
•       Its potential impact on the industry
