First off, Thank You so much for taking the time to consider me as your agent as well as giving me an opportunity to gain your business.

Hello my name is Sunny Singh and I have been in the Mortgage Industry since 2002. I love what I do, and couldn't see myself in any other field. I have done everything from the ground up. I started in the Marketing Department then quickly moved up to Jr. Loan Officer with a Mortgage Bank, then to a Loan Processor, then an Underwriter, and finally a Sr. Loan Officer. I have done it all and have seen almost everything there is to see in this business.

I started my career working for Diablo Funding Group in San Ramon, CA. I worked with some of the biggest named Top Producing Agents in CA, these were no amateurs. I got a chance to study their techniques and strategies on how to achieve the best rates and structure loan packages when I was just fresh out of college.

In 2003, I was recruited to work for California Financial Group, also known as CFG, in San Ramon, CA. I was working with Sr. Loan Officers that were making almost seven figures a year. I learned almost everything I know today from my years spent at CFG. Along the way I made some great friends, and also earned awards for as a Top Producer. CFG had a sister company, Wholesale America Mortgage, which allowed us to bank loans and also be able to originate in almost all 50 states. This was great because it allowed me to be able to stay interested by talking to borrowers in other states. I was not limited to where I could lend, so this gave me the ability to close double digit loans consistently almost every month. I moved up in this company until I became a Manager and had my own team. In 2007 I decided that I needed to be off on my own. I had learned all that I could learn at CFG and was starting to plateau in my career.

After CFG, I became a Branch Manager for a small brokerage firm here in the East Bay. I learned how to Underwrite loans, and I held First Time Home Buyer Seminars in my local community college which taught potential homeowners everything they needed to know before purchasing their first home. I am presently working with a Direct FHA & Fannie Mae lender and everyday is a new adventure in this market.

Through my years, I have seen a lot of changes with this market and I have funded all types of different loans. I have done tons of Conventional, Jumbo, FHA, Reverse Mortgages, USDA, Hard Money, and Commercial. A lot of agents come onto forums and announce that there niche is everything under the sun in efforts to obtain as much business as they can. I have plenty of business already, and I want to be as overly honest as possible, so I wont do that. My niche is Conventional + FHA Purchase and Refinance. This is an active buyers market so purchases are everywhere, and with the new HARP 2.0 loans refinances are being allowed on loans owned by Freddie Mac/Fannie Mae with unlimited LTV! 

Before Mortgages, I attended college at Cal State Hayward University where I studied Criminal Justice, I also went to Las Positas college where I studied business. I received my degree in 2004. My father worked for the Oakland Police Department and my mother worked for the Post Office as a window clerk. Since a lot of my family is in Law Enforcement in the Bay Area, I originally thought that I would become a Police Officer but then my fathers coworker opened up a Mortgage office and needed an assistant. This was my entry into the Industry, this is how I started working for Diablo Funding. I come from a very humble Punjabi family and we have always resided in the Bay Area, CA.

What I Bring To The Table For Referral Partners

I specialize in working with Builders Realtors/Sales and First Time Home Buyers. Most of my business is Conventional + FHA Purchase and Refinance. My expertise lies in my ability to be able to bring a comfortable easy going loan closing process to a potential home owner. Its not all a transaction, in my opinion, its someone life, someone who is buying a home for the very first time or refinancing their most valuable asset in their portfolio, their home.

99.9% of my business comes from Referral Sources (Past Clients I provided excellent service, Realtors, CPA's, Financial Planners + Advisers, and most importantly Past Clients I provided excellent service to) I know I repeated myself there in the end, but its truly the bloodline of my business today!

I don't want to sound cliche, and I don't want to come on here and say what everyone else says. "Oh, my business is purchases...give me purchases...you should give me purchases...UHH" That is soooooo typical, why should someone "give" anyone business.

In an attempt to be the complete opposite of those agents, my motto is this..."LET ME EARN YOUR BUSINESS"...You decide for yourself, whether you are a Builder, Realtor or a borrower, you read this and ask yourself if I am being genuine, if the answer is no then so be it, but if you believe I am then come join my team.

What I can promise is that I am "Old Fashion". What I mean is, I still heavily believe in the old, if you send me a client then I will do my best to send you a client. We all have to work together to turn things around in our industry, and slowly repair this economy. I will also close your purchases in a timely manner, I offer a 15 day close guarantee on full packages, if it doesn't close in that time frame, I will cover all Lenders Fees for the client.

What I Offer Home Owners and Home Buyers

I am not a greedy person, nor do I think charging too less to get more volume is the way to go. Lets be honest here, you as a consumer want the absolute best deal possible, sometimes too good of a deal. I think this comes from a image that has been painted about Loan Officers or Realtors, the Real Estate Industry in general, making too much easy money. That image was true, when the market was flawed with crazy loan programs and even crazier short period increasing values. Realtors had buyers who would buy a home and then sell the same home for $100,000 more sometimes within a 6 month period. Mortgage Brokers had borrowers refinancing every 4 months because rates were dropping, and Banks were structuring low to no down payment loans or neg am loans which would pay 3% on the loan amount. No Income had to be verified, No Assets had to be verified, and sometimes No Job had to be verified!!!

This was a crazy "pretend" market, and either your brother, cousin, friend, boss, neighbor, high school gym teacher, pretty much anyone was doing some form of Real Estate in those times. This just isn't the case anymore.

Because of that crazy time, and I will have to admit it is all a blurr for me, there has been utter chaos in our economy and housing market. In hindsight, this might have been the best thing to ever happen...Why? Because now there are stricter policies and guidelines in place. There are tougher licensing requirements. Not just anyone can be a Loan Officer anymore. You need to pass the NMLS licensing and also have a DRE license. There are still those who work for Banks that are FDIC insured that do not require licensing at all, but try to deal with them and you will soon find out how educated they are in regards to programs and products.

 

My POINT is, its hard to be in Real Estate these days. There is much more involvement in the process, and if something is missed it could be the end of your deal. You have to be a master of your craft.

Lets say, your Mercedes Benz was having major issues, and you went to a Mechanic who specializes in Mercedes autos and he/she was a quoting $2000.00 but offered excellent service, speedy fix, and a warranty. Then you go to a part time mechanic who is good but primarily doesn't really specialize in Mercedes, he/she just wants to work on whatever they can get, and they quote $1800.00 but there is no customer service, its going to have to get worked on the weekends because they have a regular job, and there is no guarantee of workmanship, but you saved $200.00. Which would you choose? The person who does this all day every day, or the person who saves you $200 in closing costs.
