Short Sales

I am sure by now everyone has heard of the term Short Sale, but how many people really know what that means. Simply, A sale of a house in which the proceeds fall short of what the owner still owes on the mortgage.   Many lenders will agree to accept the proceeds of a short sale and forgive the rest of what is owed on the mortgage when the owner cannot make the mortgage payments. By accepting a short sale, the lender can avoid a lengthy and costly foreclosure, and the owner is able to pay off the loan for less than what he owes.

It is very important when considering a short sale on your home to hire the right Realtor with the knowledge and experience to complete your short sale. We have closed several short sales and have an exceptional assistant who has personal contact with every bank.

How much is it going to cost? NOTHING! You pay nothing to short sale your home! That's right, nothing! The bank pays the Realtor commissions and any past due liens that may be on the deed. You stop making payments and live for FREE in your home until it gets sold!

How long does it take? The Short Sale process may take up to 6 months to complete. Each bank negotiator has hundreds of files to deal with. Within the first week you should have an offer and submit the complete package to the bank. If you have no offers during the first week then the home was over priced and needs to be reduced. The one thing to always remember is the bank has the final say on what price the home should sell for. Not the owner and not the Realtor.
