HI Folks,

Well, I guess you could call it a senior moment or something. Our five children have graduated from college, have journeyed out into the entrepreneurial arena, and/or are married and now starting their own families, ventures and adventures.  Two of our five children, Scott and Janeene and my lovely wife Janis are very aggressively and successfully, I might add, taking " On The Level General Contractors Inc",  the business I founded  in 1987, to new heights.  Hence, I now find myself basically un-employed.  So at 61, I have been cast into the surf as they say.

Realizing that I'm not much of a golfer or fisherman and inasmuch as I can only do so much surfing, walking the sandy beaches with Janis, riding my bike around town, or globetrotting, I have been searching for a challenging and exciting endeavor in which to focus my abundant energies.  Thus, an epiphany. I  have been a stakeholder in this beautiful part of the world for most of my life and I know the sacred surf breaks pretty well.  So I decided to become a Realtor, thinking it might come in handy for something, somewhere, someday when Walla.....it happened www.surferspointresort.com

One evening I had the opportunity to break bread, drink fine wine and Sake and share in some delightful Asian cuisine, philosophy and discussion with the President and Developer of "SURFERS POINT Resort" Dan Reedy.  Well, need I say more?  I closed the first deal of my new venture by convincing  Dan to allow me to join his team and present this "Shared Ownership Residence Club" opportunity to anyone who has the desire to embark on the great vacation opportunities that await on the beautiful beaches of North San Diego County. "Shared Equity Ownership Club" vs "Timeshare"

A traditional "Timeshare" is usually part of a large scale development effort and is generally attached or affiliated with a major hotel or resort chain or vacation property conglomorate.  There generally tend to be hundreds if not thousands of owners and they typically only offer 1 week shares although purchasing more than 1 week is not unusual.  Trading your Timeshare with major trading organizations like Interval International (II) or RCI to other timeshare properties of like nature is a common practice and allows an owner the opportunity to experience many different travel experiences. However, owners can become frustrated and even disillusioned to find that they often experience difficulty trying to secure favorable accomodations when drifting away from their primary property. If you do not plan to use your Timeshare and do not desire to trade it you may deposit it with your resort for future use or you may even rent it out yourself.  Because of their size and multitude of owners many of the amenities i.e. the pools, spas, golf courses, recreational assets, etc. can often become subject to overcrowding and extensive maintenance issues. 

A "Shared Ownership Residence Club" by contrast tends to be much more upscale, intimate, and private with many more aminities i.e. concierge services including, shuttle and limosine transportation to and from airports, resturants, shopping malls and include luxury spa, swimming pool, beach, skiing and golf packages and services .  Ownership usually involves the purchase of at least 4 weeks.  These weeks are usually spread out during the year.  The most fair and popular way to schedule is on a rotation basis which means all owners have an equal access to the various seasonal changes as they occur.  Surfers Point Resort sell their shares on a 1/12 ownership basis.  This transelates to a 48 week per unit year thus resulting in a 4 week surplus for each condo which is available to the owners on a space available basis.  Additionally, the club vis a vie the owners (HOA) owns a 7 unit hotel on the property.  The revenues derived from the hotel go into the HOA fund thereby lowering the overall impact of the annual maintenance and operational expenses.  This also allows the owners even more usage as the hotel rooms are also available to the owners on a space available basis. At Surfers Point Resort we will provide transportation to and from many of the local surfing and diving beaches as well as providing surfboards, windsurfers, diving gear and related beach equipment.
