The Stage Coach provides Home Staging Services for Homeowners, Realtors, and Builders in the Austin Area. Whether you have issues with color or clutter, too much empty space or cramped quarters, having your home Staged by an Accredited Staging Professional (ASPTM) can help give your home that extra edge needed in the Austin/Round Rock Metro Area Real Estate market. With a surplus of homes available, and the option of customizing a new home, the average homeowners face serious competition when their house goes to market, and they need every tool available to them so their house will sell.
Finding a new home can be tiresome and stressful, so when a potential buyer walks through the front door, it is vital they feel comfortable in the surroundings and not feel like they just walked into a stranger's home. Most home purchasing decisions are emotional, so our goal is to have each Staged Home immediately draw emotions out of prospects. You have no idea if your home is the first the buyers have seen, or the thirteenth, so it is imperative that showing the house grabs them and makes them feel at home.
At The Stage Coach, we have the resources and means needed to convert existing homes into a house that is desirable and marketable to a greater number of buyers. Many times, homeowners are not capable of separating their Home (think: stuff) from their House (think: property). We aim to shift the focus from the owners' "stuff" to the "property" and permit the architectural features of the house to be more noticeable than the contents. And by taking what homeowners have, mixing in some of what we have, and adding a little sweat equity, the result you see is a finished product: a more marketable home. This is what Staging is all about.
Areas of Expertise
The Stage Coach takes a practical approach to Staging that we call the "Fix It" approach. Each house is a Home Improvement Project, and it is our job to Fix It up, within the time and budget allowed. Each and every house is going to require different attention in order to get it prepared for sale. Most will need a thorough cleaning. Some may require the talents of a professional contractor for repairs. All houses have potential and having us Stage your house will help focus on the potential so that it appeals to the largest number of buyers.
Remember: just because you have lived in your home, does not mean "Lived In" has to be a liability when you go to sell your house.
The Home Staging services provided by The Stage Coach start with a consultation for the homeowners or the Realtor. Every home is going to be different, thus every consultation requires a visit.
Our Home Staging Evaluation visit is the basic consultation: a meeting with the homeowners, and Realtor if they wish, where we tour the house and discuss elements that require attention. This is an open discussion that normally lasts between one and two hours. We will generally ask many questions so we can discover the mindset of the homeowner. We will take pictures in every room, and we take notes as we go. At the conclusion, The Stage Coach will provide a short list of target items requiring attention by the owners. Additional services are available from here and owners will be given the option to receive quotation for these services.
Our Written Consultations begin the same as the Walk Through, but at the end of the meeting, we schedule a follow up. At the next meeting, a proposal is presented providing a plan of Home Staging work to be completed, room by room, and then prioritized. By breaking down the Staging work that needs to be accomplished, we can focus our resources on servicing any distracting features, accenting the positive elements, and at the same time offer owners a chance to save by doing some of the work themselves. Additionally, we will provide estimates for what we would charge to complete the work, provide furnishings, and supply home accents as part of the Written Consultation.
If the items detailed in the Written Consultation prove to be too much for the homeowner to handle, The Stage Coach is available for on site work. Arrangements can be made in blocks of time, or in groups of tasks from the written plan.
Existing homes are not the only market for Home Staging, as newly constructed and re-constructed homes are often in need of Staging as well. By bringing in essential furnishings and Staging the rooms, we can draw attention to the features of the home. Many buyers are unable to see how their furnishings would fit in an empty room, especially when all rooms are empty since there is no reference point for them to compare. Proposals for vacant homes start with a visit, some measuring of rooms, and picture taking. We will later deliver a formal written proposal outlining the estimated cost of providing furniture and vignettes for each room.
