Waukesha County,Wisconsin makes for a peaceful and wonderful life. The seasons make everything fall into perspective. People are friendly, they take the time to talk to one another and get to know them better. Life is short, and I have learned that every moment should be enjoyed. Often it is not unusual to see my trusted therapy dog Lars driving around with me. I actually think my customers and clients favor him some days. Lars is just a normal dog now, but he still draws the attention. My son Spencer gives him a run for his money. I get up in the morning loving what I do for a living, and at night I feel the same way. Waukesha County has a quality of life that is unparalleled. It's proximately to Milwaukee County and other outlying counties makes it a pleasant commute for work. Waukesha County is unique in the fact that it has many lakes and parks that offer a good time for anyone to enjoy. The history that exists in Waukesha County is truly amazing.
The City of Waukesha was originally occupied by the Pottawatomie Indians until settled by early Americans. The City was always well renowned for the quality of water it had. Many believe the water had many medicinal remedies. Spring City as Waukeshawas originally known as had many spa and natural springs. The Springs were abundant. Many such as Bethesda,Roxo, Horeb, Arcadian, White rock, and more are legendary. Many are gone now but there are still remnants of old spring houses.
The City of Waukesha was the original home of the White rock bottling company. The company has since moved but in the early days the water in Waukesha was bottled by the White rock bottling company and sent all over the globe. An interesting bit of trivia ia that the modern day version and concept of Santa Claus was to be a product of the Coca Cola comoany. In fact it was the original thought of the White rock bottling company and was later adopted by the Coca Cola company.
The City of Waukesha is also the birth place and early childhood home of Les Paul. Les Paul changed the whole concept of music by inventing the electric guitar. With out Les Paul's invention music would not have turned out some of the greats as ity has today. The Les Paul museum in Milwaukee houses many original artifacts that were conceived by Les Paul. This was a true genius and is still actively playing today in his club in New York. He currently resides in New Jersey. Many of his works can be known as Gibson Les Paul customs, but his work is a direct reflection in all electric guitars. He is also credited with many original sound recording devices as well.

In 2006, Money magazine ranked Waukesha 36th on the list of the "100 Best Places To Live",in the United States. In 2007 America's Promise ramked Waukesha one of the 100 Best Communities for Young People" in the UNited Statets.
By 1846 the area incorporated as the villiage of Prairieville. On FEbruary 8,1847, the villiage changed it's name to Waukesha and in1896, incorporated as a city. Over the years, many believed, incorrectly, that the origin of the name of the city was an Algonquin word meaning "fox" or "little foxes," thought it is actually an Anglicization of the Ojibwe proper name Waagoshag
or the Potawatomi name Wau-tsha. Wau-tsha(sometimes written as Wauk-tsha or Wauke-tsha) was the leader of the local tribe at the time of the first European settlement of the area. This is confirmed by accounts of Increase Lapham, an early settler and historian of the region. According to Lapham, the word for "fox" was pishtaka. Cutler also told visitors about Wau-tsha, who was described as "tall and athletic, proud in his bearing, dignified and friendly."
Waukesha was once known for it's extremely clean and good-tasting spring water and was called a " spa town." This earned the city the nicknames, "Spring City," and "Saratoga of the West."
According to author Kristine Adams Wendt, in 1868 "colonel Richard Dunbar, a sufferer of daibetes, changed upon the medicinal properties of what he jater named the Bethesda Spring while viewing a parcel recently purchased by his sister. Testimonials found a in Dunbar brochure of 1873 proclaimed the miraculous benefits of Bethesda Mineral Water for persons suffering from all manner of urinary tract and bladder problems, diabetes,Bright's disease, torpid livere, indigestion, chronic diarrhea, dropsy and "female weaknesses"among others. Wendt reports that by 1872, "area newspapers carriend amounts of a cummunity ill equiped to handle it's new popularity among the suffering multitudes. The semi-weekly Wisconsin(MIlwaukee) of July 31,1872, reported that fully 500 visitors are quartered in hotels and scattered in private rooms here, seeking benefit from the marvelous waters.......
Among those visitors was Abraham Lincoln's widow, Mary Todd Lincoln. She visited Waukesha in the summere of 1872, still mourning the death of her son Tad the previuos year. The former first lady stayed at the Hubbard boarding house and according to contemporay accounts, "was all in black, with full skirt to the dress which was very long... Poor Mrs. Lincoln carries a heavy heart, and she is much of the times in tears.
The "healing waters" were so vavlued that a secret pipeline was dug between the city of Chicao so that they could be enjoyed by visitors to the 1893 Columbian Exposition. This is absolutelu ridiculous statement. Waukesha is 90 miles NNW of Chicago and building a secret pipeline without many booster pumps is simply immpossible!IT Apperas an attempt was made to build a secret pipeline out of the city limits to steal spring water by a chicaagoan, but aroused citizens drove off the workers as soon as they got off the train.
Richard W. Sears, founder of Sears and Roebuck, may have been attarcted to Waukesha by the waters. In failing health,Sears retired from business in 1908, according to The New York Times,"spent his time on his great farm near Waukesha." In 1914, Sears died in Waukesha of Bright's disease leaving an estate estimated at $20 milliom.
Over the years, the natural springs have been spoiled by pollution and a number gone dry.

and later the nuclear equipped Hercules warhead The HUrcules provided a similar nucleur capability as that of the atobic bomb dropped on Nagasaki in World War II. What our clients and customers are saying at www.buying.com
Over the years we have had the chance to work with some pretty remarkable people and have enjoyed their company. We were fortunate enough to have found for them, or have sold them a property. The wonderful thing about this Industry is the people that work in it. I have met some of the most giving and compassionate individuals in many different Real Estate companies. It never ceases to amaze me how giving and how talented they are. I am fortunate that I have went on to become good friends with them, or have them as Mentors. Realtors are, in my eyes, people that like to be around people. When I talk to other Brokers and Salespeople about their careers and business you can see the spark in their eyes, and the smile is ever present. I have met some very decent individuals in my line of business, and I am proud to be associated with them. Helping new found friends with their Real Estate needs has taken many different roads, and may have started with a newly married couple bursting with pride in the thought of purchasing their own home. Time went by and they moved up to have a larger home with more room to grow. Eventually, the cycle moved on and it meant yet another move with more dreams, and I was fortunate to help them again. It may have been selling that single family home when the children grew up only to find them another property.
It may have been a Commercial building, or perhaps a business. For each dream, goal, and aspiration,we stood ready and able to help them reach their destination.
We have also helped customers and clients selling and finding them investment properties; small and not so small.

Use a Buyer's Agent
It's important that you choose an experienced agent who is there for you. Your agent should be actively finding you potential homes, keeping you informed of the entire process, negotiating furiously on your behalf, and answering all of your questions with competence and speed.
First, find an agent who represents you and not the seller. This is beneficial during the negotiation process. If you are working with a buyer's agent, he or she is required not to tell the seller of your top choice. In addition, he or she is also focused on getting you the lowest asking price.
Also, when you use a buyer's agent, you will see more properties. Not only are they plugged into their Multiple Listing Service, but also they are actively finding homes that are listed as FSBO, or homes that sellers are thinking about listing.
Getting a Legitimate Lender and Getting Pre-Approved
It used to be that buyers could go house shopping and when they have found their dream home, then they go to get pre-approved. However, in today's market, that has proven to be one of the least effective methods in landing the dream home.
Most lenders can pre-qualify you for a mortgage over the phone. Based on general questions about your income, debt, assets, and credit history, lenders can estimate how much mortgage you qualify for. However, being pre-qualified and pre-approved are different things. Pre-approval means that you have applied for a mortgage; you have filled out the mortgage application, received your credit report, and verified your employment, assets, etc. When you are pre-approved, you know exactly what the maximum loan amount will be.
A pre-qualified letter is not verified and in essence, does not count for much if you are competing with other buyers who are pre-approved. When you are pre-approved, you and the seller know exactly how much house you can afford. It gives you credibility as an interested buyer and lets the seller know immediately that you will qualify for a loan to buy their property.
In addition to being pre-approved, it's important to be pre-approved with a legitimate lender. Legitimate lenders include: banks, mortgage bankers, credit unions, savings and loan associations, mortgage brokers, and online lenders.
Some lenders to avoid: those who lose a form or misplace a file, those who gather information from you in an unorganized manner, those who are not informed about interest rates, points or costs, and those who cannot provide you with the right information.
Build a Plan of Action and Get Ready
Buying a home will probably rank as one of the biggest personal investments one can make. Being organized and in control will contribute significantly to getting the best home deal possible with the least amount of stress. It's important to anticipate the steps required to successfully achieve your housing goal and to build a plan of action that gets you there.
Before you can build a plan of action, take the time to lay the groundwork for your decision-making process.
First, ask yourself how much can you afford to pay for a home. If you're not sure on the price range, find a lender and get preapproved. Preapproval will let you know how much you can afford so that you can look for homes in your price range. Getting pre-approved helps you to alleviate some of the anxieties that come with home buying. You know exactly what you qualify for and at what rate, you know how large your monthly mortgage payments will be, and you know how much you will have for a down payment. Once you are pre-approved, you avoid the frustration of finding homes that you think are perfect, but are not in your price range.
Second, ask yourself where you want to live and what is the best location for you and/or your family. Things to consider:
*convenience for all family members *proximity to work, school *crime rate of neighborhood *local transportation *types of homes in neighborhood, for example condos, town homes, co-ops, newly constructed homes etc.
Hot, Normal, and Cold Markets
Hot Market -
This is an extremely competitive market, one that is advantageous to the seller. Sometimes, homes will sell as soon as they are listed or even before homes are listed. Typically, during a hot market, multiple offers will be made on each home and more often than not, homes will sell for more than their asking price. It is even more crucial to be prepared and to be ready as a buyer when the market is hot. It can be easy to get caught up in the bid for a home, but if you are prepared (pre-approved, solid in price range, realistic about your needs), it is easier to remain focused on your housing needs and price range.
Normal Market -
In a normal market, there is fairly a large number of homes available and an average number of buyers. This market does not necessarily favor the buyer or the seller. A seller may not have as many offers on their home, but he or she may not be desperate to sell either. Again, it is the buyer's responsibility to be prepared. During a normal market, the chances to negotiate are higher than in a hot market. As a buyer, you can expect to make offers at lower than the asking price and negotiate a price at least somewhat less than what the sellers are asking.
Cold Market -
In a cold market, houses may be listed for more than a year and the prices of houses listed may drop considerably. This market is advantageous to the buyer. As a buyer, you have the time to make an offer that works to your best interest. It is not uncommon to low-ball and to find that sellers are accommodating to meet your needs. Keep in mind that even though this market is a great time for buyers, you do not want to lose your dream home by being unrealistic. Your goal is to get your dream home at the best possible price.
Importance of Inspection
As a buyer, you are entitled to know exactly what you are getting. Don't take for granted what you see and what the seller or the listing agent tells you. A professional home inspection is something you MUST do, whether you are buying an existing home or a new one. An inspection is an opportunity to have an expert look closely at the property you are considering purchasing and getting both an oral and written opinion as to its condition.
Beforehand, make sure the report will be done by a professional organization, such as a local trade organization or a national trade organization such as ASHI (American Society of Home Inspection). Not only should you never skip an inspection, but also you should go along with the inspector during inspection. This gives you a chance to ask questions about the property and get answers that are not biased. In addition, the oral comments are typically more revealing and detailed than what you will find on the written report. Once the inspection is complete, review the inspection report carefully.
You have to demand an inspection when you present your offer. It must be written in as a contingency; if you do not approve the inspection report, then you don't buy. Most real estate contracts automatically provide an inspection contingency.
